Runny Meade Estates Introduce
Located at 13 Downing St in O'Fallon, Missouri, Runny Meade Estates is presented within the context of "RV parks near me," although it primarily functions as a mobile home park offering long-term residential living. Individuals seeking affordable housing options within town limits in the St. Charles County area might find Runny Meade Estates relevant to their search, even if initially looking at RV parks for longer stays or as a transition. However, it is crucial to consider the recent resident experiences detailed in online reviews before making any decisions regarding this property.
The available customer reviews present a mixed picture of Runny Meade Estates. One review describes a severely negative experience involving the property manager, Tammie Purtle. The reviewer alleges a dangerous encounter where the manager purportedly tried to run them over with her car following a discussion about a broken water main. Additionally, this review states that the resulting yard damage from the water main break remained unaddressed for over two weeks. The reviewer strongly advises against recommending Runny Meade Estates and characterizes the manager as a "nightmare to work with." This account raises significant concerns regarding property management responsiveness, resident safety, and the handling of maintenance issues.
In contrast, a second review offers a more balanced perspective. This reviewer acknowledges that Runny Meade Estates can be an "ideal place to live if you want to live in town at an affordable price and your ok with living in a mobile home park." This highlights the potential advantages of the community in terms of location and cost of living within the O'Fallon area. However, this reviewer also points out a significant limitation: "this place is not suitable for large breed dogs due to fences are prohibited." This pet policy could be a major consideration for individuals or families with larger dogs. Despite this limitation, the reviewer concludes by stating, "Overall this park one of the better mobile home parks in the St. Charles County area," suggesting that, aside from the pet policy, the park may have other positive attributes compared to its competitors.
Considering these reviews, the environment at Runny Meade Estates likely offers the typical layout of a mobile home park with individual lots for manufactured homes and internal roadways. The affordability mentioned suggests that it might be a more budget-conscious option within O'Fallon. Its in-town location is also a potential environmental advantage, offering convenient access to local amenities, services, and transportation. However, the negative review regarding the unaddressed yard damage from the water main break indicates that the upkeep of individual lots or common areas might be inconsistent. The prohibition of fences could also impact residents with pets, limiting their ability to provide secure outdoor space.
The services at Runny Meade Estates appear to have both positive and negative aspects based on the reviews. The affordability suggests that basic utility hookups (water, sewer, electricity) would be provided, with residents likely responsible for their individual usage. Waste management services would also be expected. However, the negative review raises serious concerns about the responsiveness of management to critical maintenance issues, such as the broken water main and the subsequent cleanup. The alleged behavior of the property manager also suggests potential issues with resident relations and the provision of a positive service experience. On the other hand, the second reviewer's overall positive assessment implies that standard services are generally in place and satisfactory for many residents, aside from the pet policy.
The features of Runny Meade Estates present a mixed bag:
- Affordable In-Town Living: A key feature highlighted by one reviewer is the affordability combined with a convenient location within O'Fallon.
- Long-Term Residential Sites: The park offers sites for manufactured homes, catering to long-term residency rather than short-term RV stays.
- Proximity to O'Fallon Amenities: The in-town location likely provides easy access to shopping, dining, schools, and other local resources.
- Pet Policy Limitation: A significant feature, and potential drawback for some, is the prohibition of fences, making it unsuitable for large breed dogs according to one reviewer. The specific regulations regarding pets (size, breed, number) would need to be verified.
- Potential Management Issues: The severely negative review raises concerns about the property manager's conduct and the responsiveness to maintenance needs.
- Overall Positive Assessment (with caveats): Despite the pet policy, one reviewer considers it "one of the better mobile home parks in the St. Charles County area," suggesting other positive features not explicitly detailed.
Promotional information for Runny Meade Estates would likely focus on its affordability and convenient in-town location within O'Fallon. Potential promotional aspects might include:
- Highlighting Affordable Living Options: Emphasizing the cost-effectiveness of living in Runny Meade Estates compared to other housing options in the area.
- Showcasing the Convenient Location: Promoting the easy access to O'Fallon's amenities, schools, and transportation links.
- Targeting Individuals Seeking Long-Term Residency: Focusing on the stability and community aspect of mobile home park living.
- Potentially Downplaying or Omitting the Pet Policy: While a significant factor, promotional materials might not prominently feature the restrictions on large breed dogs and fences. However, prospective residents with pets should inquire specifically about these policies.
- Attempting to Counter Negative Perceptions: If the management is aware of negative reviews, they might emphasize positive aspects of the community and management in their promotions.
- Providing Contact Information: Clearly stating the phone number, (636) 351-3200 or +1 636-351-3200, for inquiries.
- Potentially Offering Move-In Specials: Incentives for new residents to choose Runny Meade Estates.
To obtain the most current and accurate information about Runny Meade Estates, including detailed pet policies, management practices, and any promotional offers, interested individuals should contact the park directly using the provided phone number. It would also be prudent to inquire about the water main break incident and how such maintenance issues are typically handled.
In conclusion, Runny Meade Estates in O'Fallon, MO, offers an affordable in-town living option within a mobile home park setting in St. Charles County. While one reviewer considers it a better option compared to others in the area (with the caveat about the pet policy), another provides a deeply concerning account of management behavior and unresolved maintenance issues. Prospective residents should carefully weigh the potential benefits of affordability and location against the reported negative experiences. The restriction on fences, particularly impacting large breed dogs, is a significant factor to consider. Contacting Runny Meade Estates directly at (636) 351-3200 or +1 636-351-3200 for detailed information and clarification on management practices and pet policies is strongly recommended before making any decisions about residency.

Runny Meade Estates Reviews
Horrible place. The property manager Tammie Purtle, tried to run us over with her car after trying to talk to her. After our water main broke. It's been over two weeks and they left our yard a mess. I wouldn't recommend. She has been a nightmare to work with.

Jun 02, 2019 · James ChaneyI have lived here for almost 9 years. I've never had any problems except with the neighbor. I took care of it myself, but if it wasn't resolved, then I would've gone to the manager. Some people don't take responsibility for their own actions and it shows. If you abide by the rules (like you have to anywhere) and not show your butt, you'll make it a great place to live. The lot rent is reasonable, the management is strict, but that's what keeps the place nice and livable. There's nothing wrong with that! It's a nice, quiet neighborhood. I gave it 4 stars because there are some improvements that need to be made, but they say they're in the works.
May 15, 2024 · Amy BarnesBought a home there then applied for residency. We had decent credit and great incomes (more than 5x the pad rent). Very quiet friendly type. Was denied due to my rental history. Then offered 3-6 months of pad rent up front as a sign of good faith that we can easily afford it. Not felons or sex offenders of any kind either. Still said no then tried telling us to sell trailer. Now we're pulling it because they lost our respect. Could've even potentially given them more money but they wanted to be stubborn. Wanted to live there but after seeing some of the people and learning about the manager's spies around the neighborhood, no thanks. I have kids and wouldn't recommend this place to anyone anymore. Horrible experience.
Jul 21, 2017 · Sean HinkleVery lovely park I would love to live there myself. The nicest park manager I have ever met she was just wonderful.
