The safety in this community I would say is a 8/10. So that is great! We have lived here for 4 yrs and every yr the LOT rent goes up by a lot! We pay close to $900 and that is so crazy!! There is no real amenities. There is a park which is great, but there is no turf shade so we hardly go! They have a pool but it is extremely strict where you cannot even enjoy yourself and the pool hrs suck! I do feel safe here, but it is VERY expensive and they are extremely strict and will give you a fine or notice for almost any little thing!! If you have guest over they expect them to park really far in the “visitor parking” or else they will enforce towing. So for it being almost $900 for us without even being able to do much here is seriously not worth it to me! You also are not allowed to move your home somewhere else unless it is fully “paid off” so consider that when buying here as well.

We checked a few properties out and before making a choice asked to see 1 final property. The final property was literally everything we were looking for. More than enough space in a newer modern build with new appliances and everything we could really want in a new place to start a new chapter. We are beyond excited to get fully moved in and are so grateful for the amazing girls in the office. They helped us make finding a new place smooth and so much easier than we thought possible.Highly recommend if your looking for a simple and easy going fresh start!!

But over years this place has just become trashy and the staff is useless.Loud mouth neighbors everywhere for one.Secondly, they send out notices for bogus things such as my patio furniture? When I drive around the neighborhood there's other yards CLUTTERED with crap.The lawn company has broke my ac wiring two times and refuses to fix it and the office just wiped their hands of it. Also heard that the lawn people have messed up sprinklers in other people's yard which is ultimately on the tenants water bill. A house near by has curse words spray painted all over their car yet my patio furniture is bad?? Parents will block your drive way to wait for the bus on STOP SIGN intersections.This neighborhood is trashy and unprofessional. If I didn't own the home, I would leave in a heart beat.

Nov 22, 2024 · Carlos Tristan JrWe came to live here because SaddleBrook is one of the last family-based communities in a college town being taken over by high rise apartment complexes. Overall they have been reasonable but lack in several areas. You can hardly ever get ahold of someone in the office besides just going in. I open my bill today with a lot rent of just a little over 900. INSANE. The rent to own program is pretty cool and gives otherwise life renters and option for ownership. We went that route in order to maximize options for when we leave the community. But they're not making it easy to stay here. They DON'T enforce policy on those breaking it and instead harass the ones who do. I get a notice if my grass goes two inches too high when a house down the way looks like a jungle with no forced mow. Back off. Neighborhood safety:7 out of 10, Crime?: mostly stupid kids bouncing basketballs off your roof and cars(tell your kids play in the park folks 😑), also ding dong ditching. It's not the best, just the lesser of evils in San Marcos.
