Sartell Mobile Home Park Introduce
Sartell Mobile Home Park is located at 106 2nd St S Office, Sartell, MN 56377, USA. For inquiries, the park can be reached at (320) 253-1363 or +1 320-253-1363. When users search for "RV Parks Near Me," particularly those interested in long-term living solutions or manufactured housing options, Sartell Mobile Home Park might appear as a potential listing. However, it's crucial for prospective residents to be fully informed about the community's reputation and operational style, as indicated by publicly available reviews.
The reviews offer a stark and consistent perspective on the resident experience at Sartell Mobile Home Park. They describe significant concerns regarding management practices, perceived overcharging for utilities, and a general atmosphere of fear and intimidation. One highly critical review states, "Don't get entrapped into living here. You are welcome right up to the time you sign your lease. From then in you will be walking in egg shells as management watches every move you make and sticks violation notices on your door when you are conveniently away." This reviewer also alleges that "The over charging of utilities is theft that can't be contested. If you do, you will be evicted. Retaliation is prominent and management controls tenants with fear and intimidation." Furthermore, this review mentions that the "place is, in fact, under investigation and a class action lawsuit is underway against this evil organization."
Another review echoes concerns about strict rules and perceived hypocrisy from management, stating, "Can't have kids toys in the yard or even a few leafs because 'it looks trashy' and then there's no trailers allowed on your property yet here the 'manager' of this trailer park be breaking the rules. Trashy yard and trailer."
Sartell, Minnesota, is a growing city situated along the Mississippi River, known for its community feel and access to urban amenities in nearby St. Cloud. The location of Sartell Mobile Home Park at 106 2nd St S Office suggests it is centrally located within the city, potentially offering convenient access to local businesses, schools, and services. The general environment of Sartell is suburban, with a mix of residential areas, commercial establishments, and natural spaces along the river.
While the geographic location in Sartell could be appealing for its proximity to city conveniences and the surrounding Minnesota landscape, the internal environment of the park, as depicted in the reviews, is reportedly marred by management issues. The mention of "kids toys in the yard or even a few leafs" being deemed "trashy" by management, alongside allegations of the manager breaking their own rules, points to a highly regulated and potentially contentious internal environment. This suggests that despite a potentially desirable external location, the day-to-day living experience within the park may be challenging due to management's enforcement of rules and perceived inconsistencies.
As a mobile home park, Sartell Mobile Home Park is expected to provide lots for manufactured homes, where residents typically own their homes and lease the land. Standard services and features in such parks usually include utility connections (water, sewer, electricity) to the individual lots and maintenance of common areas and internal roads. However, the reviews suggest that even basic services like utilities are a point of contention.
Based on the customer feedback, specific services and features that are highlighted, albeit negatively, include:
Strict Rule Enforcement: Reviews repeatedly mention strict rules regarding property appearance, such as prohibitions on "kids toys in the yard or even a few leafs." This indicates a strong emphasis on maintaining a particular aesthetic within the park, enforced through "violation notices."
Utility Billing: A significant concern is the "over charging of utilities," which residents reportedly feel unable to contest for fear of eviction. This suggests that utility management is a critical service, but one that is causing distress among tenants.
Management Interaction: The park features property management that, according to reviews, employs a style based on "fear and intimidation," and is described as "watching every move you make." This suggests a highly involved, and for residents, often punitive management approach. The alleged "retaliation" against residents who express dissent is a severe accusation regarding the nature of management-tenant relations.
It is important to reiterate that Sartell Mobile Home Park is a mobile home community, meaning it is set up for permanent or long-term residency in manufactured homes. While some "RV Parks Near Me" listings might include mobile home parks if they offer long-term RV lot rentals, there is no explicit information in the provided reviews to suggest that Sartell Mobile Home Park offers specific services for short-term RV camping or even clear policies for long-term RV parking. Prospective RVers seeking a long-term spot would need to verify directly with the park, but should also consider the broader implications of the management style highlighted in reviews.
Typically, promotional information for mobile home parks would focus on aspects like community, affordability, and amenities. However, in the case of Sartell Mobile Home Park, the predominant public information from reviews paints a picture that significantly contrasts with conventional positive marketing.
The reviews suggest a challenging living environment rather than a welcoming one. The phrases "Don't get entrapped into living here" and "Stay away from this place" serve as strong cautionary messages. The underlying themes are:
Lack of Tenant Rights and Voice: Residents allegedly face intimidation and fear of eviction for contesting issues, suggesting a power imbalance that suppresses resident agency.
Financial Concerns: Allegations of utility overcharging point to potential financial burdens beyond advertised costs, impacting the perceived affordability of living there.
Strained Community Atmosphere: While one review notes "a lot of good people that live in this community," it also laments that "alot of them don't have the nerve to stand up for themselves or the rest of the community." This suggests that despite the presence of good individuals, the overarching environment created by management may hinder a truly harmonious community spirit.
Legal Issues: The explicit mention of the park being "under investigation and a class action lawsuit is underway" is a critical piece of information that potential residents should be aware of, as it indicates significant ongoing disputes regarding park operations.
For individuals or families researching "RV Parks Near Me" or mobile home options for long-term residency, the information available online about Sartell Mobile Home Park points to potential significant issues. It is imperative for anyone considering this location to conduct thorough due diligence, including verifying the claims made in reviews, understanding their rights as tenants in Minnesota, and seeking legal advice if concerns persist. The reviews strongly suggest a need for extreme caution when considering Sartell Mobile Home Park as a residential option, emphasizing that the primary focus should be on the challenges highlighted by current and former residents, rather than traditional promotional benefits.

Sartell Mobile Home Park Reviews
Don't get entrapped into living here. You are welcome right up to the time you sign your lease. From then in you will be walking in egg shells as management watches every move you make and sticks violation notices on your door when you are conveniently away. The over charging of utilities is theft that can't be contested. If you do, you will be evicted. Retaliation is prominent and management controls tenants with fear and intimidation. This place is , in fact, under investigation and a class action lawsuit is underway against this evil organization. It's too bad, because there are a lot of good people that live in this community. But alot of them don't have the nerve to stand up for themselves or the rest of the community. I did. And I was eliminated. Stay away from this place and be Leary about other MHPs because they are all beginning to develop the same operating style which is based on greed and profits and has little or no concern about the people that live in these communities. It's sad but true.

Oct 23, 2022 · Raven GRIFFITHThe park is under New Ownership, read the agreement they want you to fill out. If you own your home, they have no right to take ownership of your home. They want to do a force of title so they can say it's theirs.
Jul 19, 2024 · HD SemperfiConnie is absolutely horrible, the management sucks. They take our money and use it on useless things making our rent payments higher, Connie and her mom (in law?) live rent free because we pay for it. They make our water bills higher because there is a water pipe leakage in the front of the park. I think the rules are unjust as Connie is a hypocrite.. "no bonfires" she had a bonfire,. "No fireworks on the 4th" her and her friend Tara had fireworks on the 4th.. "no unauthorized animals" she has/had unauthorized animals. "No weeds or things in your yard" Connie had boxes from things in her yard and weeds and uncut grass. If I could give this place a 0-5 I would. In the winters/springs the snow is plowed into our driveways, or pushed into the middle of the road making it impossible to get out of our driveways, and on multiple occasions the road wasn't even plowed, there was snow and ice making it impossible to even drive on the road. They would allow the snow to melt in the spring and then it would freeze up again into huge patches of ice. I would not recommend this place as a suitable living environment for anyone. You may as well be better off in an actual house rather than here, the prices are too high, and the whole management sucks. So please consider this review if you are a newcomer debating to live in such an environment as this. In all love - Valen
Oct 09, 2023 · Valen HThe location is nice but management is the worst. You’ll never find them in the office even at open hours. Calls are rarely picked up. Recently they installed some water meters and they did a terrible job to where half or even more of the park lost water. Now I have to pay out of pocket to fix it... when it’s clearly the parks fault.EDIT UPDATE: It happened again. Two days ago 2/2/2022, some guys were walking around my trailer, they knocked on my door and said they were going to "reset the water meter" or something like that. The water was working just fine until they came. Now I have no water for two days and I have to pay out of pocket again to get it fixed, And they wont admit to their fault. Take responsibility trash management.
