St Joseph Manufactured Home Community Introduce
St Joseph Manufactured Home Community, situated at the intersection of 1st Ave NW and Elm St, St Joseph, MN 56374, USA, functions as a residential mobile home park. While the query context mentions "RV Parks Near Me," it is crucial to clarify that this community primarily caters to long-term residents who own manufactured homes and lease the land, rather than short-term RV campers. As such, it operates as a permanent housing solution within the St. Joseph, Minnesota area.
The environment of St Joseph Manufactured Home Community, based on available public feedback, presents a mixed picture. The physical location in St. Joseph, a smaller community within the greater St. Cloud metropolitan area, offers a relatively quiet small-town setting. However, resident reviews highlight significant concerns regarding the upkeep and overall living conditions within the park itself. Comments such as "homes are falling apart" suggest a need for substantial property maintenance across the community. There are also mentions of issues with the quality of drinking water, described as smelling and tasting "horrible and red from iron," with high "impurities." These concerns paint a picture of an environment that may not consistently meet basic living standards for all residents, impacting daily comfort and health considerations. The feedback also implies a lack of readily available amenities or recreational facilities for children, with the statement "nothing for the kids to do," which could impact families considering the community. The overall atmosphere, from the perspective of these reviews, appears to be one where residents face challenges with the physical environment of their immediate surroundings within the park.
Regarding services, a mobile home community typically provides lot rentals, where residents own their manufactured homes and pay a monthly or annual fee for the land lease. This lease generally includes access to essential utilities such as water, sewer, and electrical hookups at each lot. However, the provided reviews indicate severe deficiencies in the provision and management of these core services. A consistent complaint revolves around "terrible management" that is difficult to "get ahold of." This lack of responsiveness is exemplified by a specific complaint of a "water leak that is their responsibility to repair for months that they have yet to repair." Such issues directly impact residents' quality of life and suggest a significant breakdown in maintenance services that are typically expected from park management. Furthermore, the removal of cable from lot rent with only a minimal decrease in fees, and consistent annual rent increases ($10-$20 a year), point to concerns regarding value for money and transparency in service provision. The reported issues with water quality, including its smell, taste, and color, and the presence of "impurities," indicate that a fundamental utility service may not be adequately maintained or treated. These service issues collectively suggest that residents may not receive the level of support and maintenance typically associated with a well-managed manufactured home community.
Key features of St Joseph Manufactured Home Community, based on the provided information, include its role as a residential site for manufactured homes. The park offers lots where residents can place their homes for long-term living. However, the negative reviews bring to light several concerning features. A significant feature, or rather a lack thereof, is adequate management responsiveness and maintenance, which has led to unresolved issues like water leaks. The issue of water quality, described as having iron and impurities, is a critical feature that directly affects residents' health and daily routines. The lack of amenities for children, as mentioned by a former resident, suggests that the community may not be well-equipped for families with younger members seeking recreational opportunities within the park. Furthermore, serious allegations about safety and community well-being, specifically concerning "people are selling drugs with little effort of making their activity and nothing is being done about it," point to a concerning lack of oversight and security within the community. While the park does provide a living space, these reported conditions indicate that the features contributing to a safe, comfortable, and well-maintained living environment may be significantly lacking or inconsistent.
From a promotional standpoint, St Joseph Manufactured Home Community's primary offering is simply providing manufactured home lots for residency in St. Joseph, MN. However, the overwhelmingly negative and severe reviews from former and current residents would significantly impact any positive promotional efforts. The consistent complaints about unresponsive management, neglected maintenance, poor water quality, escalating rents without corresponding service improvements, and serious safety concerns would likely deter prospective residents. For individuals or families searching for "Mobile Home Parks Near Me" in the St. Joseph area, it is imperative to exercise extreme caution and conduct thorough due diligence. This would include visiting the property, speaking directly with current residents if possible, and engaging with the park management to address the specific concerns raised in public reviews. Inquiries should be made directly to the park at (320) 251-4040 or +1 320-251-4040 to verify current conditions, management policies, utility provision, and any measures being taken to address the issues raised. Given the nature of the feedback, it is strongly advised that prospective residents obtain clear, written commitments regarding any repairs or improvements promised, and thoroughly review all lease agreements before committing to residency at St Joseph Manufactured Home Community.

St Joseph Manufactured Home Community Reviews
management is terrible can never get ahold of them, i have had a water leak that is their responsibility to repair for months that they have yet to repair, yet i am facing possible eviction for not complying with a list they gave me of stuff i have no hope of affording in the time given and much of what they are requesting is unreasonable!!! and should not be any of their buisness to begin with or are sudden issues in which have not been an issue in the many years ive lived there! hoping to resolve this all this with them but we will see!!!!
Aug 15, 2022 · gizmo gizmoThis place is a joke. 9 years living in this community made me happy to walk away form it and never look back. "Managment" for a lack of a better term is non existent, homes are falling apart and there is nothing for the kids to do. Cable was part of the lot rent was taken away with no more then a $10 decrease in rent not to mention rent goes up $10-$20 a year. Water smell/tastes horrible and red from iron! It contains so many impurities I would not let anyone drink it. If that's not enough People are selling drugs with little effort of making their activity and nothing is being done about it. It is a breeding ground the next drug kingpin.
Jul 06, 2020 · Amanda BurtonVery respectful and helpful management. Park is very clean and welcoming. My family was helped and guided through the whole process and we would definitely rate the management and park more stars . We recommend this for anyone looking for a home to settle with family !

Nov 11, 2021 · Robert SchmitzThis is a great place for a round of disc golf or a picnic. The new Pavilion is top of the line.
