Shady Acres Adult Mobile Home Park Introduce
Shady Acres Adult Mobile Home Park, situated at 16901 US-301, Summerfield, FL 34491, USA, is a mobile home community primarily catering to an adult demographic. While the platform category is "RV parks near me," it's important to clarify that Shady Acres is a mobile home park, focusing on manufactured homes for long-term residency rather than temporary RV stays. Individuals interested in this type of living arrangement can contact the park at (352) 410-4871 or via mobile at +1 352-410-4871.
Based on customer reviews, the environment at Shady Acres Adult Mobile Home Park presents a mixed and concerning picture. While the name "Shady Acres" might evoke a sense of peaceful, tree-lined living, the reality, according to some residents, appears to be quite different. One resident explicitly labels the place as a "slum," a strong indicator of perceived poor conditions. This negative perception is primarily attributed to issues with maintenance, particularly concerning common areas and rental properties within the park. The complaint highlights that the owner "doesn't want to pay anyone to keep rentals grass mowed," leading to an overall appearance that "looks like a slum." This suggests a significant lack of attention to general upkeep, which can severely detract from the living experience for all residents, even those who meticulously maintain their own properties.
Beyond the visual appeal, the environmental concerns extend to significant noise pollution. The park's location, presumably close to a highway, results in "constant hwy noise." Even more concerning is the proximity to "ridiculously close train tracks," leading to "3am cardiac every night you're there as the train flies thru and blaring the horn." This level of pervasive and disruptive noise, especially during sleeping hours, can severely impact residents' quality of life, peace, and health. For anyone seeking a tranquil environment, particularly in an "adult" community, this is a major drawback.
In terms of services and features, the information provided points to significant shortcomings and concerns regarding management practices. Residents who own their homes are expected to maintain their own properties, including mowing their own grass. However, the criticism is directed at the park owner's alleged failure to maintain rental properties and common areas, which negatively impacts the overall aesthetic and perception of the park for all residents. The core service of providing a well-managed and maintained living environment seems to be a point of considerable contention.
Furthermore, there are serious allegations regarding financial practices and management behavior. Reviews state that the owner "raises lot rent, doesn't put money back into park puts it in his pocket." This suggests a perceived lack of reinvestment in the park's infrastructure and amenities, despite increasing costs for residents. This can lead to frustration and a sense of being unfairly treated. Additionally, the management is described as "Bad/offensive/threatening" by a visitor, which is a highly alarming characterization. Such behavior from management can create a hostile and uncomfortable environment for residents and their guests, undermining any sense of community or security.
Regarding promotional information, the provided reviews offer a stark contrast to what typical promotional materials would highlight. Instead of positive testimonials, the feedback serves as a cautionary tale for prospective residents. There is no positive promotional language present in the provided information. The criticisms about the park looking like a "slum," the lack of maintenance, the constant noise, and the "offensive/threatening management" effectively counteract any potential positive marketing. For someone searching for "RV parks near me" or mobile home living, these reviews would likely deter interest rather than promote it. The "proof is in the looks of the place," as one reviewer states, suggesting that the park's current condition speaks for itself in a negative light.
The term "Adult Mobile Home Park" typically implies a community designed for a more mature demographic, often focusing on peace, quiet, and perhaps some amenities tailored to seniors. However, the reviews contradict the expectation of peace and quiet due to significant noise pollution. While individual residents might be "adults," the environment described does not align with the serene, well-maintained atmosphere often associated with such communities. This discrepancy between the park's implied designation and its actual reported condition is a critical point for potential residents to consider.
In summary, Shady Acres Adult Mobile Home Park in Summerfield, FL, based on available customer reviews, faces significant challenges regarding its environment, management, and overall living conditions. Concerns include poor maintenance of common areas and rental properties, leading to a "slum-like" appearance, and disruptive noise from a nearby highway and train tracks. Allegations of rising lot rent without reinvestment in the park and "bad/offensive/threatening" management further compound the negative perception. For individuals seeking a mobile home living solution, especially those who might initially search for "RV parks near me" and then broaden their scope, it is crucial to be fully aware of these reported issues. This objective overview provides a necessary counterpoint to any assumed positive attributes, urging extreme caution and thorough personal investigation for anyone considering residency at Shady Acres Adult Mobile Home Park.

This place is a slum.I own here. I mow my own grass. Keep up my property myself. The owner is a slumlord. Doesn’t want to pay anyone to keep rentals grass mowed. Looks like a slum. He raises lot rent, doesn’t put money back into park puts it in his pocket. Proof is in the looks of the place……
Jul 09, 2024 · Cheryl ConderNot fine with this place Bad/offensive/threatening management (was visiting), low quality repairs/materials. Not a great viewpoint, constant hwy noise, ridiculously close train tracks (yep, 3am cardiac every night you're there as the train flies thru and blaring the horn). Not recommended
Aug 09, 2021 · Wes GoodrichDO NOT go here. I do not live there. I am an outside observer who witnessed total discrimination, slumlord practices, unlicensed electrical work and intimidation of the elderly. So much so, no one will speak up out of fear of being evicted. Some trailors are unhabitable. He will evict someone and deny anyone who might buy an evicted tenants trailor, but refuse sale based on someones race and or intellectual level, as they may be smart enough to expose him. He will offer these poor people .50 on the dollar for the home he evicted them from as they would not be able to afford to relocate their home, due to lack og finances. I plan to get a social security ombudsmen involved in these elderly residents' rights. This is the most deplorable and inhumane treatment of Elderly residents (who are on a fixed income which restricts a relocation) and that man takes full advantage of that. He recently told a resident they COULD have an inflatable pool for their visiting grandchildren but they were not allowed to put water in it. I wirnessed a mans' electric hook up explode, and he had to fix it himself as he had no power, and when he asked the manager to have an electrician come out as to check the parks electric box hookup which melted the mans power cord, and he had to spend over $100 for a new hook up cord. The manager told him if he didnt like it he could pack up and move. Something needs to be done to save these poor ederly tenants this man has intimidated into silence with tyranny. They need help...I will find it!!! This man should be indicted on several charges of cruelty and neglect of the eldery residents and the park he is suppose to be running😠I am sending copies of this to:Social Security AdministrationAdult protection ServicesCity managerAnd the MayorThis needs to be addressed, now!!
