Sharpe's Pecan Estates Mobile Home/RV Park Introduce
If you are searching for "RV parks near me" or "mobile home parks near me" in the Denison, Texas area, Sharpe's Pecan Estates Mobile Home/RV Park, located on Sharpes Pecan Rd, Denison, TX 75021, USA, presents a dual-purpose option catering to both recreational vehicle travelers and those seeking longer-term mobile home residency. This introduction aims to provide local users with a detailed overview of the park based on the limited but contrasting customer reviews available.
One positive review highlights several appealing aspects of Sharpe's Pecan Estates. The customer describes the park as "clean" and notes its "beautiful landscape." These are significant factors for both short-term RVers and long-term residents, as they contribute to the overall comfort and aesthetic appeal of the living environment. A clean and well-maintained landscape can enhance the enjoyment of outdoor spaces and create a more pleasant community atmosphere. For those seeking "Texas camping" or a residential park with visual appeal, this feedback is encouraging.
The same positive review also mentions the park's convenient location, stating, "We're close to everything." This suggests that Sharpe's Pecan Estates benefits from its proximity to local amenities, such as shopping centers, restaurants, entertainment venues, and essential services within Denison. Accessibility to these conveniences is a key factor for both temporary visitors and long-term residents when choosing a place to stay or live.
Furthermore, the positive reviewer specifically acknowledged the park's management, stating, "Debbie and Harold are very nice." This personal commendation suggests a friendly and welcoming management team that contributes positively to the guest or resident experience. Positive interactions with park management can significantly enhance the overall satisfaction and sense of community within a park setting.
However, a starkly contrasting negative review presents a different perspective on the management of Sharpe's Pecan Estates. This reviewer advises that the park is "Not a bad place if you deal with the owner (male)," presumably referring to Harold mentioned in the positive review. However, they express a highly negative opinion of the "female owner," presumably Debbie, describing her in extremely unflattering terms. This reviewer's experience suggests potential inconsistencies or difficulties in dealing with different members of the management team.
The negative reviewer's strong and critical language indicates a significant level of dissatisfaction with their interactions with the female owner. While it's important to consider that this is a single, albeit strongly worded, opinion, it raises a red flag regarding potential management issues that prospective guests or residents should be aware of. The comment about the female owner's behavior and attitude suggests a potential for negative interactions, which could impact the overall living or staying experience at Sharpe's Pecan Estates.
The negative review also includes a somewhat dismissive remark, "Can't expect much else from a trailer park," followed by further negative characterization of the female owner. This part of the review reflects a potentially biased viewpoint based on stereotypes associated with trailer parks. However, the core of the complaint lies in the reviewer's negative experience with the female owner's demeanor and perceived attitude towards residents or guests.
Given these contrasting reviews, it is challenging to form a definitive picture of the overall environment and management of Sharpe's Pecan Estates Mobile Home/RV Park. One reviewer experienced a clean park with a beautiful landscape and friendly management, while another reported a highly negative experience with one of the owners. This discrepancy suggests that individual experiences may vary, or that there might be specific circumstances that led to these differing opinions.
Regarding services and features, the positive review mentions cleanliness and a beautiful landscape, implying that the park takes some pride in its upkeep and aesthetics. The fact that it operates as both a mobile home park and an RV park suggests that it likely offers essential utilities and hookups suitable for both types of accommodations. For RVs, this would typically include water, electricity, and sewer connections. For mobile homes, it would involve more long-term utility provisions and potentially lot rental agreements.
The proximity to "everything" in Denison, as mentioned in the positive review, suggests a convenient location that provides access to local amenities. However, the specific services and features offered within the park itself, such as laundry facilities, restrooms and showers for RV guests, recreational areas, Wi-Fi access, or on-site management offices, are not detailed in the provided reviews. To obtain this information, direct contact with the park management would be necessary.
Similarly, there is no promotional information available in the provided text. Details regarding lot rental rates for mobile homes, RV site fees, discounts for long-term stays, or any other special offers are not mentioned in the reviews. Interested parties would need to inquire directly with Sharpe's Pecan Estates for this information.
In conclusion, Sharpe's Pecan Estates Mobile Home/RV Park in Denison, TX, offers a location that is described as clean, with a beautiful landscape, and close to local amenities. One reviewer found the management (Debbie and Harold) to be very nice. However, another reviewer had a significantly negative experience specifically with the female owner, describing serious concerns about her demeanor and attitude. For local users searching for "RV parks near me" or "mobile home parks near me," it is crucial to be aware of these mixed opinions regarding the management. While the park may offer a pleasant physical environment and convenient location, potential guests and residents should consider the reported issues with the female owner and perhaps seek to interact with both owners if possible before making a decision. To obtain detailed information about the park's specific services, features, and any current rates or policies, contacting Sharpe's Pecan Estates directly at (903) 463-1728 or +1 903-463-1728 is highly recommended. This will allow prospective guests and residents to form their own informed opinion and address any potential concerns arising from the contrasting reviews.

Sharpe's Pecan Estates Mobile Home/RV Park Reviews
It's clean and beautiful landscape. We're close to everything. Debbie and Harold are very nice.
Jul 17, 2020 · Kim LeatonNot a bad place if you deal with the owner (male) if you deal with the female owner... She is bayshoy crazyyyy. Can't expect much else from a trailer park l but she's nuts like a squirrel. She needs to learn she is human like we all are and isn't better than any Ody just because she's a landlord.
May 20, 2023 · Jaime HernandezWe stayed 8 months. Very nice people. The owners are great people who work hard to keep this place going strong. We loved it here and if the opportunity presents itself would not hesitate to come back.
Aug 22, 2020 · Alesia TaylorStayed at Sharpe's Pecan estates for a year while working in Denison. Clean, quiet and always well maintained. Also, very reasonably priced. Debbie and Harold are always working on the property to keep it looking nice and inviting. I am retired now but if the need for me to stay in the Texoma area ever came up again for an extended period I would definitely stay here. The only area for improvement is the wi-fi. Fairly slow and often spotty and unreliable. Other than that a great place to live in your RV.
