Shope Park Introduce

For those searching for "RV parks near me" in the Gainesville, Georgia area, Shope Park, located at 4596 Old Cornelia Hwy, Gainesville, GA 30507, USA, presents itself as a potentially quiet and reasonably priced option for RV living. Based on the available customer reviews, it offers a mixed experience with positive aspects regarding the management and overall atmosphere, but also some concerns regarding utility arrangements and unprofessional behavior.

One long-term resident of approximately three years described Shope Park as "For the most part a quiet friendly place." This suggests that the general environment within the park is conducive to peaceful living and fosters positive interactions among residents. The reviewer also noted that "The rules are minimal and fair," which can be appealing to those who prefer a less restrictive living situation. This lack of extensive regulations might contribute to a more relaxed atmosphere within the park.

However, this reviewer also explicitly stated, "There are no amenities," indicating that Shope Park is a more basic RV living option without the recreational facilities or services often found in more resort-style RV parks. Despite this lack of amenities, the reviewer found it to be a "reasonably priced living option," suggesting that the affordability might be a significant draw for those seeking budget-friendly long-term RV stays in the Gainesville area.

The management team, consisting of Tim and Wendy, received high praise from this resident, who described them as "good people, caring, kind, generous." Positive and responsive management can greatly enhance the living experience in any community, and this feedback suggests that residents can expect a supportive and helpful on-site team at Shope Park. The owner also received a positive mention, being described as "good people" who "comes by regularly," indicating an involved and accessible ownership.

Another reviewer, whose father resided at Shope Park for three years, echoed the positive sentiments regarding Tim, the landlord, describing him as "very nice and patient." This is particularly noteworthy given that the reviewer's father "could never seem to obey the dog policy," suggesting a level of understanding and tolerance from Tim. The reviewer explicitly stated, "I have absolutely no issues with him!" further reinforcing the positive impression of the landlord's management style.

However, this second review also raised several significant concerns that potential residents should be aware of. The first issue highlighted was that the reviewer's father "had to share a mailbox & a meterbox (which I was informed is illegal, so I hope they fix that)." This is a serious concern, particularly regarding the shared meter box, as it led to "multiple occasions where he was charged electric over charges & no honest clue who’s was who’s." Shared utility meters can lead to inaccurate billing and disputes between residents, and the reviewer's information about its potential illegality warrants attention. Prospective residents should inquire about the utility setup and ensure individual metering for each lot.

The second issue raised by this reviewer pertains to the social environment and perceived unprofessional behavior. They stated that "The landlord is friends with some of the tenants which is fine, but them sitting outside to stalk/spy on people is not okay." The reviewer described instances where these tenants and the "landlords wife" would "sit outside & just stare the entire" time when the reviewer visited their father. This behavior was described as "VERY unprofessional," particularly on the day of moving their father out, when they were allegedly "starring and just laughing like it was a party." Such behavior could create an uncomfortable and unwelcoming atmosphere for some residents and visitors.

The third concern mentioned by the second reviewer involves the "face of that place" (implied to be the landlord's wife) allegedly "going around sharing stories to tenants about her marriage and the things that her husband is doing." This was deemed "very inappropriate" and contributed to a negative image of the park, despite the reviewer's positive experience with Tim, the landlord.

Finally, this reviewer also noted that "Rent goes up about $100 every year just fyi." This information about annual rent increases is crucial for prospective long-term residents to consider when evaluating the overall affordability of Shope Park over time.

In summary, Shope Park in Gainesville, GA, appears to be a quiet and reasonably priced RV park with minimal rules and a caring landlord. However, potential residents should be aware of significant concerns raised by one reviewer regarding shared utilities (specifically electric meters), perceived stalking and unprofessional behavior by some tenants and the landlord's wife, and consistent annual rent increases. The lack of amenities might be acceptable for those prioritizing affordability and a less regulated environment.

For individuals searching for "RV parks near me" in Gainesville, GA, Shope Park presents a mixed picture. The positive aspects include the quiet atmosphere, friendly owner and managers (particularly Tim), and reasonable pricing. The negative aspects include the lack of amenities, potential issues with shared utilities leading to billing inaccuracies, and reported unprofessional behavior that could impact the comfort and privacy of residents and visitors.

Prospective residents should weigh these factors carefully based on their individual needs and priorities. If affordability and a generally quiet environment with minimal rules are paramount, and you are comfortable with basic living without amenities, Shope Park might be a consideration. However, it is crucial to inquire specifically about the utility setup to ensure individual metering, and to be aware of the reported social dynamics within the park.

To obtain the most current information on lot availability and pricing, and to address the concerns raised in the reviews, interested individuals should contact Shope Park directly at (678) 250-6465 or +1 678-250-6465.
