Southern Belle Ranch & RV Park Introduce
If you are searching for "RV parks near me" in the Terrell, Texas, area, Southern Belle Ranch & RV Park, located at 4496 US-80, presents a mixed picture based on recent customer reviews. While one long-term resident praises its peace, privacy, and the exceptional care provided by the owners, another visitor who stayed for a shorter period reports significant issues with pest infestation, small site sizes, and concerns about park management and upkeep. It is essential for local users to consider both perspectives when evaluating this RV park for their potential stay.
The environment of Southern Belle Ranch & RV Park is described by a long-term resident as "off road semi secluded" offering "incredible privacy" and a "quiet park" experience. This suggests a setting removed from the immediate hustle and bustle, potentially appealing to those seeking a more tranquil and private RV stay. The spaciousness of the park is also noted as a positive attribute. Being a family-owned and run park, it might offer a more personal and less commercialized atmosphere compared to larger resorts. The presence of animals is also highlighted as a positive aspect by one reviewer, suggesting a unique and potentially engaging environment for animal lovers.
However, a contrasting review paints a different picture of the park's environment and upkeep. This visitor reported a significant roach infestation throughout the park, which they had not experienced prior to their stay. They also noted that they were not permitted to hire an exterminator for their own RV, raising concerns about pest control management within the park. Additionally, the RV spots are described as "very small," which could be a significant drawback for those with larger rigs or who prefer more space. The reviewer also observed that "half of the trailers were very rundown," suggesting a lack of consistent maintenance and potentially impacting the overall aesthetic and quality of the park.
In terms of services and features, the experiences reported vary. The long-term resident praises the owners for going "over and beyond what’s expected" to ensure residents are well taken care of, indicating a high level of personal attention and service from the management. However, the other reviewer expresses dissatisfaction with the park management, stating that the manager has a day job and is often too busy to address residents' concerns in the afternoon. The limited availability for laundry change (once or twice a week) was also cited as an inconvenience. This suggests potential inconsistencies in management responsiveness and the provision of basic services.
Despite the negative experiences, the reviewer who reported the pest and management issues did note that the laundry room and mailboxes were "very nice," implying that some areas of the park might be well-maintained. However, they also speculated that the majority of the investment in the park seemed to be focused on these specific areas, possibly at the expense of overall park maintenance and pest control. The lack of mention of other amenities, such as recreational facilities or Wi-Fi, in either review suggests that the park might offer a more basic set of services compared to some larger RV resorts.
Currently, there is no specific promotional information available in the provided reviews. Local users interested in learning about current rates, availability, long-term stay options, or any potential special offers should contact Southern Belle Ranch & RV Park directly at (972) 210-3476 or +1 972-210-3476. The address is 4496 US-80, Terrell, TX 75160, USA. Given the conflicting reviews, it would be particularly prudent for potential visitors to inquire about the park's current pest control measures, the typical size of the RV spots, and the availability and responsiveness of the management.
In conclusion, Southern Belle Ranch & RV Park in Terrell, TX, presents a dichotomy of experiences. While it is praised by a long-term resident for its quiet, private, and family-owned atmosphere with exceptional owner care, another recent visitor reported significant issues with roach infestation, small sites, and concerns about management availability and park upkeep. The presence of animals is noted as a positive. For local users searching for "RV parks near me," it is crucial to weigh these contrasting perspectives. The advice from one reviewer to "drive through the park before making a decision" is particularly pertinent. Potential guests should also directly contact the management to address the concerns raised in the negative review and to ascertain the current conditions and services offered at Southern Belle Ranch & RV Park before committing to a stay.

Southern Belle Ranch & RV Park Reviews
When you come to SBRV you get what you expected. Off road semi secluded park with the most incredible privacy, a quiet park, spacious for what you’re looking for. It’s not a huge commercial area rather a family owned and ran park. In all honesty I stay here for the peace but more so, the way these people, the owners, go over and beyond what’s expected, to ensure we’re not without. I’ve been here for 4 months and don’t plan on changing.
Jan 07, 2025 · Todd TerryStayed here back in August of last year. We payed for a month and were out within 2 weeks! We had never had roaches untill moving here. The whole park was infested. We were not even allowed to hire an exterminator for our trailer. The spots are very small. Half of the trailers were very rundown. The manager has a day job and is usually too busy to deal with people in the afternoon. She also only comes around to give change for laundry once, maybe twice a week. We were not pleased with how the park was managed or the price for such small spots in a park with few amenities. Don't be fooled by the pictures that are on the website. Drive through the park before making a decision. I will say that the laundry room was very nice as well as the mail boxes. It seems as though all the money spent on this place was sunk into them. The people were very nice but it was obvious that the park came second to whatever day jobs they have. The best part of the park were the animals.

Feb 19, 2025 · Brianna PerryWe were looking into long-term RV parks in the area. This one is smaller than others but well maintained. They have competitive prices and offer some basic amenities with the perks of nearby animals on the ranch. Worth considering.
May 07, 2024 · Bobbie ThomasI absolutely loved staying here! The owners are wonderful people. Had an electrical problem with my camper late in the evening so the owners stayed with me for a few hours to actually fix the problem. They are always on top of issues and good at responding quickly. The campsite is kept up very well and clean. The land is beautiful and the animals are a big plus for families with children. The "wash house" is clean and updated. It's a simple place and quiet, perfect for someone looking for peace. If I ever had to move back in the area, this would definitely be my first choice.
