Southlake Mobile Home Community Introduce
For local users searching for "RV parks near me" or mobile home communities in Fremont, California, Southlake Mobile Home Community, located at 4343 Auto Mall Pkwy, Fremont, CA 94538, USA, warrants consideration. However, it is crucial to approach this community with a comprehensive understanding of recent feedback shared by its residents. This overview aims to present an objective picture based on the information available, highlighting both potential aspects and significant concerns raised.
While Southlake Mobile Home Community is listed as a residential option in Fremont, the publicly available reviews paint a concerning picture regarding several key aspects, particularly management responsiveness and community safety. Multiple residents have expressed strong dissatisfaction with the management, describing them as "rude" and unresponsive to critical issues. One reviewer explicitly stated they would give a "-0 star" rating, highlighting a profound level of dissatisfaction. This sentiment is further amplified by claims that while resources were allocated to office modifications, more pressing concerns, such as the safety of children around a pond, were allegedly neglected.
A recurring theme in the feedback is the issue of escalating rent. Residents report frequent rent increases without a corresponding improvement in services or community upkeep. One reviewer sarcastically noted the rent hikes occurring while issues like "illegally parked vehicles in guest parking" remained unaddressed. This suggests a disconnect between the financial demands placed on residents and the perceived value received in return.
Furthermore, residents have voiced significant concerns regarding management practices, alleging that decisions are questioned without transparency. The introduction of new charges for irrigation and water usage has also been met with criticism, adding to the financial burden on residents. The term "stupidity" was used by one reviewer to describe the management's handling of community affairs, indicating a high level of frustration and perceived mismanagement.
The most alarming aspect of the feedback pertains to safety and security within Southlake Mobile Home Community. Multiple residents have reported instances of vehicle break-ins and even vehicle theft. One particularly disturbing account details a "peeping Tom" incident at a resident's daughter's window, necessitating police intervention. These are serious allegations that raise significant concerns about the overall safety and security of the community for its residents. The fact that neighbors have also reported similar incidents suggests a broader security issue within the park.
Residents express a sense of being ignored when reporting these serious security concerns. One reviewer stated that the park management "do not deal with any complaints," except for minor infractions such as noise complaints. This alleged lack of action on significant safety issues, contrasted with a focus on less critical matters, has understandably led to a feeling of insecurity and frustration among residents. The increase in the homeless population in Fremont is cited as a contributing factor to the deteriorating security situation, further emphasizing the need for proactive measures from the management.
The absence of a consistent security presence is a key point of contention. While one former security guard patrolled the park during late-night hours in the past, this is no longer the case. Residents feel that the lack of adequate security has directly contributed to the rise in criminal activity within the community, transforming what was once perceived as a safe place into one where residents fear for their safety and the security of their property.
Considering the platform category "RV parks near me," individuals seeking a safe and well-managed environment for their RV or mobile home should carefully weigh the serious concerns raised by current and former residents of Southlake Mobile Home Community. While the basic infrastructure of a mobile home park might exist, the reported issues with management responsiveness to safety concerns, increasing rent without apparent improvements, and a perceived lack of community security are significant factors that potential residents must consider. It is strongly recommended that prospective residents conduct thorough due diligence, including attempting to speak with current residents directly, to gain a more comprehensive and firsthand understanding of the current living conditions at Southlake Mobile Home Community.
Based on the publicly available information, Southlake Mobile Home Community appears to be facing significant challenges related to management practices and community safety. The negative feedback is consistent and raises serious red flags for anyone considering residing in this community. While the location in Fremont might be appealing, the reported lack of responsiveness to resident concerns, particularly regarding security and escalating costs, suggests that potential residents should exercise extreme caution and seek further information before making any decisions. The description of the park as a potential "slum park" by one reviewer is a stark warning that should not be ignored.
In conclusion, while Southlake Mobile Home Community is located in Fremont and might appear as an option for those searching for "RV parks near me" or mobile home communities, the overwhelming negative feedback regarding management, rising costs, and, most importantly, significant safety and security concerns cannot be overlooked. Prospective residents are strongly advised to proceed with extreme caution, conduct thorough investigations, and consider alternative options that may offer a safer, more secure, and better-managed living environment. The publicly available information does not present any promotional aspects or positive features that outweigh the serious concerns raised by the residents' experiences.

Southlake Mobile Home Community Reviews
Rude management. I would give it -0 star because they spent money modifying the office. But fail to provide safety for kids around the pond. They keep raising the rent like a dumbass, but do absolutely nothing for illegally parked vehicles in guest parking. They question every decision you make without you knowing. Now they are planning on charging you on irrigation and water usage. On top of it, they need to be held accountable for stupidity. Also, someone has been peeping into my wife and I vehicles. And my neighbors have been complaining about it as well. The park do not deal with any complaints, only deals with any issues when you are playing music a little bit overtime however they don’t care about the fact that people might be breaking into vehicles And it’s outrageous. So if you’re looking for a slum park this is it.
Mar 16, 2025 · Nazz BacchusThere needs to be better security. We have someone that drives around and takes pictures of different places in the park to prove that they were here, but there’s no security presence on the property our cars have been broken into multiple times. Multiple vehicles have been stolen. I had a peeping Tom in my daughter’s window the other night, I had to call the police. Southlake Is no longer a safe place and hasn’t been for many years now. At one time we used to have a security guard on through the night from apx 11 PM till maybe 4am in the morning he would patrol up and down the streets that was the only time that our park was really secure with the homeless population increasing in Fremont we need better security
Jan 15, 2025 · LeeshThe location is pretty good. But space rent is too expensive and still increase 3%/year. Trash cost is separate charged and water will so so later. So space rent will not include trash since last year and water in future.
Jan 24, 2025 · Pin HANHaving them do home inspection in the middle of winter is ridiculous. I've complained about the leaking water we r spigot that is leaking from Southlake side but nothing has been done. They don't like the colors of my house but they were approved about four manager's ago.
Jan 15, 2025 · Daniel BrownThey could do better but I can’t complain compared to other mobile home parks.
