Sugarberry Place Introduce
If you are searching for "RV parks near me" in the Tomball, Texas area, and are open to considering long-term residential options such as mobile home parks, Sugarberry Place, located at 9850 Boudreaux Rd, Tomball, TX 77375, USA, warrants careful consideration based on recent resident feedback. You can contact Sugarberry Place at (281) 655-1569 or via mobile phone at +1 281-655-1569 to inquire about residency and gather further information. However, it is crucial to be aware of the concerns raised in the available reviews to form an objective understanding of the community.
One detailed review expresses significant dissatisfaction with several aspects of Sugarberry Place. Key issues highlighted include a lack of clear signage regarding parking restrictions, leading to towing of vehicles even for first offenses. The presence of numerous stray dogs and cats throughout the park is also noted as a concern. Additionally, the reviewer describes the park as "very crowded" and points out the prevalence of "broke down cars in almost every driveway," suggesting potential issues with community upkeep or enforcement of property standards. The office manager is described negatively, while the only positive feedback is directed towards the "kind and courteous" maintenance crew.
Another prospective resident who considered purchasing a mobile home at Sugarberry Place ultimately decided against it due to the close proximity of the homes to each other and the restriction on fences. This individual's primary concern was the safety and freedom of their pets within a private area, which the park's layout and rules did not accommodate.
Based on these reviews, the environment at Sugarberry Place appears to have several potential drawbacks:
- Crowding: The park is described as "very crowded," which could impact privacy, noise levels, and the overall sense of space.
- Lack of pet-friendly features: The absence of allowed fences and the close proximity of homes may not be suitable for pet owners who wish to provide a secure outdoor area for their animals. The presence of stray animals could also be a concern for pet safety.
- Potential upkeep issues: The observation of "broke down cars in almost every driveway" might indicate a lack of enforcement regarding property maintenance or community aesthetics.
- Parking concerns: The lack of clear signage and strict towing policy could lead to unexpected inconveniences and expenses for residents and visitors.
Information regarding specific services and features at Sugarberry Place is limited in the provided reviews. However, we can infer some aspects and highlight areas of concern:
- Maintenance crew: Praised as "always kind and courteous," suggesting that maintenance services are responsive and provided by friendly staff.
- Office management: Described negatively in one review, potentially indicating challenges with communication, responsiveness, or policy enforcement from the management.
- No fences allowed: This policy, as noted by a prospective buyer, restricts residents' ability to create private, enclosed outdoor spaces, particularly relevant for pet owners.
- Close proximity of homes: The layout of the park with homes situated very close to each other is a concern for some, potentially impacting privacy and personal space.
- Towing policy: A strict towing policy with insufficient signage is reported, which could be a significant issue for residents and their guests.
Given the negative feedback regarding management, parking, crowding, and pet restrictions, it is challenging to identify strong promotional points based solely on these reviews. The positive mention of the maintenance crew is a potential area of strength, suggesting that residents can expect positive interactions with this particular service.

Visiting Sugarberry Place in person, as one prospective buyer did, would also be highly beneficial to assess the layout, condition, and overall atmosphere of the park firsthand. Pay close attention to the proximity of the homes, the presence of stray animals, the condition of the driveways and common areas, and the clarity of any parking signage.
In conclusion, while Sugarberry Place is located in Tomball, Texas, a town with its own set of attractions, the available reviews raise significant concerns about the mobile home park itself, including parking issues, stray animals, crowding, potential upkeep problems, and negative feedback regarding office management. The only consistently positive aspect mentioned is the maintenance crew. Local users searching for "RV parks near me" who might be considering a transition to mobile home living in this area should proceed with caution, thoroughly investigate the park by contacting management and visiting in person, and carefully weigh the potential drawbacks against any perceived benefits before making a decision.

Sugarberry Place Reviews
Little to no signage regarding parking restrictions, yet they'll tow your vehicle for its first offense no matter how egregious. Stray dogs and cats everywhere. Very crowded. There's broke down cars in almost every driveway.Office manager would seemingly rather burn down her office than actually do her job. The only positive thing I have to say about his place is the maintenance crew. They're always kind and courteous..
Mar 10, 2025 · Zack MyersI was considering buying a mobile home here until I went in person and saw that the homes are way too close to each other and no fences are allowed. I need to make sure my pets are safe. They should be able to roam free within the private area.
Mar 22, 2024 · Stephanie EstradaApplied here they tried to say my husband came back as a sex offender which he is NOT🤬 HE has DWI'S and one of them is while driving with a minor under the age of 15. Yes wrong still paid his due no longer drinks hasn't drank in 4 yrs now. They never apologized behind false accusations then said we were denied for his past charges and my misdemeanors. When I was up front and honest about everything from the beginning and they said it wasn't a problem. I'm glad my boss is a lawyer and knows this is defamation of character and could also be a lawsuit if we push the issue
Jun 08, 2024 · Stephanie SealsPlace seems kind of run down and alot of junk cars in driveways. Pool area looks nice and well kept.
Jan 16, 2025 · Fernando MartinezI live here now. I hate it. They don’t fix anything and rope you into a rent to own so they don’t have to do maintenance. I have no a/c or heater. They wouldn’t fix it. Every year my rent goes up more. Supposedly only 3-4% but it’s more then that every time. Unfortunately, I am unable to move at the moment so I feel very stuck here. They say they are improving the community, but I see nothing better. I’m constantly cleaning other people’s trash out of my area. Also, the amount of stray cats and dogs around here make it unsafe to even go for walks with your own pets. Stay away if you can!!
