When choosing an RV park, it's essential to consider various aspects such as the quality of the facilities, the responsiveness of management, the overall environment, and the experiences shared by other guests. Recent reviews for Summer Breeze Kemah RV Resort present a mixed picture, highlighting both positive features and potential drawbacks that prospective visitors should be aware of.
On the positive side, one reviewer noted that the "Park was great for the price," suggesting affordability. They also appreciated the "Concrete pad" at their site and found the "manager was very attentive through txt message," indicating good communication from the management. This reviewer also mentioned that, "All in all was a good experience," despite noting that the "Bathrooms we're a bit dirty and only 2 out of the 4 worked."
Another reviewer provided a more detailed account, listing both "Positives" and "Negatives." Among the positives, they reiterated the "Cost: $395 plus electric," describing it as having "Almost unbeatable monthly rates." They also praised the "Female Manager" for being communicative, "even after hours," and highlighted "Excellent facilities," including a "Great pool with built-in bar tables and seating" (though noting "no alcohol allowed at pool"). This reviewer also found "The park itself is mostly clean" and mentioned "new washers and dryers" in the laundry facilities. They specifically noted a "Clean pool" and that the "Bathrooms and laundry had very good" facilities, although they also mentioned the "CSC app buggy" for laundry.
However, this same detailed review raised significant concerns. The negatives included "Nosy neighbors," a "run down, rural, not maintained well" surrounding area in San Leon, and a "Very ghetto rv park next door." A particularly concerning point was that the "Rv park manager from Space Center also manages here," which might be relevant for those who have had experiences with that manager previously. The reviewer also reported "Roaches in bathrooms and laundry" and having gotten "roaches in my rv." They noted that "The CSC Laundry App does not work at time" and alleged that "Police may be called without warning for routine non-criminal, trivial issues by bad neighbors," referring to "Weekend RVers, Karens." They also reported smelling "raw sewage around 9 p.m. to 2 a.m. nightly."
Further negatives from this detailed review included having to "treat for ants," noting that "Landscaping staff were park guests," and observing "Big spiders on ground at night." The "Dumpster stank, often had rotten fish in it" and "Needed cleaning." A disturbing incident was reported where "Another guest cut my septic hose," costing $100 to replace. The reviewer also mentioned "Rude pool guests drinking at pool, called kids names" and stated that "They gossip here." They were unexpectedly contacted about another guest's RV and reported that "The manager may call you unexpectedly about other guests and their property for information."
The most serious allegations in this review involve "Aggressive, loud, large dogs not properly leashed by other guests" and a "false report to police" made against the reviewer's family. They claimed "The manager knew and did not inform me prior" and that it was "unfounded." The reviewer provided license plate numbers of the alleged false reporters, detailing an incident where an "old white lady" in slot 11 reportedly recorded their children playing inside their RV without consent, which they were informed by a police officer was an invasion of privacy. The reviewer suspected this individual of making phony police complaints and noted her inquiries about buying liquor and beer.
The manager reportedly offered the reviewer a move to another lot, but they felt the issues would persist and chose to leave 15 days early, incurring relocation expenses. They advised others to "Do not interact with other guests!" and shared that another guest had experienced property theft. The reviewer stated they moved to Summer Breeze Kemah RV Resort seeking peace after issues at another park owned by the same company and advised others to be very quiet and not trust anyone without them earning it. They concluded by expressing disappointment with both parks and mentioned meeting others who also left due to bad neighbors.
Another very brief review simply stated, "Police in the park too often, nosy neighbors, thievery, false reports to 911." This echoes some of the serious concerns raised in the more detailed account.
Considering this information, potential features and services at Summer Breeze Kemah RV Resort likely include:
- RV sites with concrete pads.
- Water, sewer, and electric hookups.
- Restroom and shower facilities (though with reported cleanliness and functionality issues).
- Laundry facilities with new washers and dryers (potentially using a buggy app).
- A pool with built-in bar tables and seating (no alcohol allowed).
- Potentially long-term stay options with relatively affordable monthly rates (excluding electricity).
- On-site management that communicates (potentially primarily via text and sometimes after hours).
The environment of the park appears to be mostly clean, but there are concerns about the surrounding area being run down and the presence of a problematic neighboring RV park. Issues with roaches, ants, spiders, and a smelly dumpster were also reported. The social environment seems to be a significant concern, with multiple reports of nosy and potentially hostile neighbors, gossip, and even false police reports. Security within the park is also questionable based on the reported incidents of thievery and the frequent police presence (though the reasons for police presence are unclear).
Promotional information for Summer Breeze Kemah RV Resort might focus on its:
- Affordable monthly rates.
- Concrete pads at RV sites.
- Communicative management.
- Clean pool.
- New laundry facilities.
- Proximity to Kemah and Galveston Bay (though this was not explicitly mentioned in the reviews).
However, it is crucial for potential guests to be aware of the significant negative feedback regarding neighbors, security, pest issues, cleanliness of bathrooms, and the overall social environment. The mention of the manager also working at Space Center RV Park might be a point of consideration for those with prior experiences at that location.
For local users searching for "RV parks near me," Summer Breeze Kemah RV Resort presents a budget-friendly option with some decent facilities. However, the numerous serious allegations regarding neighbor issues, potential security concerns, pest problems, and the unpleasant surrounding area warrant extreme caution. Prospective guests are strongly advised to conduct thorough due diligence, perhaps visiting the park in person to assess the conditions and atmosphere firsthand, and to seek additional reviews from various sources to obtain a more comprehensive understanding of the potential living experience.
In conclusion, while Summer Breeze Kemah RV Resort may offer attractive pricing and some positive amenities, the significant negative feedback concerning the social environment, security, cleanliness, and surrounding area cannot be ignored. Individuals considering this RV park should carefully weigh these factors and proceed with caution, seeking further information before making a decision about their stay.

Jan 12, 2025 · CJ MadsenPolice in the park too often, nosy neighbors, thievery, false reports to 911.Summary: Record interactions. Good scenic park, nosy neighbors, invasion of privacy, illegal recording of your family, false reporting, police harassment. We left 15 days early. Poor grocery access for non-drivers. Dollar General nearby sucks. If you have had issues with management at Space Center RV Park, know that the same manager sometimes works at this park from time to time.PositivesCost: $395 plus electric. The manager knew and did not inform me prior. It was unfounded. The plates of the false reporters are RPZ 4423 and Disabled Plate 2434E. This old white lady sat outside her RV and recorded my kids at play being loud through the wall of my RV. This is a serious invasion of privacy. I did not authorize recording. I was informed by a police officer that my children and I were recorded inside our home without consent by this peeping Jane. Was she a predator? She admitted to speaking to the manager and alluded to making phony police complaints. She was in slot 11. The old white women drove two dark SUVs, only present on weekends. She had talked to me once before to ask where to buy liquor and beer. The manager told me I could move to another lot in a week. Unfortunately, the false reports would have continued if we had stayed. Do not interact with other guests!I moved to this park to be left alone after wrongful utility disconnect at another park owned by the same company. If you want peace, do not interact with neighbors and make sure you and your children are very quiet inside your RV. Do not speak to or trust anyone around you without them earning it.Another guest told me they experienced property theft from their lot here and moved out. When I departed here, management called me after hours. I refused to remain there. I took out a loan to leave the same day. I let them keep the deposit for the electric.I do not host people unexpectedly at home without inviting them in advance. My security is very strict despite appearances. This applies to friends and family as well. I have signs posted on door. No one informed me they were disturbed. Police rolled up without warning. It cost us $1200 U.S. to relocate 12 days early in light events inspired by a bad neighbor who caused a misunderstanding. Having to relocate unexpectedly burdened us with great inconvenience and expense.Guests in the park should not mess with what is not theirs. My family, my business. You reap what you sow. First, Space Center RV Park and then this place. I am so disappointed. Upon leaving here, I met others who also left due to bad neighbors. I barely go outside. I'm courteous, respectful, and mind my business. Is peace too much to ask?
Mar 23, 2025 · The PatriotSeems to be a nice quiet place. This place is suggled back into San Leon TX but still close to anything you might need.
Apr 21, 2025 · Goin Coastal at South ShoresSuper great! Friendly staff and loved the pool.Edited as of 12/31/24. we went back, and this place was quite different. It had been sold to new owners and was so run down. I couldn't believe what I saw. It was quite disturbing.
Apr 02, 2025 · Crystal HendricksA decent RV park for long-term stays. Relatively close to Kemah, League City and Texas City. There are a few bad apples, but they mostly keep to themselves. The management is very reasonable and easy to work with. They typically address concerns right away. The only issue I had was that the hot tub was out of service for most of my several month stay.
