Sunberry Mobile Park Introduce
If you are searching for "RV parks near me" in the Silver Creek, New York area and are considering a mobile home park for potentially affordable and longer-term living, Sunberry Mobile Park, located at 12593 Allegany Rd, Silver Creek, NY 14136, USA, presents itself as a "very tiny park" with a focus on affordability. While primarily a mobile home park, it's worth exploring if they accommodate RVs for longer durations and what amenities are available for recreational vehicles.
Based on the customer reviews, Sunberry Mobile Park offers a unique living experience with several notable features and considerations. One potential resident inquired about rent costs, the possibility of owning a mobile home within the park, and who to contact for more information. Unfortunately, these specific details are not provided in the reviews, highlighting the need to directly contact the park management for these essential questions.
Another reviewer described Sunberry Mobile Park as "affordable" and noted that "people keep to themselves for the most part," suggesting a generally private atmosphere within the community. The reviewer also found the park's maintenance to be adequate for their needs, indicating a tolerance for minor imperfections like occasional potholes and a preference for minimal nighttime lighting. This suggests a more laid-back and less intensely managed environment.
A significant environmental factor to consider at Sunberry Mobile Park is the potential for very strong winds. Residents are advised to "prepare your trailer for hurricane winds," indicating that securing your RV or mobile home adequately is crucial for safety. This is an important aspect to consider, especially for RV owners who might be less accustomed to such conditions.
One of the key advantages of Sunberry Mobile Park is its convenient location relative to several local attractions and amenities. It is situated just "one mile from Hanover beach and sunset bay," making it an attractive option for those who enjoy lakeside recreation. Additionally, Evangola State Park is only a few miles away, offering further opportunities for outdoor activities and enjoying nature. The park's proximity to the "Indian reservation" (one mile away) is noted for the availability of "cheap fuel," which can be a significant cost saving for residents. Furthermore, the NYS Thruway entrance is also just a mile away, providing easy access to regional travel. For shopping and entertainment, the Galleria Mall is approximately a 35-minute drive, depending on traffic conditions.
Regarding utilities, Sunberry Mobile Park offers "city water" which is included with the lot rent. Residents are responsible for setting up and paying for their own "national fuel" (natural gas) and "NYSEG" (electricity) services. Private garbage and recycling pickup is also required, with "Casella" being mentioned as a potential service provider in the area. When considering this park for RV living, it's essential to inquire about how these utility arrangements would apply to RV sites and if there are any specific regulations or billing procedures for RV residents.
An interesting and potentially disruptive environmental factor mentioned in the reviews is the frequent fireworks. According to one resident, "Hope you like fireworks from April to November because it's right over your head daily." This prolonged and frequent occurrence of fireworks could be a significant consideration for those sensitive to noise or with pets. It's worth investigating the source and regularity of these fireworks if you are considering a stay at Sunberry Mobile Park.
Financially, potential residents should be aware that the "Lot rot increase 3% (state maximum) every year." This annual increase in lot rent is a factor to consider for long-term budgeting.
A less positive aspect mentioned by a reviewer is the issue of abandoned cats. It is reported that "People dump cats here and leave the mess for the few here with compassion to clean up the mess." This suggests a potential issue with stray animals and the associated responsibilities for residents who care for them.
On a positive note regarding finances, Sunberry Mobile Park offers a rent discount: "Pay your rent before the 1st and get $20 off." This early payment incentive can provide a small but consistent saving for residents who pay their rent on time.
Finally, the reviews offer a glimpse into the changing demographics of the park, with one resident noting that they miss the "elderly ladies we had here for many years" and that there are now "a lot more young people with kids." This indicates a possible shift in the community's age profile, which could influence the overall atmosphere and social dynamics.
In conclusion, Sunberry Mobile Park in Silver Creek, NY, offers an affordable living option in a small community with convenient access to beaches, parks, and essential amenities like fuel and the thruway. However, potential residents should be aware of the strong winds, frequent fireworks, the need for private garbage pickup, and the annual lot rent increase. While described as a "tiny park" where people generally keep to themselves, its affordability and location near attractions like Hanover beach, Sunset Bay, and Evangola State Park could be appealing. If you are considering Sunberry Mobile Park for RV living, it is crucial to contact the park management directly to inquire about RV site availability, utility hookups and billing for RVs, lot rent costs, and to gain a better understanding of the community and its regulations. Addressing the questions raised by the initial reviewer regarding rent, mobile home ownership, and contact information is essential for making an informed decision. Weighing the affordability and location benefits against the environmental factors and community aspects will help determine if Sunberry Mobile Park is the right fit for your needs as you search for "RV parks near me."
