Lake Erie Estates Introduce
For individuals and families searching for "RV parks near me" in the Fredonia, New York area with the intention of long-term residency, Lake Erie Estates, located at 3742 E Main St, Fredonia, NY 14063, USA, presents itself as a mobile home park option. Contact can be made at (716) 680-8044 or via mobile at +1 716-680-8044. While categorized under "RV parks near me," it's important to understand that mobile home parks primarily cater to long-term residents living in manufactured homes rather than short-term recreational vehicle stays. To provide an objective introduction, we will analyze the environment, potential services, and features based on the available customer reviews.
The environment of Lake Erie Estates, based on one positive visitor review, appears to be "peaceful and quiet." The reviewer noted the presence of many children, indicated by the numerous bicycles, suggesting a family-friendly atmosphere. Despite its proximity to busy roads like Route 20 and Route 60, the park reportedly maintains a calm feeling, an aspect the reviewer emphasized as something one needs to experience to fully understand. The location in Fredonia, NY, suggests potential access to the amenities and natural attractions of the region, including the proximity to Lake Erie, which could offer recreational opportunities. However, it is important to balance this positive initial impression with other feedback.
In contrast to the peaceful environment described by the visitor, another detailed review raises significant concerns about the services and management of Lake Erie Estates. This review highlights issues with a "water project in park" leading to unpredictable water quality and quantity, including instances of no water or low pressure without prior notice. This is a critical service concern for any long-term resident. Furthermore, the review mentions a lack of responsiveness from the main office, with calls going unanswered and emails not being delivered. Difficulty in reaching the local manager is also reported, contrasting with past management who reportedly lived on-site and patrolled the park. This suggests a potential decline in on-site management presence and accessibility.
The features of Lake Erie Estates also present a mixed picture based on the reviews. The presence of children and the overall calm feeling observed by one visitor suggest a community atmosphere. However, the detailed negative review paints a concerning picture of property maintenance and community rule enforcement. The reviewer mentions a tree limb struck by lightning that remained in their yard for an extended period. More seriously, they report that noisy neighbors repeatedly violate park rules without being evicted. The condition of the roads within the park is described as being "full of large pits," impacting vehicle maintenance. Additionally, the reviewer expresses concerns about security, noting that police are often called, there is no visible security or surveillance, and reports of trailer break-ins and disruptive behavior, including teenagers on vacant roofs and gunshots. The issue of a supposedly banned individual still being present in the park further contributes to security concerns.
Promotional information is not directly provided in the given data. Typically, mobile home parks might promote themselves based on their location, amenities, community environment, and management responsiveness. The stark contrast between the visitor's initial positive impression and the detailed negative review underscores the importance of looking beyond potential promotional materials and conducting thorough due diligence. Prospective residents should be particularly attentive to the issues raised in the negative review regarding water service, park maintenance, management responsiveness, and security.
When considering Lake Erie Estates as a potential "RV park near me" for long-term living, local users must carefully weigh the positive initial impression of a peaceful environment against the serious allegations of service issues, poor maintenance, ineffective management, and security concerns raised in the detailed review. The discrepancy between these accounts highlights the need for prospective residents to conduct thorough investigations. This should include contacting the park management directly to address the concerns raised in the review, inquiring about the current status of the water project, maintenance protocols, security measures, and rule enforcement policies. It would also be beneficial to speak with current residents (if possible) to gain a broader perspective on the living conditions within Lake Erie Estates.
In conclusion, Lake Erie Estates in Fredonia, NY, offers a location near Lake Erie and, according to one visitor, a potentially peaceful environment with a family presence. However, a detailed resident review raises significant concerns regarding unpredictable water service, lack of management responsiveness, poor road conditions, inadequate security, and ineffective enforcement of community rules. These issues present serious considerations for anyone contemplating long-term residency at Lake Erie Estates. Prospective residents are strongly advised to exercise caution, thoroughly investigate these concerns by directly contacting the park management and current residents, and carefully evaluate whether the living conditions and management practices align with their expectations for a decent and secure place to live.

Lake Erie Estates Reviews
I was only there to visit a good friend of mine who just moved in over there. Overall, it looks like a very peaceful and quiet place to live. Lots of bicycles out by porches so it shows that there are a lot of children there. It wasn't loud. It was very calm feeling. Even though you have busy roads like route 20 and route 60 just on the outside of the park, it doesn't interfere with the feeling of the park. Unless you've been there you don't understand what I'm saying. If you haven't been there, you should at least go visit someone! If I owned my own trailer, I would want to move it there!!!
Aug 10, 2022 · Catherine TooleyWater project in park leaves quality and quantity of water unpredictable. No water or low pressure with no advance notice. Tree limb in yard struck by lightning July 4th remains in yard. Noisy neighbor next door continues to violate rules and still has not been evicted. Roads are full of large pits so it is no use to get car aligned. When I call main office I have to leave message and get no response. The last two times I have attempted to email main office, emails did not go through. Many residents I have talked to say local manager is hard to reach. I have been told that previous managers lived on site and patrolled park. Current managers do not live on site. Park needs more security and surveillance cameras. Police are often called. The Fourth of July was a constant barrage of loud noises from fireworks until after 11pm. I called sheriff 3 times but no one showed up. There are so many residents who break rules and are loud and play loud music it is a shame. There is a fellow who was supposedly banned from park, but he still is here. There are reports of trailers being broken into and teenagers running around on the roof of vacant trailer and gun shots. Most residents pay rent with the understanding that they will get a decent place to live; I wish I could say it is so.
Aug 20, 2021 · Margaret ZavoraThe peaceful and family feeling this property provides, has changed my opinion of mobile home parks. The quality of the homes and upkeep of the grounds gives the sense of any housing development I have ever lived in before. You simply can not go wrong with the “bang for your buck” to enjoy the amenities of this property.
Oct 01, 2021 · Tony FugoI live in a peaceful neighborhood and for the most part can’t complain about living here. The parks are kept fairly clean. The Managment team is easy to talk too what else can you ask for ? If you are interested, get in contact with the phone number listed.
Oct 02, 2021 · Randy ManakMe and my family love it here. If I had one complaint, it would be that tenants should watch their speed limit and they should maintain a clean yard. My neighbors definitely need to do a better job at this.
