Sunny Acres Introduce
For those searching for "RV parks near me" in the Manteno, Illinois area, Sunny Acres, located at 200 Franklin Dr, Manteno, IL 60950, USA, is a mobile home park that may potentially offer accommodations for recreational vehicles, particularly for individuals seeking longer-term stays. To determine the specific suitability for RVs, it is recommended to contact the management directly at (815) 468-8101 or +1 815-468-8101 to inquire about their policies, amenities, and availability for RVs.
Located in Manteno, a village in Kankakee County, Illinois, Sunny Acres benefits from its position just outside of town, offering a balance between a community setting and convenient access to local amenities and services. The environment surrounding Sunny Acres appears to be generally well-regarded by residents, with one long-term resident describing it as a "nice area" with "great neighbors" and an "awesome community." This suggests a potentially friendly and welcoming atmosphere within the park itself.
However, the customer reviews also highlight significant concerns, primarily related to the management and maintenance of Sunny Acres. One long-term resident of approximately eight years expressed considerable dissatisfaction with the management, stating that it is the "worst part" of living there. Specific issues raised include the management rarely being in the office, neglecting repairs after tearing up the park for projects like pipeline work (leaving mounds of dirt), frequent water shut-offs (at least twice a month), annual rent increases without corresponding improvements, difficulty in contacting the office due to their absence, and numerous strict rules, including threats of towing for roadside parking. These criticisms paint a picture of potentially unresponsive and neglectful management.
Another reviewer echoed some of the difficulties in dealing with the management during the approval process to live in the community, even for a cash sale. This individual described a cumbersome back-and-forth due to the management's lack of knowledge about the required procedures. This suggests potential inefficiencies or a lack of organization within the management office.
Despite the negative feedback regarding management, this second reviewer offered some positive observations about the community itself. They noted a significant stray cat population (though surprisingly no mice), a lack of problems with neighbors or crime during their year of residence on a corner lot across from the park, and instances of community support, such as neighbors helping to search for a lost dog. Additionally, this reviewer pointed out that the lot rent is reasonable because it includes garbage and water services.
Considering the platform category "RV parks near me," prospective RVers should carefully weigh these mixed reviews when evaluating Sunny Acres. The positive aspects include a seemingly friendly community and a location just outside of town, with the added benefit of lot rent potentially including some utilities. However, the serious allegations of poor management, neglected maintenance, frequent water disruptions, and strict rules are significant drawbacks that warrant thorough investigation. If Sunny Acres does accommodate RVs, it is crucial to ask very specific questions to address these concerns:
- RV Site Availability and Condition: Determine if Sunny Acres has designated RV sites or if RVs are accommodated within mobile home lots. Inquire about the condition of the sites and the surrounding infrastructure, considering the reports of torn-up ground and neglected repairs.
- Utility Hookups and Reliability: Ask about the types and reliability of utility hookups available for RVs (electricity, water, sewage). Given the reports of frequent water shut-offs, it is essential to understand the frequency and duration of these disruptions for RV guests.
- Amenities for RV Guests: Inquire about any amenities provided for RV guests, such as laundry facilities, restrooms, showers, or communal areas. Ask about their maintenance and accessibility, considering the overall concerns about park upkeep.
- Rates and Fees for RV Stays: Obtain detailed information about the costs associated with RV stays, including any potential long-term rates and what utilities are included. The positive reviewer mentioned that water and garbage are included in the lot rent for mobile homes; inquire if this applies to RV sites as well.
- Park Rules and Regulations for RV Residents: Understand all rules and regulations for RV guests, including parking policies (given the towing threats mentioned), pet policies (considering the stray cat population), and procedures for addressing maintenance issues or concerns, given the reported difficulties with management.
- Management Contact and Responsiveness: Clarify the best way to contact management and what level of responsiveness to expect, considering the reports of them rarely being in the office and being difficult to work with.
- Maintenance Procedures: Inquire about the park's maintenance procedures and their responsiveness to issues, especially regarding essential utilities like water and the repair of common areas.
The contrasting experiences shared by residents highlight the importance of direct and thorough inquiry with the management of Sunny Acres. While the community aspect and location seem to be positives, the serious concerns about management and maintenance need to be carefully considered by anyone looking for "RV parks near me."
No promotional information is included in the provided details. Therefore, any current special offers, discounts for extended stays, or seasonal promotions that Sunny Acres might be offering would need to be directly inquired about with the park management. Be sure to ask about any potential cost-saving opportunities.
In conclusion, Sunny Acres in Manteno, Illinois, offers a location just outside of town with a seemingly friendly community. However, significant concerns have been raised regarding the management's responsiveness, the maintenance of the park's infrastructure, and frequent utility disruptions. For those considering Sunny Acres as one of the "RV parks near me," it is crucial to contact the management directly at (815) 468-8101 or +1 815-468-8101 to obtain detailed information about RV accommodations, amenities, rates, and policies. Prospective RV guests must weigh the positive aspects of the community and location against the serious allegations of poor management and maintenance to determine if Sunny Acres meets their needs and expectations for an RV park in the Manteno area.

Sunny Acres Reviews
I’ve lived here growing up and about 8 years. Neighbors are great, community is awesome, and it’s right outside of town. But the management is the worst part. They are never in the office. They’ll tear up the park and not fix it such as broken pipelines. They break and tear up the ground but they don’t make the area they tore up look good as new. just leave mounds of dirt everywhere. Water gets turned off at least twice a month. Rent goes up every year and nothing gets fixed. Very hard people to work with in the office because they’re never there. And so many strict rules to live here. Always threatening people to tow their vehicles if they’re parked on the side of the road. Horrible management…
Sep 08, 2023 · Damian AIt was ridiculous to get approved to live here and it was a cash sale. I had to go back and forth for management because she did not know all that was needed. Kept sending me for more things. There are more stray cats here than I have ever seen in my life but there are no mice either, not even in the shed. I have a corner lot across from the park. I have lived here a year and never had problems with neighbors or crime. When my dog got loose during a storm people I did not even know who live here were driving around helping me search. The lot rent is not high because it includes your garbage and water.

Mar 29, 2025 · PanheadLove it here. Reasonable rent in great school district. Also they keep rules so it doesn't end up like the trailer park by Dennys. I will say they have alot of water main breaks and they will have to shut the water off for a few hours. Other than that very nice park as well as location.
