Oak Creek Estates Introduce
Oak Creek Estates is a mobile home park located at 1317 N Arthur Burch Dr, Bourbonnais, IL 60914, USA. For those searching for "RV parks near me" or considering the option of residing in a manufactured home community in the Bourbonnais area, Oak Creek Estates can be contacted at (815) 406-1843 or +1 815-406-1843 for inquiries. However, it is crucial for potential residents to carefully consider recent feedback from individuals who have lived in the community to gain a comprehensive understanding of the current living conditions and management practices.
Recent reviews regarding Oak Creek Estates present a starkly contrasting picture of the community. One detailed account from a former resident who lived there for two and a half years describes a multitude of significant issues. This individual reported a discrepancy with their security deposit return, claiming they were shortchanged by a substantial amount and that the amount returned did not logically align with their initial deposit or partial rent payment upon moving in. The reviewer explicitly advises potential residents to "beware" and suggests that the management may engage in questionable financial practices.
Furthermore, this former resident detailed several negative aspects of their living experience. Upon moving in, they allegedly found "dead roaches all over" the property. Throughout their tenancy, they reported having to "put up with drug dealers harassing" them and their guests, claiming to have security camera footage as evidence. Instances of theft from their yard were also mentioned. Significant maintenance issues included a hot water heater that took two weeks to repair and a furnace that failed twice, leaving them without heat for extended periods and necessitating the purchase of space heaters.
The former resident also expressed strong concerns about safety within the community, stating it is "not safe too many weirdos and up to no good people," and explicitly advising those with children to avoid the park. They also criticized the management's accessibility, claiming that the "management keeps the office lock don’t answer phones or return calls," which they identified as a "red flag." The escalating rent, with a reported 10% annual increase, was another major point of dissatisfaction, projecting a substantial rise in their monthly payment over a few years.
In a direct comparison, this reviewer, who also had experience with Tri-Star Estates, stated that they would "definitely recommend them over this joke," implying a significantly more negative experience at Oak Creek Estates, particularly concerning yard space and management quality for a similar price point.
In contrast to this highly critical review, another individual who stated they have lived at Oak Creek Estates "on and off for the last 10 years" offered a brief positive comment, stating that "This new management is changing the park for the better!" and that they have "no complaints." This contrasting viewpoint suggests that there may have been recent positive changes or that different residents have varying experiences within the community.
For those in the "RV parks near me" category, the provided reviews do not offer specific information about the suitability or amenities available for recreational vehicles at Oak Creek Estates. Potential RV visitors would need to contact the management directly to inquire about site availability, hookups (water, electricity, sewer), and any facilities such as restrooms, showers, or laundry. Given the serious concerns raised by a former long-term resident regarding safety and management responsiveness, RVers might also want to inquire about security measures and emergency contact procedures within the park.
Considering the significant discrepancies in the two available reviews, it is essential for prospective residents and RV visitors to approach Oak Creek Estates with caution and conduct thorough due diligence. The detailed negative account raises serious questions about financial transparency, property maintenance, safety, and management practices. While the brief positive comment offers a glimmer of hope for improvement under new management, it lacks the specific details needed to fully counter the extensive issues raised in the negative review.
For individuals considering Oak Creek Estates as a potential "RV park near me," it would be wise to inquire about the age and condition of the RV sites, the stability of utility hookups, and the overall environment of the park. Given the safety concerns mentioned, it would also be prudent to ask about security measures in place to ensure the well-being of visitors and their property.
For those contemplating mobile home living at Oak Creek Estates, the negative review highlights critical areas to investigate, including the transparency of financial transactions (security deposits, rent increases), the responsiveness of management to maintenance requests, the safety of the community, and the overall upkeep of the property. It would be beneficial to speak with current residents, if possible, to gain a broader perspective on the current living conditions and management effectiveness.
In conclusion, Oak Creek Estates in Bourbonnais, IL, presents a mixed picture based on the limited recent feedback available. A detailed negative review raises significant concerns about financial practices, property maintenance, safety, and management responsiveness, while a contrasting brief positive comment suggests potential improvements under new management. For those seeking "RV parks near me" or considering mobile home living at this location, it is strongly recommended to contact the management at (815) 406-1843 or +1 815-406-1843 to ask detailed questions about these specific concerns and to conduct a thorough personal assessment of the property and its current environment before making any commitments. It would also be prudent to seek out additional, more recent reviews or testimonials to gain a broader understanding of the current living experience at Oak Creek Estates.

Oak Creek Estates Reviews
So I moved in this place signed a 2 year lease gave them a security deposit that was over 760 dollars the returned 280 said my security deposit was 330 which doesn’t even make sense being the deposit is always equal to the rent never less I moved in on the 17th of November so my portion of the remaining rent was the 330 not my security deposit so beware they will steal from you and charge you for things others did. The place had dead roaches all over when I moved in when I moved out there’s no bugs I paid my rent every month on time kept my grass and yard clean put up with drug dealers harassing my guests and us the entire time I have videos from my security cam of such individuals constantly walking past my windows. We had things stolen from our yard multiple times our hot water heater went out it took them 2 weeks to fix. Our furnace went out twice both times we were without heat for a couple weeks had to buy space heaters now they are increasing rent 10% each year so the 756 I was paying will be 1023 in 2027 to live around complete trash. The management keeps the office lock don’t answer phones or return calls so that’s another red flag. I thought tri star estates was bad I’d definitely recommend them over this joke at least you’ll have a yard and better management for the same price. I called to ask where the rest of my money is but I’m pretty sure they are going to act dumb or just not return my call cause that’s the norm. I lived there 2 and a half years and management changed 5 times do yourself a favor and go rent a house it’s probably cheaper and definitely safer especially if you have kids it’s not safe too many weirdos and up to no good people.

How? Who knows so hopefully as I stated above hopefully with New management an a new office manager. They can get their *stuff* together.Lived here since 2009, it's been some years seeing an dealing with mess ups an unprofessional beings .
Mar 16, 2023 · KashmirSo, we do not live there, we were trying too. In June when COVID-19 restrictions were lifted a little, we made an appointment to look at a trailer. Go there at our scheduled time, after calling multiple times, finally got an answer & they let us know THAT morning they rented it out & didn’t have anything. But we were NEVER notified, & our appointment was never cancelled. Fast forward to today, have another appointment. & the site manager Jolene never wrote my info down that she had gotten from me, & left & didn’t tell anyone else in the office about it, & no one answered my calls. Poor management, & customer service. Jolene is also very rude on the phone, & they don’t answer the phones unless they want too. I’ll gladly take my business elsewhere. Their loss.🤷🏼♀️ALSO IM ONLY GIVING 1 STAR BC ITS MAKING ME.
Aug 27, 2020 · Kristina SmithMe and my lady Christine moved in here at Oak Creek about 4 years ago. We could not be happier since me moved in. Friendly neighbors all through the park. And great staff members that will take care of any problem you have. And what is best of all continual improvements to the park to make it a better and safe community for all the residents here at Oak Creek.
