Sunny Waters Mobile Home Park Introduce
If you are searching for "RV parks near me" with the possibility of long-term stays or are interested in mobile home living in the Norwich, Connecticut area, Sunny Waters Mobile Home Park, located at 252 Old Canterbury Turnpike, Norwich, CT 06360, USA, is a community that warrants consideration. You can reach them at (860) 222-3997 or +1 860-222-3997 for direct inquiries.
Based on the limited information available online, including resident reviews, Sunny Waters Mobile Home Park appears to be primarily a residential community focused on long-term mobile home living. One reviewer described it as a "nice park with friendly residents," suggesting a positive community atmosphere among those who reside there. This aspect can be a significant draw for individuals or families looking for a welcoming and neighborly environment for long-term living.
However, the same review details a challenging experience related to a potential mobile home purchase within the park. A park requirement regarding the conversion of an oil tank to propane was not communicated to the prospective buyer during the initial two-month period of mortgage and park approval. This lack of timely information resulted in significant financial losses for the buyer, including application fees, an appraisal fee, and a penalty for early withdrawal from an IRA used for a deposit. The seller, acting as power of attorney for the property, was reportedly unaware of this requirement, while the park stated they had advised the owners previously. Ultimately, the sale fell through due to the seller's decision to delay the propane conversion. This experience underscores the importance of thorough communication and clear understanding of park rules and regulations, especially regarding property transactions and required modifications.
Another reviewer expressed frustration with the lack of information available on what appears to be the park's website. The reviewer noted that the website seemed to be exclusively for residents, lacking details relevant to prospective residents or RVers. Specifically, the absence of pictures, general information about the park, pet policies, terms and conditions, and residency requirements was highlighted as a significant drawback for those considering Sunny Waters. This limited online presence makes it challenging for potential residents or long-term RV visitors to gather preliminary information about the community and its suitability.
Given the limited information and the focus on mobile home residency in the reviews, it is difficult to definitively ascertain the availability and specific amenities for RVs seeking long-term stays. While the platform category is "RV parks near me," the available information primarily pertains to mobile home living. If Sunny Waters Mobile Home Park does accommodate RVs for extended periods, the services and features might be geared towards a more permanent living arrangement rather than typical short-term RV park amenities.
Potential services and features that might be available at Sunny Waters Mobile Home Park (though not explicitly confirmed for RV guests) could include:
- Spacious lots: Designed for mobile homes, these lots might potentially accommodate larger RVs, offering ample space.
- Utility hookups: Essential for long-term stays, these would likely include electricity, water, and sewer connections. RV users would need to confirm the specifics of these hookups, such as electrical amperage.
- Basic infrastructure: This typically includes paved roads within the park and possibly street lighting.
- On-site management: A management office is usually present in mobile home parks to handle community matters and maintenance.
Amenities commonly found in dedicated RV parks, such as laundry facilities, communal restrooms and showers, recreational areas, or organized activities, are not mentioned in the available reviews. Therefore, it cannot be assumed that these are available to any potential long-term RV guests at Sunny Waters Mobile Home Park. Individuals interested in bringing an RV should specifically inquire about the availability of such amenities.
Similarly, information regarding pet policies is absent from the provided review. The reviewer looking for information specifically noted the lack of details on whether the park is pet-friendly. If you are traveling with pets, this is a crucial aspect to clarify directly with the park management.
Promotional information is not available in the provided text. To learn about any potential rates for long-term RV stays (if offered), residency fees for mobile homes, or any special offers, you would need to contact Sunny Waters Mobile Home Park directly. Their management would be the best source for accurate and current pricing details.
In conclusion, Sunny Waters Mobile Home Park in Norwich, CT, appears to be a residential community primarily focused on mobile home living, with a reported friendly atmosphere among residents. However, potential buyers or long-term RV visitors should be aware of the importance of clear and proactive communication regarding park rules and regulations, as highlighted by one negative experience. The limited online information necessitates direct contact with the park management to ascertain the availability of long-term RV accommodations, specific amenities for RVs, pet policies, and any applicable fees or requirements. While listed under the category of "RV parks near me," the available information suggests a need for thorough due diligence and direct communication to determine if Sunny Waters Mobile Home Park meets the needs of those seeking long-term RV stays in the Norwich area.

Sunny Waters Mobile Home Park Reviews
We think this is a nice park with friendly residents & attempted to buy a mobile home and it fell through, because an oil tank needed to be converted over to propane..per park requirements. No one bothered to tell us during the 2 months we were going through mortgage / park approval. This oversight cost us application park fees, ($35 per person), appraisal fee $375, and I took a penalty of $1600 on my IRA because I used IRA funds for my deposit on the home. Seller said they were not aware since they were POA for property and park said they advised owners years prior. It wasn't until day of closing seller (poa) backed out & decided they would wait to convert to propane and would refund my $3500 deposit. To start the process all over again is a grueling thought and my daughter was homeless at the time so we were desperate...this whole experience brought me to tears
Aug 04, 2024 · Jenny McKayI give this rate because I went to the website and is only for residents no pictures or information,I’m looking for a place small like me , don’t even said if it’s pet friendly, terms and conditions or requirements
Nov 15, 2023 · Maria JafriI have relatives who live there. Serious septice issues in this park. Several class action suits against the owners. Yards overfflow from septic systems. Unhealthy and unsafe. Do not recommend this park for anyone.
Apr 12, 2021 · bamf1962I was at Sunny Waters Mobile Park to drop-off some items for my sister-in-law in her newly purchased mobile home. Other home owners seemed nice and waved. I will update when I go back for a visit
