Sunset Village MHC LLC Introduce
For individuals and families exploring manufactured home living options in Marshalltown, IA, Sunset Village MHC LLC presents itself as a residential community. Located at 3202 S 12th St UNIT 13, Marshalltown, IA 50158, USA, this park primarily caters to those seeking a long-term place to reside in a mobile or manufactured home. While the platform category "RV Parks Near Me" often implies short-term stays for recreational vehicles, Sunset Village MHC LLC functions as a more permanent residential solution, offering lots for manufactured homes.
The environment of Sunset Village MHC LLC elicits a mixed perception based on the provided customer reviews. On one hand, the park is described as a "nice looking park," suggesting that the physical appearance of the community, including its landscaping, common areas, or the homes themselves, is generally appealing and well-maintained to a certain degree. This positive aesthetic contributes to a pleasant living environment for residents. However, this positive physical appearance is contrasted sharply by significant concerns raised regarding the management's impact on the overall living environment. The phrase "She makes the place look bad with poor representation of management" directly links the manager's professionalism to the perceived quality of the environment. An unresponsive or unhelpful management can create a frustrating and stressful living environment, irrespective of the physical upkeep. Therefore, while the park might be visually appealing, the administrative aspect significantly influences the lived experience of its residents, affecting the overall comfort and stability of the community environment. The mention of residents leaving due to unprofessionalism further underscores how management's actions directly shape the community's stability and atmosphere.
Regarding services, the feedback provided points to substantial issues related to management and resident support. The current manager, Julie, is described as "very unprofessional," someone who "will ignore anyone at all cost," "never answers her phone," and "refuses to be of help." These accounts suggest severe deficiencies in fundamental customer service and responsiveness. In a residential community, accessible and helpful management is a crucial service, as residents rely on them for addressing concerns, maintenance requests, and general assistance. The alleged lack of communication and refusal to help directly impacts residents' ability to resolve issues and can significantly diminish their quality of life. The complaint from a non-resident helping their mother, a resident, highlights that these service shortcomings affect not just the direct tenants but also their support networks, making "her life harder." This indicates a systemic problem with the provided management services. Furthermore, there is a serious allegation of "discrimination/denying for something someone did thirty plus years ago," which, if true, represents a failure to provide fair and equitable service, and potentially illegal practices. This aspect of service, pertaining to fair housing practices and tenant screening, is paramount for any residential community, and the review raises significant concerns about its application within Sunset Village MHC LLC. While the rent is noted as "fair," the quality of services related to management and fairness appears to be a critical concern for both current residents and prospective tenants.
The features of Sunset Village MHC LLC primarily include its provision as a residential park for manufactured homes. The park offers lots where individuals can own or purchase a trailer (mobile home) and pay "fair" monthly lot rent. This makes it an option for those seeking potentially more affordable housing in Marshalltown compared to traditional stick-built homes. The "nice looking park" indicates a visual feature that contributes to its appeal. However, the most prominent features highlighted in the reviews are related to the park's operational and human elements. The alleged "unprofessionalism" and unhelpfulness of the manager are significant negative features that directly impact resident satisfaction and retention. Conversely, the "fair rent" is a positive financial feature, making housing potentially more accessible. The serious concern about "discrimination" based on past actions, especially when "active felons living there currently" are mentioned, points to an inconsistent or unjust application of tenant screening policies, which would be a critical and concerning feature of the park's operation. This suggests a lack of transparency or fairness in who is allowed to reside in the community. The park's location in Marshalltown, IA, offers proximity to local amenities, services, and employment opportunities within the town, serving as a functional feature for its residents. The presence of mobile homes for sale, as implied by the accepted offer on a "trailer," indicates that the park facilitates the buying and selling of homes within its community, which is a common feature of such parks.
Promotional information for Sunset Village MHC LLC, if it were to objectively address the current feedback, would need to navigate a complex and sensitive landscape. For individuals searching "RV Parks Near Me" but specifically interested in long-term manufactured home living, the park would be positioned as a residential community in Marshalltown, IA, offering "fair rent" and a "nice looking park." The promotional message would need to carefully address the concerns raised by residents, perhaps by emphasizing a commitment to addressing feedback and striving for improved resident relations. The park's phone numbers, (641) 752-4114 and +1 641-752-4114, would be provided for inquiries. While the positive physical appearance and fair rent are attractive points, the significant negative feedback regarding management's professionalism and alleged discriminatory practices cannot be overlooked in an objective overview. Therefore, any communication would need to be very cautious and perhaps focus on the physical aspects and affordability, while implicitly or explicitly stating a dedication to improving resident experiences and addressing internal operational challenges. Prospective residents are strongly advised to conduct thorough due diligence, including visiting the park, speaking with current residents, and directly addressing any concerns about management and application policies before committing to a tenancy or purchase. The park's ability to attract and retain residents will largely depend on its capacity to acknowledge and effectively resolve these critical issues, transforming negative perceptions into positive experiences through tangible improvements in management and fairness.

Sunset Village MHC LLC Reviews
The current manager, Julie is just very unprofessional. She will ignore anyone at all cost. She never answers her phone and refuses to be of help. I am not a resident there but my mother does own a trailer there and Julie has been making her life harder. It doesn’t take much to DO YOUR JOB. I hope her higher ups can look into all she is (or not) doing to help the residents and find a better fit. She makes the place look bad with poor representation of management. I don’t blame those that have left because of her unprofessionalism.
Mar 14, 2024 · Chudier KongIt is a nice looking park.. rent is fair..my offer on a trailer was accepted but discrimination/denying for something someone did thirty plus years ago is harsh and unjust... when there are active felons living there currently.. I would still like to live in that park. And purchase the same trailer(if available) that I bid on months ago
May 12, 2022 · John MThis used to be a nice place to live but the new managers that just recently took over are horrible people! They discriminate alot! ( and that is not even the word for how they treat people)They are not friendly at all very rude people! They should not be working with the public at all. This lovely place to live will be a ghost town in no time with them running it!!! Mark and tiffany were awesome!! They will be greatly missed
Oct 15, 2020 · Cody HardingSeems to be a not so very friendly place to live. The office manager was a bit abrupt. I'm glad I don't have to live here.
Jun 11, 2024 · Terri JohnsonI love the layout and how well they keep the grounds. The clubhouse is great for parties and theres a map at the front so you're not likely to get lost if youre trying to visit a friend.
