Rolling Hills Mobile Home Park Introduce
For individuals exploring options on platforms like "RV Parks Near Me," Rolling Hills Mobile Home Park, located at 31100 653rd Ave Lot 119, Maxwell, IA 50161, USA, presents itself as a potential consideration. While primarily a mobile home park, some users searching for "RV Parks Near Me" might be open to longer-term stays in a mobile home park setting, or exploring mobile home ownership as an alternative to continuous RV travel. The park can be reached by phone at (515) 337-0726 or via mobile at +1 515-337-0726. To provide a comprehensive understanding for local users, this introduction will delve into the park's environment, services, features, and any discernible promotional information, based on available public feedback.
The environment at Rolling Hills Mobile Home Park presents a mixed impression, as gleaned from customer reviews. On one hand, there's positive feedback describing it as "Quiet, scenic" and a "peaceful community with friendly nice neighbors." This suggests an appealing natural setting and a welcoming social atmosphere among residents, which are significant draws for anyone seeking a stable and pleasant living situation, whether in a mobile home or a long-term RV. The change from "living in the city" is explicitly highlighted as a positive aspect, indicating that the park offers a more tranquil, rural, or suburban environment. On the other hand, a resident's review provides critical observations about the physical amenities, specifically the laundromat and its bathroom. Descriptions such as the "laundromat bathroom is a mess, they don't clean it" and "80% of them don't clean your clothes right" regarding the washers and dryers, point to issues with cleanliness and functionality in shared facilities. This contrasting feedback suggests that while the overall community feel and natural surroundings are positive, the maintenance and functionality of certain communal services might detract from the living experience for some residents. For users of "RV Parks Near Me" looking for a long-term spot, an environment with friendly neighbors and a peaceful setting can be very appealing, but issues with shared amenities like the laundromat are important practical considerations.
Regarding services offered at Rolling Hills Mobile Home Park, the provided information highlights the presence of a laundromat and a tornado shelter. However, the functionality and maintenance of the laundromat are subjects of concern. The review indicates that a significant portion of the washers and dryers are not effective, leading to an unsatisfactory laundry experience. The lack of cleanliness in the laundromat's bathroom is also explicitly mentioned. This feedback suggests that while the service of on-site laundry is provided, its quality and upkeep may be subpar. It's noted that "everyone has their own washer and dryers anyways," which implies that many residents opt for in-home laundry facilities, potentially mitigating the impact of the communal laundromat's issues for some. Another key service mentioned is the tornado shelter, located under the laundromat. This is a crucial safety feature, especially in areas prone to severe weather. However, a significant limitation highlighted is that it is "NOT handicapped accessible." This information is vital for potential residents with mobility challenges, as it directly impacts their safety and accessibility during emergencies. For a mobile home park, essential services typically include lot rentals with utility hookups (water, sewer, electricity), and while these are implied by the nature of a mobile home park, their specific quality or management is not detailed in the reviews. For those searching "RV Parks Near Me" and considering a long-term stay, the functionality of on-site amenities and crucial safety features like a tornado shelter are important services to evaluate.
The features of Rolling Hills Mobile Home Park, as described, include a quiet and scenic setting, a peaceful community with friendly neighbors, and the presence of a laundromat and a tornado shelter. The "quiet" and "scenic" attributes are significant natural features that contribute to a serene living experience, offering a respite from city life. The "friendly nice neighbors" indicate a positive social feature, fostering a sense of community which can be a key draw for many individuals seeking a stable residential environment. The availability of a laundromat is a convenient on-site amenity, although its operational issues are a noted drawback. The tornado shelter is a critical safety feature, providing a designated safe space during severe weather events. However, its lack of handicapped accessibility is a notable limitation that affects a segment of the population. For those exploring "RV Parks Near Me" with an eye towards a long-term residential solution, these features offer a blend of positive lifestyle aspects (peace, community, scenery) with practical considerations (on-site laundry, safety shelter). The implied feature of individual mobile home lots with utility hookups is fundamental to the park's operation, enabling long-term residency. The contrast between the positive social and environmental features and the functional issues with communal facilities is a key characteristic of this park.
Promotional information for Rolling Hills Mobile Home Park is indirectly conveyed through the positive aspects highlighted in customer reviews. The descriptions of a "Quiet, scenic" environment and a "peaceful community with friendly nice neighbors" serve as organic promotional messages. These testimonials suggest that the park's strengths lie in its tranquil atmosphere and positive social dynamics. For individuals searching "RV Parks Near Me" who prioritize a serene living environment and a sense of community over extensive amenities or perfect communal facilities, these aspects would be highly appealing. The mention of it being a "lovely change to living in the city" acts as a strong promotional point for those seeking a suburban or rural escape. While there are critical observations about the laundromat and its cleanliness, these are provided within the context of a resident's overall experience, where the positive aspects of the community itself still lead to an "okay" rating. This nuanced feedback effectively communicates what prospective residents can expect: a generally pleasant and quiet living environment, but with specific functional drawbacks in certain shared facilities. Therefore, the "promotion" is less about polished marketing and more about authentic resident experiences emphasizing the peaceful and communal aspects of the park.

Rolling Hills Mobile Home Park Reviews
It's an "okay" place, laundromat bathroom is a mess, they don't clean it. Laundromat washers and dryers; like 80% of them don't clean your clothes right but everyone has their own washer and dryers anyways, the tornado shelter under the laundromat is NOT handicapped accessible, okay neighbors but I wouldn't rate it 4.0 stars I'd rate it 2.5-3 stars and that's being biased cause I live here

Jan 26, 2025 · Brian K GallentineThe owners and the people around are like family. 2 years ago they helped us out with a place here when we had no help from no one in hard times. Today we finally bought our home and we have to say goodbye to a place that has nothing but good people. Thank you Mr. Jose , Edwin, and Michelle for everything we are thankful for the good hearts you guys have.
May 21, 2021 · Ashley ValenciaI have lived at rolling hills at two different times. Feb 2007 to July 2007 under one management company and Aug 2011 to Sept 2016 under a second management company. Both times I have lived there were great. The land lord is always willing to work with my situation. Anytime someone needed fixed they were right there to fix it(provided I remembered to call them) even if the damage was due to my family. I have lived in 4 different trailers - at all stages of their "lives". Updates were done when something needed to be repaired. I would recommend the park to anyone who was asking. The rent is reasonable and management is wonderful.
Jan 13, 2017 · Marisa TaylorMy experience has been one of the best renting from them. They help me when my furnace breaks down, or have a question regarding general up keep. The staff is nice and professional. Keep it up Rolling Hills MHP.
