Sunnybrook Introduce
For individuals exploring options on platforms like "RV Parks Near Me," Sunnybrook Mobile Home Park, located at 5975 NE Berwick Dr, Berwick, IA 50032, USA, may appear as a listing. While primarily a mobile home park, some users searching for "RV Parks Near Me" might consider such a park for longer-term residency or exploring mobile home ownership as an alternative to continuous RV travel. The park can be reached by phone at (641) 243-1106 or via mobile at +1 641-243-1106. To provide a comprehensive understanding for local users, this introduction will delve into the park's environment, services, features, and any discernible promotional information, based on publicly available customer feedback.
The environment at Sunnybrook Mobile Home Park, as described by the available customer reviews, is depicted as extremely challenging, unsanitary, and potentially hazardous to health. The most severe issue highlighted is the presence of "raw sewage bubbling up in between our yard and our neighbors yard," and horrifyingly, even appearing in boiled water, leading to the conclusion that residents are "brushing our teeth bathing cleaning our houses with s***!!!" This constitutes a severe public health crisis within the park. Beyond the sewage problem, residents report "streets of all that ruined our car," indicating poor road conditions that cause vehicle damage. Persistent flooding in yards, despite residents' attempts to mitigate it by bringing in "dump loads of dirt," suggests inadequate drainage and infrastructure. Furthermore, the presence of "garbage containers in the street with garbage stacked on top blowing everywhere" contributes to an unkempt and unsanitary visual and physical environment. The overall picture painted is one of neglect and significant environmental degradation, making it a highly undesirable place to live. For users of "RV Parks Near Me" seeking a safe, clean, and healthy living environment, the described conditions at Sunnybrook Mobile Home Park would be an extreme red flag.
Regarding services at Sunnybrook Mobile Home Park, the provided information strongly suggests a complete breakdown in management and maintenance, rendering essential services effectively nonexistent or severely deficient. Residents report "no management or maintenance out here," indicating a profound lack of responsiveness to critical issues. The repeated attempts to contact various authorities—"Call the city of Des Moines city of Ankeny and Polk county Call Sunnybrooke emailed Havenpark Management LLC even went so far as to call 911"—with no resolution, demonstrates a severe failure in service delivery and accountability. The critical issue of raw sewage directly reflects a failure in wastewater management, a fundamental service of any residential park. The problem with garbage management, where management "won't ever do anything about it," points to a complete disregard for basic sanitation services. When residents attempt to file complaints, they are allegedly told to "call the police," who in turn state it's a "management problem," creating a bureaucratic loop of inaction. For a mobile home park, essential services include lot maintenance, utility provision, and a responsive management team to address issues. The reviews indicate a catastrophic failure in all these areas, leading to a "most difficult situation that I have ever had for a place to live." For those searching "RV Parks Near Me" with expectations of even basic services, the described situation at Sunnybrook is indicative of a park that fails to provide fundamental residential support.
The features of Sunnybrook Mobile Home Park, based on the provided customer feedback, are unfortunately defined by its significant operational failures and health hazards. The most prominent feature is the recurring and unaddressed issue of "raw sewage" and contamination, which is not only a severe health risk but also an egregious environmental concern. The poor condition of the roads is another key feature, contributing to vehicle damage and inconvenience. The presence of unmanaged garbage further characterizes the park's environment. A distinct feature, or lack thereof, is the absence of effective management and maintenance, leading to a state of disrepair and neglect. The reported unresponsiveness of both on-site management and the overarching Havenpark Management LLC is a critical feature, highlighting a systemic problem in accountability and resident support. The desperate plea from a resident to "CALL THE CIVIL RIGHTS ATTORNEYS START A CASE AGAINST SUNNYBROOK" signifies a feature of extreme resident dissatisfaction and a breakdown of the living contract. While the park offers mobile home lots, the conditions and lack of essential services make these lots practically unlivable. For individuals using "RV Parks Near Me" to find a long-term residential solution, these features paint a highly alarming picture of a community fraught with severe health and living problems.
Promotional information for Sunnybrook Mobile Home Park is completely negated by the overwhelming and extremely graphic negative customer reviews. Instead of any positive promotion, the available information serves as an urgent and severe warning to prospective residents. The explicit and repeated declarations of "it's been hell living out here," "WE'RE LIVING IN A SHIP POOL PEOPLE IN A S*** POOL," and "Would not recommend to anyone looking for a place to call home" function as the strongest possible anti-promotional messages. The detailed accounts of raw sewage, contaminated water, damaged vehicles, and unaddressed garbage issues directly contradict any positive image a park might attempt to project. The desperate call for legal action ("CALL THE CIVIL RIGHTS ATTORNEYS") underscores the severity of the living conditions and the residents' distress. For users of "RV Parks Near Me" who conduct thorough research, this park's online presence, as represented by these reviews, effectively communicates a critical health and safety hazard. The information available does not present any positive promotional aspects whatsoever; instead, it provides a comprehensive and alarming warning against considering Sunnybrook Mobile Home Park for any form of residency.

Sunnybrook Reviews
JUST PUT AN UPDATE ON JUST KEEP READING TILL THE END JUST PUT IT ON DECEMBER 30TH 2024. Three years it’s been hell living out here. The streets of all that ruined our car. We brought two dump loads of dirt in ourselves and paid for it because our yard kept flooding and no one cared. It was still flooding so we built ground decks so you have to walk in the mud. Now wehave raw sewage bubbling up in between our yard and our neighbors yard. Call the city of Des Moines city of Ankeny and Polk county Call Sunnybrooke emailed Havenpark Management LLC even went so far as to call 911. So like I said if anyone sees this living out in Sunnybrooke right now andhave the same problemDECEMBER 30TH 2024SO THOSE ARE NEW PICTURES OF AS OF LAST NIGHT AT Roger 129 STRAIGHT ACROSS THE STREET FROM ME WHERE IT HAD HAPPENED TO BE FOR. WE HAVE NO MANAGEMENT OR MAINTENANCE OUT HERE. AND WHAT YOU'RE LOOKING AT RIGHT THERE IS A POND OF RAW SEWAGE. BUT WHAT GETS ME THE MOST IS WE'RE NOT EVEN ON A BOIL BAN BUT WE'RE STILL BOILING OUR WATER AND TODAY I WAS MAKING COFFEE AND MY PAN LOOKS FUNNY SO I TOOK A SMALL PIECE OF PAPER TOWEL WITH IT AND KIND OF CLEAN THE MIDDLE OUT THERE WELL IF YOU CAN SEE THERE'S RAW SEWAGE IN MY PAN AFTER BOILING IT FOR LIKE THREE WHOLE MINUTES. SO WE HAVE BEEN BRUSHING OUR TEETH BATHING CLEANING OUR HOUSES WITH S***!!! I DON'T KNOW IF SOME OF YOU PEOPLE ARE JUST AFRAID TO SPEAK UP BUT I'LL SPEAK UP FOR ALL OF US WE'RE LIVING IN A SHIP POOL PEOPLE IN A S*** POOL.. IF YOU DON'T LIKE LIVING HERE CALL THE CIVIL RIGHTS ATTORNEYS START A CASE AGAINST SUNNYBROOK. BUT IF YOU DO LIKE LIVING WITH THE POOP MORE POWER TO YOU WEIRDOS
Apr 03, 2025 · Jill Atess65This is the most difficult situation that I have ever had for a place to live. Management letting people leave their garbage containers in the street with garbage stacked on top blowing everywhere. They won't ever do anything about it. Would not recommend to anyone looking for a place to call home. If you call office to file a complaint they tell you to call the police and then the police tell you that it's a management problem. I am at a loss of what to do. Very disappointing😞
Nov 06, 2023 · Randy AtessI have lived in SunnyBrook mobile homePark 3 years this past May, I have been through many managers and a lot of changes.I just wanna say wow! We are super fortunate to have our current manager, Angel is an Angel for real. Just want to let her know and allll the peeps reading this review how grateful I am for her, this girl knows her stuff, and she may be tiny? ( I could like stick her in my pocket) haha kidding but really she is mighty. It’s so nice to get someone that has her knowledge and expertise. She is an awesome gal and we love her. Thanks again Angel for being so amazing, I told Angel she was amazing and her humble self just said Kim I am just doing my job, if everyone on the planet was as dedicated to their job we would all be better humans… thanks Sunnybrook for this gem of a manager…
Jul 20, 2023 · Kimberley WatsonHorrible roads and speed bumps. Even at slow speed the pot holes could take out the front end of your car. SMH Oh and I feel like there are more cats for tenants than people lol
Apr 30, 2024 · Amy GermanThis park has been a blessing since we have moved in. They are there to assist with anything you need. Since Jessica has taken over things seem to be running a lot smoother. The park will be getting a uplift this year witch isn't a bad thing we can all have a new look :) I would recommend this park to my family and friends its clean and quite. You need anything at all they are there. Thanks Sunnybrook for all you do!
