Fairfax Community - Pleasant Valley Introduce
For individuals exploring options on platforms like "RV Parks Near Me," Fairfax Community - Pleasant Valley, a mobile home park located at 4333 Parkridge Ave, Pleasant Hill, IA 50327, USA, may appear as a listing. While primarily a mobile home park, some users searching for "RV Parks Near Me" might consider such a park for longer-term residency or exploring mobile home ownership as an alternative to continuous RV travel. The park can be reached by phone at (515) 265-4320 or via mobile at +1 515-265-4320. To provide a comprehensive understanding for local users, this introduction will delve into the park's environment, services, features, and any discernible promotional information, based on publicly available customer feedback.
The environment at Fairfax Community - Pleasant Valley, as depicted by the sole available review, raises significant concerns regarding resident safety, comfort, and the overall atmosphere. The reviewer explicitly gives the park a "BIG NO STAR" and advises caution, even urging potential residents "not even try to live there." A key aspect of the described environment is the alleged presence of management staff, specifically Gary, engaging in concerning behaviors such as "creeping in windows, half naked for most seasons, asking visitors who they're seeing and why?" This type of behavior, if accurate, would create an extremely unsettling and unsafe living environment, directly contradicting the fundamental expectation of privacy and security in a residential community. The reviewer also states they "haven't felt safe there for awhile." Furthermore, the claim of racial prejudice from Gary towards Mexican residents, referring to them as "them people," would foster a discriminatory and hostile environment for a significant portion of the park's population. The narrative also indicates that management, including Linda and Gary Cashatt, allegedly created a punitive atmosphere for residents who asserted their rights or discussed community issues. This suggests a restrictive environment where open communication and resident organizing are discouraged. The continuous surveillance mentioned, with Gary "driving all day and nights at all hours" and Linda "speeding through the park," adds to a feeling of being constantly monitored and potentially harassed. For users of "RV Parks Near Me" seeking a long-term, stable, and safe living environment, the described conditions at Fairfax Community - Pleasant Valley would be a critical deterrent.
Regarding services at Fairfax Community - Pleasant Valley, the available information primarily focuses on the alleged deficiencies and problematic practices rather than positive offerings. While the park would inherently provide lot rentals with utility hookups (water, sewer, electricity) as a mobile home park, the nature of services appears to be marred by issues with management. The reviewer recounts problems with "lot rent go up several times a year," which, if true, indicates unpredictable and potentially unfair financial practices. The lack of transparency and apparent disregard for residents' rights are highlighted, suggesting that the basic administrative services related to tenancy are poorly executed. The eviction process described, attributed to an alleged false violation ("not picking up after my dogs while it was rainy or right after," despite the yard being "always clean"), points to a service environment where rules are selectively enforced or used unfairly. The reviewer also mentions issues with the park's sales process, where management was "weren't interested until we had to give it back to the bank after our eviction, all of a sudden my home is for sale by management." This suggests a predatory approach to property ownership and sales within the community. For those searching "RV Parks Near Me" and considering long-term residency, the services provided by management are crucial for a positive experience. The information available suggests that these services are highly problematic, potentially leading to financial exploitation, unfair evictions, and a lack of proper support for residents.
The features of Fairfax Community - Pleasant Valley, as described, are heavily weighted by the alleged negative aspects of its management and community environment. The most prominent "feature" highlighted is the alleged unprofessional and concerning behavior of individuals in management roles, specifically Gary and Linda Cashatt. This includes alleged invasion of privacy, harassment, racist remarks towards Mexican residents, and punitive actions against residents who assert their rights. The alleged pattern of frequent rent increases and the selective enforcement of rules also stand out as key features of how the park operates. The difficulty for residents to sell their homes independently, particularly in contrast to the management's apparent interest after eviction, suggests a challenging and potentially exploitative property transfer process. While the park provides mobile home lots, the manner in which these lots are managed and the residents' rights within them are highly contentious features. The reviewer's detailed account, including the loss of their custom-built home, underscores a feature of high risk and potential loss for residents. For individuals using "RV Parks Near Me" to find a long-term living solution, these reported features paint a picture of a community where residents' well-being and investments may be at risk due to management practices.
Promotional information for Fairfax Community - Pleasant Valley is completely overshadowed by the overwhelmingly negative customer review. Instead of conventional promotion, the available information serves as a stark warning to prospective residents. The reviewer's explicit "BIG NO STAR" rating and strong advice to "be careful" and "not even try to live there" act as powerful counter-promotional messages. The detailed narrative of alleged harassment, discrimination, unfair evictions, and financial exploitation effectively discredits any potential positive promotional claims the park might make. The reviewer's willingness to provide further details via Facebook Messenger ("I'll be more then helpfull to answer your concerns") signifies the depth of their negative experience and their desire to inform others, essentially transforming their review into a direct public advisory. For individuals searching "RV Parks Near Me" who conduct due diligence by reviewing online feedback, this park's online presence, as represented by this review, strongly discourages consideration. The information available does not present any positive promotional aspects but rather functions as a comprehensive warning about potential risks associated with residing in this community.

Fairfax Community - Pleasant Valley Reviews
Well well! I'm giving plesant valley mobile park a BIG NO STAR ... So if anyone lives or thinking about living there ,I'd be careful!! To be honest you should not even try to live there if you do then try to sell and move on ...We lived at lot 64! I had that home build from the floor up the way we wanted to live 2000 sq ft home , I designed it as well its a beautiful home that cost us a pretty penny with all those decks and black railing .. you cant beat having a hook up for your tv in front of the master room toilet ...all just so it can be taken from us.. thats right! And it will happen to you.. i havent felt safe there for awhile .. Gary creeping in windows, half naked for most seasons , asking visitors who there seeing and why? . so i had my home for sale for a couple of years because we knew we couldnt move it .. i even ask Linda and fairfax the company and they wernt interested until we had to give it back to the bank after our eviction, all of a sudden my home is for sale by management, Heartless management..we moved in at the end of April in 2018 had our lot rent go up several times a year.. If Gary or Linda Cashatt did not like you or your letting them know what rights we have and confront them we where bad people.. they don't want the Residents in a group talking about what really goes on .. i was tired of Gary driving all day and nights at all hours plus Linda speeding through the park after we get violated for it .. there wasnt a day that went by that someone broke some type of violation .. we literally got evicted in November of 2023.. the eviction was over not picking up after my dogs while it was rainy or right after.. but let me tell you my yard was always clean.. but they keep petafials stay there. Gary is racist toward Mexicans and that was a good population in the park .. He calls them .. THEM PEOPLE. my husband heard it straight from the horses mouth..I have years and years to talk about this community park so if you want to know anything please contact me through FACE BOOK messenger I'll be more then helpfull to answer your concerns..
