Val-Vista Estates Introduce
Val-Vista Estates, located at 6901 SE 14th St #111, Des Moines, IA 50320, USA, functions as a residential mobile home park primarily offering long-term living solutions for manufactured homes. While it may appear in searches for "RV Parks Near Me," its core purpose is to provide permanent or extended housing options. This introduction aims to provide an objective overview of the park, drawing on the available address information and direct feedback from its residents, managed by Stevens Homes and Communities.
The environment within Val-Vista Estates, as described by residents, presents significant concerns that potential occupants should carefully consider. While the physical layout of the park is not explicitly detailed, the focus of the reviews centers on the social and administrative environment. One severe concern highlighted is a resident's experience with a non-renewal of lease without explanation, especially in the context of being a "victim of domestic violence" that occurred while residing there. This raises questions about the park's support systems and its handling of sensitive resident situations, painting a picture of an environment that might lack empathy or understanding in challenging circumstances. Furthermore, the claim of "discriminatory people" and an attempt to "claim my trailer as abandoned through small claims court" despite consistent rent payments suggests a potentially hostile or uncooperative administrative environment. The micro-management of personal property, evidenced by attempts to "fine me for having a child’s scooter, trike, and 2 ft tall slide in my yard," even when the "house and lawn were immaculate," indicates a stringent and potentially intrusive enforcement of rules that impacts the personal living space. While the park is situated in Des Moines, offering urban proximity, the internal social and administrative environment, as depicted by these reviews, suggests a challenging place to reside for some. Prospective residents are strongly advised to investigate these environmental aspects thoroughly, as they significantly impact the quality of life within the community.
The services provided by Val-Vista Estates are primarily centered on lot rental for manufactured homes, managed by Stevens Homes and Communities. However, the feedback from residents indicates significant issues with the quality and responsiveness of these services, particularly regarding customer interaction. One resident explicitly states, "Stevens Homes and Communities customer service could definitely be improved," highlighting a lack of flexibility. The inability or unwillingness to schedule "tours outside of their regular business hours," coupled with an apparent lack of understanding that "people have work commitments," suggests that the park's administrative services are not accommodating to the needs of working individuals. This rigidity in scheduling reflects poorly on the overall customer service, a critical component for a residential community. Furthermore, the refusal to allow a resident to "pay lot rent after my non renewal went into effect," despite a desire to do so, points to an uncooperative and potentially punitive approach to lease management. This directly impacts a fundamental service: the ability to secure and maintain one's residence. While the park provides basic utility hookups for water, sewer, and electricity to the leased lots, the quality of administrative and management services, particularly in contentious situations, appears to be a significant concern. The provided phone numbers, (515) 285-5929 and +1 515-285-5929, serve as contact points, but residents' experiences suggest that interactions may not always be helpful or accommodating. The core service of providing a lot is present, but the accompanying customer service and administrative flexibility appear to be considerable weaknesses.
The features of Val-Vista Estates, based on resident feedback, largely pertain to the administrative and relational aspects of the community rather than physical amenities. A key feature is the strict enforcement of rules, even for seemingly minor infractions like children's toys in a "clean" yard. This indicates a management style that is highly focused on maintaining a specific aesthetic, potentially at the expense of resident comfort or family-friendliness. The non-renewal of a lease without clear explanation, coupled with allegations of discriminatory practices, is a significant feature that defines the perceived transparency and fairness of the park's operations. The attempt to "claim my trailer as abandoned through small claims court" despite proof of timely rent payments highlights a feature of aggressive legal tactics employed by the management. This level of conflict resolution is a concerning feature for potential residents. The rigid scheduling for tours and appointments, as mentioned by a prospective customer, is a feature of the park's customer service that affects accessibility. The underlying management entity, Stevens Homes and Communities, is thus a defining feature of the park, as their operational approach heavily influences the resident experience. While the park offers a location for manufactured homes, the prominent features highlighted in the reviews are primarily negative aspects related to management practices, rule enforcement, and customer service. There is no information provided about specific physical amenities like playgrounds, clubhouses, or community events, which are features often sought in mobile home parks. The focus of the available feedback is on the challenging administrative environment rather than community-enhancing features.
When considering Val-Vista Estates, any "promotional information" would ideally highlight the benefits of living in a mobile home community in Des Moines. However, the severe and explicit negative reviews from residents significantly impact any potential positive promotion. The claims of lease non-renewal without cause, alleged discriminatory practices, and aggressive legal actions are critical pieces of information that would deter many prospective residents. The consistent theme of poor customer service and inflexibility from Stevens Homes and Communities would also be a major point of consideration. There is no public information available regarding specific sales promotions for homes, rental incentives, or community events typically used to attract residents. The core offering is the provision of lots for manufactured homes for long-term residency. Prospective residents should use the provided phone numbers, (515) 285-5929 and +1 515-285-5929, for inquiries. However, it is paramount that any individual considering Val-Vista Estates undertakes extensive due diligence. This should include visiting the park in person, carefully observing the common areas, and critically, attempting to speak with current residents to gather firsthand accounts beyond the provided reviews. Furthermore, all lease agreements, park rules, and any associated fees should be reviewed meticulously by an independent party, if possible, before signing. Given the serious nature of the complaints, particularly those concerning discrimination and legal disputes, Val-Vista Estates appears to be a community where prospective residents, especially those looking for a long-term home under the "RV Parks Near Me" category, must proceed with extreme caution and a full understanding of the potential challenges involved.

Val-Vista Estates Reviews
Would not renew my lease and would not tell me why. I’m a victim of domestic violence and became that while there. They are terrible discriminatory people. They refused to let me pay lot rent after my non renewal went into effect. They are attempting to claim my trailer as abandoned through small claims court. I paid my rent a week early every month and have the rent receipts to prove it. They attempted to fine me for having a child’s scooter, trike, and 2 ft tall slide in my yard. My house and lawn were immaculate these really are terrible people.
Jan 22, 2025 · Kaia CruzStevens Homes and Communities customer service could definitely be improved. They aren't flexible with scheduling tours outside of their regular business hours, and it seems they don’t understand that people have work commitments. This reflects poorly on the type of community they advertise as a 'place for home.' If you're lucky enough to schedule anything outside their hours, consider yourself fortunate. Just my honest opinion.
Dec 19, 2024 · Cindy GIt seems that time with family is limited. The parking time is limited and a new policy was made and it pohibits viechels to be parked outside the parking space. Through this family gatherings and family events are discarded, making it depresive and disapointing that future planned family gatherings and events must be discarded due to them having a selfish and unconscious heart that is unaware and careless of their residents' assets.
Feb 06, 2025 · Josue DiazThis place is a joke. Scammed me out of $5,000 and I had then signed the trailer back over to the park, and he filed the eviction on me without me even knowing. After I was already gone. Andrew is the definition of low. I would stay as far away from this property as you can. Even these 2 new ladies in the office are a joke. If you don't give them a 90 day notice (I gave a 30day) they will charge you for 3 months!! This whole place is a scam and the owners of this place just don't care and won't return a call.
Feb 06, 2025 · Brittney RugglesAs a vendor it is a pleasure to work with the company. The managers are very knowledgeable and work hard to get things accomplished in a timely manner. We look forward to working with them as we know when we need something they are quick to respond. The parks are kept up and are very nice.
