The Meadows Introduce
For individuals and families exploring "RV Parks Near Me" with an emphasis on long-term residency for manufactured homes, or for those seeking a semi-permanent spot for their RV in a residential community, The Meadows, located at 2525 County Line Rd, Des Moines, IA 50321, is a property that may appear in their search. You can reach The Meadows directly at (515) 285-3757 or via mobile at +1 515-285-3757 for inquiries. It is important to clarify that while the platform category is "RV Parks Near Me," The Meadows functions as a mobile home park, meaning it primarily caters to manufactured homes, although some mobile home parks do have provisions for long-term RV placements, depending on the park's specific policies and available sites.
The environment of The Meadows, as described by long-term residents, indicates a community that has experienced notable changes over time. While the general environment would typically be that of a residential mobile home park, with individual lots and homes, the quality of life within this environment has been a point of significant discussion. Residents highlight a drastic change in the park's management, with a perceived decline in responsiveness and service compared to previous teams. This shift in management has seemingly impacted the overall living experience within the community.
Regarding services and features, The Meadows advertises various amenities that contribute to a community lifestyle. These include a "playground" and a "pool." However, the functionality and maintenance of these amenities have become a major concern for residents. The playground equipment is noted as being "FIFTY-FIVE years old," suggesting a lack of significant upgrades or modernization, which can detract from its appeal, especially for younger residents. The swimming pool, once consistently available, is now rarely open, with residents stating they are "lucky if it ever opens." This indicates a severe limitation on a key recreational feature that contributes to the park's advertised lifestyle. Furthermore, issues extend to essential utilities and shared facilities. Residents report "almost always at least one, usually more, water main breaks during the winter, which means we go without water until they fix it." This frequent disruption to a basic necessity significantly impacts daily life and reflects potential underlying infrastructure issues. Shared laundry facilities also face problems, with "three of the dryers in the mailroom have been down OVER A YEAR and plus one or two washers never work," despite residents paying increased lot rent. These details paint a picture where the advertised "lifestyle and amenities" are "FAR FROM what they say and show," leading to resident dissatisfaction.
A central feature of living at The Meadows is the lot rent, which has been a prominent point of contention. Residents report that "My lot rent has gone up almost $200" and that "The lot rent goes up constantly." This consistent increase in living costs, juxtaposed against a perceived decline in services and maintenance of amenities, creates a significant disjuncture for residents. For those considering the park for "RV Parks Near Me" with a long-term perspective, this rapidly escalating cost without corresponding service improvements is a critical financial consideration. The inability to get a hold of management is another key feature, with residents stating, "They NEVER answer the office phone and DEFINITELY NEVER return your call when you leave a message." This lack of communication affects various aspects of living, from addressing maintenance issues to managing community services.
Promotional information for The Meadows, based on the provided reviews, would need to acknowledge the significant gap between advertised amenities and actual resident experience. While the park aims to attract residents with promises of a community lifestyle and specific facilities, the reality for long-term residents involves aging or non-functional amenities, frequent utility disruptions, and unresponsive management. One critical piece of advice for potential residents is to "Be cautious of handing over a deposit to rent the clubhouse. MAKE SURE YOU GET A RECEIPT." This warning stems from a reported incident where a deposit for a clubhouse rental was allegedly not returned, and the park claimed it had been retrieved by a family member who had no knowledge of it. This highlights a serious concern regarding financial transparency and accountability, which is vital for any prospective resident. The sentiment from long-term residents, such as "if my trailer weren't so old I would move it. I can't, so this is where I'll CROAK," underscores a sense of being trapped by their investment in an older mobile home within a community that no longer meets their expectations.
For anyone searching for "RV Parks Near Me" in the Des Moines area, particularly for a long-term commitment, The Meadows presents a complex picture. While it offers a structured residential environment for manufactured homes and potentially compatible RVs, the recent history, as conveyed by long-term residents, suggests significant challenges in terms of management responsiveness, the upkeep of advertised amenities, and rising living costs. It is imperative for any prospective resident to conduct thorough due diligence, including an in-person visit, detailed inquiries about all fees and utility responsibilities, and a direct conversation with management about their plans for addressing current resident concerns. Reviewing lease agreements carefully and seeking testimonials from current residents, if possible, beyond online platforms, would be highly advisable before making a commitment to The Meadows.

The Meadows Reviews
I have lived here for 8 years. Things have drastically changed since they replaced the old office team. The other girls were just so sweet and helpful. They almost always answered the phone. IF you had to leave a message it was ALWAYS returned. My lot rent has gone up almost $200. The playground has equipment they had at my elementary school FIFTY-FIVE years ago. The pool was always available, now we're lucky if it ever opens. There's almost always at least one, usually more, water main breaks during the winter, which means we go without water until they fix it.They NEVER answer the office phone and DEFINITELY NEVER return your call when you leave a message. Be cautious of handing over a deposit to rent the clubhouse. MAKE SURE YOU GET A RECEIPT. I got sick and had to cancel my event; when several attempts were made to get my $100 deposit back, they said my grandson had come and gotten it. He did not, he didn't know anything about my deposit. They are constantly moving in homes but can't make sure the lifestyle and amenities they advertise are real, they are FAR FROM what they say and show. Yes, if my trailer weren't so old I would move it. I can't, so this is where I'll CROAK.
Mar 28, 2025 · Kim MackieI've been here 15 years. The lot rent goes up constantly but yet you can never get a hold of anyone in the office and three of the dryers in the mailroom have been down OVER A YEAR and plus one or two washers never work but yet they up our lot rent ALL THE TIME. I get a kick out of the good reviews getting a response from them but not the bad ones
Nov 07, 2024 · ChrisGreat place to live, it’s not a “trailer park”, it is a mobile home community.
Apr 18, 2025 · R “F I TL U - I KL U” BI have been living in this community for 4 months, I really enjoy living here, I'm glad I chose to be a resident. Kristi and Renee have been so amazing! I can laugh, talk and joke with them! I have always been able to let them know the issues I have and they resolve them. This is also the first community I lived in where they give back to there resident/ the children. I have seen cotton candy days, suckers in the office. And appreciation for resident on holidays. Thank you Meadows community and most importantly Kristi and Renee who such amazing ladies!!
Nov 29, 2023 · Thomas OakleyMy family and I moved in a few weeks ago and our new home is beautiful! We love kid friendly the neighborhood is. When we turned in a maintenance list, it was done the following day and things they couldn’t do that day they took measurements so they could get the material. My family is very thankful to call The Meadows our new home.
