Sunshine Village Introduce
Local users searching for "RV parks near me" in the Lakeland, Florida area who are considering a long-term stay at a mobile home park should be aware of significant negative feedback regarding Sunshine Village, located at 1234 Reynolds Rd, Lakeland, FL 33801, USA. Customer reviews paint a concerning picture of rising costs, safety issues, poorly maintained or inaccessible amenities, and instances of theft. This introduction aims to provide an objective overview based on the available reviews, strongly urging potential residents to exercise extreme caution. For direct inquiries, the park can be reached at (863) 665-3439 or +1 863-665-3439.
Serious Safety Concerns and Negative Interactions:
One reviewer raised significant safety concerns, stating that "some kids here are really bad and will try to steal and hurt you." This is an alarming accusation that should not be taken lightly by potential residents, especially those with children or concerns about personal safety within their community. This isolated comment suggests a potential lack of supervision or security within the park that could lead to negative interactions and even criminal behavior.
The same reviewer also described the park as "kind of dirty with animal doodoo," indicating a lack of consistent cleanliness and potential issues with pet waste management within the community grounds.
Rapidly Increasing and Unaffordable Lot Rent:
A major and repeated complaint concerns the escalating cost of living at Sunshine Village. One long-term resident stated, "It’s gotten to be an expensive place to live! Lot rent has increased drastically three times since I moved here! Leaving it a very unaffordable place!" This rapid inflation of lot rent poses a significant financial risk to residents, potentially making it unsustainable for those on a fixed income or with tight budgets. The reviewer strongly advises against buying property in the park, warning, "do not buy property here because not only will you have a mortgage, You will have the expensive lot rent."
Furthermore, the park's late fee policy is described as punitive, with a charge of "$50 a week until you pay it in late fees." This could quickly add a substantial financial burden to residents who are even a little late with their rent payments.
Poorly Maintained and Inaccessible Amenities:
The condition and availability of amenities at Sunshine Village appear to be severely lacking. One reviewer noted that the pool is "never really open because some people can’t respect it!" This suggests issues with rule enforcement around the pool area, leading to its frequent closure and depriving residents of a key recreational amenity. The same reviewer also mentioned a basketball court that was "very good" but noted a broken tennis area that had not been repaired.
Another long-term resident corroborated the issue of poorly maintained and inaccessible amenities, stating, "The property is always unkept- the pool, and laundry room always locked." The laundry room being consistently locked presents a significant inconvenience for residents who rely on these facilities.
The clubhouse, which could serve as a valuable space for community events, is also reportedly unavailable. The reviewer stated, "They have a clubhouse that could really benefit the residents for events such as birthday parties but it has never been available in the almost 4 years I’ve been here." This lack of access to a communal space further diminishes the quality of life for residents.
Security Concerns: Package Theft:
Security appears to be another area of concern at Sunshine Village. One resident reported multiple instances of package theft, including attempts to steal packages from their porch and instances where packages were delivered to the wrong residence and kept, including "my kids Christmas presents!!!!" These incidents indicate a potential lack of security measures or a problem with dishonest individuals within the community, leading to a sense of insecurity for residents.
Environmental Concerns: Dirty Grounds and Untrustworthy Lake:
As mentioned earlier, one reviewer described the park as "kind of dirty with animal doodoo," suggesting inadequate grounds maintenance regarding pet waste. Additionally, while there is a lake behind the pool where fishing is possible, the reviewer strongly advised against eating the fish, stating, "you can catch fish in there but I wouldn’t eat it if I were you!!!" This raises concerns about the water quality of the lake and potentially the overall environmental management of the park.
Lack of Responsibility for Natural Events:
Adding to the list of concerns, one reviewer warned, "It’s all on you if a tree falls…" This suggests that the park management may not take responsibility for damage caused by natural events such as falling trees, potentially leaving homeowners within the park to bear the full cost of such incidents.
Positive Aspects: Quiet Family Community (Overshadowed by Negatives):
Despite the numerous and serious negative comments, one long-term resident did note, "I don’t really have any complaints about the other Tenants here. It’s pretty much a family community and everybody Is pretty quiet." This suggests that there might be a generally peaceful atmosphere among the residents themselves. However, this positive aspect seems to be significantly overshadowed by the issues related to safety, cost, maintenance, and management.
Implications for Potential "RV Parks Near Me" Seekers:
Local users searching for "RV parks near me" in Lakeland who are considering a long-term stay at Sunshine Village should be extremely cautious. The multiple negative reviews highlight significant concerns regarding safety, rapidly increasing and unaffordable lot rent, poorly maintained and often inaccessible amenities (pool, laundry room, clubhouse), instances of package theft, a dirty environment, and a lack of responsibility from the park for natural events. While the community is described as generally quiet and family-oriented, these positives appear to be outweighed by the numerous and serious drawbacks.
Potential residents should carefully consider the financial risks associated with unpredictable and drastic increases in lot rent, the safety concerns raised by reports of theft and potentially harmful individuals, and the significant inconvenience of frequently locked or poorly maintained amenities. The lack of management responsibility for natural events is also a crucial point to consider for homeowners.
Services and Features (Based on Reviews):
Based on the available reviews, the features and services at Sunshine Village appear to include:
- Basketball court (reportedly good)
- Former tennis area (broken and not repaired)
- Pool (frequently closed due to disrespectful users)
- Lake (for fishing, but consumption advised against)
- Laundry room (frequently locked)
- Clubhouse (never available for resident use in almost 4 years)
- Generally quiet family community (among tenants)
Information on other typical mobile home park services and amenities (e.g., general grounds maintenance - beyond the reported animal waste issue - pet policies, organized activities) is limited or absent in the provided reviews.
Promotional Information and Availability:
No promotional information or details about current vacancies are provided in the available data. Individuals who, despite the overwhelmingly negative reviews, still wish to inquire about residency at Sunshine Village should contact the management directly using the provided phone numbers. It would be essential to ask very pointed questions about the current lot rent and any history of increases, the security measures in place to address theft and ensure resident safety, the accessibility and maintenance schedule for the pool and laundry room, the availability of the clubhouse, and the park's policy regarding liability for damage from natural events. Any information provided by management should be carefully considered in light of the serious concerns raised by former and current residents.
Conclusion:
Sunshine Village in Lakeland, Florida, appears to be a mobile home park with significant and concerning issues based on recent customer reviews. The combination of safety concerns, rapidly increasing and unaffordable lot rent, poorly maintained and inaccessible amenities, instances of theft, a dirty environment, and a lack of management responsibility for natural events paints a picture of a potentially negative living experience. Local users searching within the "RV parks near me" category for a long-term stay are strongly advised to exercise extreme caution and thoroughly investigate these issues, perhaps by speaking with current residents independently of management, before considering Sunshine Village as a place to live. The numerous red flags raised in the reviews suggest that potential residents may find a more stable, safe, and well-maintained living environment elsewhere in the Lakeland area.

The basketball court was very good but I can see that they used to have a tennis area as well but it broke; also, some kids here are really bad and will try to steal and hurt you. The park is okay it’s just kind of dirty with animal doodoo and the pool is never really open because some people can’t respect it! Behind the pool has a lake and you can catch fish in there but I wouldn’t eat it if I were you!!!

Nov 09, 2024 · Nicole A.I moved here less than 2 months ago. My experience has been great. The property is well managed and maintained. The pool is well maintained and the playground is perfect for my son. The office has always been great, starting with my initial visit. This is my first experience in a manufactured home community. Amber has been incredibly helpful with all of my questions and assisted me any time I've needed help. She made the process very simple and pain free. Anyone looking to live in the area, should be sure to come check this community out. The review from someone a month prior to mine seems to be from someone with a personal issue with the office. I have a 6 year old son. He rides his bike in the parking lot almost daily under my supervision, uses the playground daily and loves going to the pool. We have never encountered issues such as broken bottles, used condoms, mean dogs or nails in the streets or overflow parking area. The teens can get loud at the pool and use profanity, but my experience has been to speak to them and remind them of the rules that they've been respectful and complied whenever I've spoken with them.
Oct 16, 2023 · Ken MIt is quiet to live here, in some houses it is not the same, but if you are going to buy a house it is not a good idea. They cut off the water more times than you imagine and the truth is that it is annoying, the administration says it is for maintenance but the water still smells horrible, cats are another thing if you don't like animals, you have to tolerate them no matter what because they get into your cars 😓 and scratch the paint, and the playground, although they have already changed them and are new, the cats continue to urinate there and it is not good for the children
May 26, 2024 · Millet GarcíaSunshine village is a great place to live it’s definitely one of the cleanest and well maintained trailer park communities I’ve lived in. All the people that live here are very nice and everyone is to themselves I have no problems with nosy neighbors and you don’t have to worry about anybody stealing anything from your property cause everyone looks out for each other. Management is awesome here! Vicky is great she has helped my family and I since day one that we moved in here. She will help you to the fullest on any situation that you have in the community. I’m definitely making sunshine village a permanent home for my family and I. Thank you Vicky for everything you do!
