We have lived here for 7 years and in the beginning it was a great place to start off with our little new family. The neighbors are amazing. Super friendly and welcoming. This community is for all ages! We have two pools, a big fishing pier, boat launch, clubhouse, two shuffleboard areas and a basketball net for kids. Our Park also is located right alongside the Indian River and it is beautiful! You do see a lot of dolphins and manatees and other wildlife that I don't think you would be able to see unless you lived alongside the river. BUT the people just just recently bought the park are awful! They raised our amenities way over the legal percent; TWICE so far, and are forcing a lot of our residents to leave because of high payments. There is no opt out for the amenities even if you don't use any of the things I previously mentioned. A lot of us own our land, but the ones who rent theirs are also facing huge payment increases. The new owners took 1/2 our fishing pier and put a gate up, added boat slips and rented them out for $400 a pop, so we no longer have access to the best part of the pier. It really is a shame. The only thing they have done so far is added some street signs, added dog poo bags and fixed up our front pool that was falling apart for years. The shuffle boards are never used and are disintegrating and for some reason they took the basketball net away and never replaced it. We have nothing for kids to do here which is really sad since there's so many of them now. Also, our water bill has never been what they claim on the website. Taxes are also a bit much unless you have homestead. This place has so much potential, but the new owners only want money... They don't care about the residents sadly... Just wanted to be honest about what's going on here.

Jul 13, 2021 · Barbara Parler1) Not a Retirement Community—open to all ages!2) In October 2022 an investment company looking to make a profit off the community purchased some of the rental lots and the contract for providing amenities to the residents and immediately raised the amenities fees by 45%.3) While most of the homes and lots are owned by the residents, and NOT by the investment company, it is was totally unexpected and is a big change for this small, close community and will likely prove a challenge for both the property owners and the investment company.5) Terra Mar is known as small, peaceful, close knit community on the beautiful intracoastal waterway that has enjoyed an “old-time Florida” feel. The hope is that the community will continue to maintain the unique quality of living they appreciated before it was bought by non-resident investors, but only time will tell.

Two swimming pools Clubhouse and I wish I owned a boat.Yeah if you had a boat I mean even as just a skiff. it's a paradise. Paradise. and then even better Cape Canaveral, NASA they shoot off more Rockets lately. then they have been in one to two decades. great viewing place just enjoy to watch. this is Florida living. get to stay too long to become Island time without being on out on Island. good neighborhood.
