Tierras Altas Introduce
For local users in McKinney, Texas, who are exploring residential options and might encounter mobile home parks while searching under the category of "RV parks near me," it is crucial to understand the nature of these communities and to carefully consider all available information before making a decision. Tierras Altas, located at 2201 S State Hwy 5, McKinney, TX 75069, USA, primarily operates as a mobile home park, offering lot rentals for individuals who own their manufactured homes. You can contact them at (972) 562-4300 or +1 972-562-4300 for inquiries about residency. However, it is imperative to note that recent customer reviews paint a concerning picture of the management and living conditions at Tierras Altas.
While the search term "RV parks near me" often leads to temporary accommodation options for recreational vehicles, mobile home parks like Tierras Altas offer a more permanent or long-term residential setting. Residents typically lease a plot of land and are responsible for their own homes. The quality of life in such communities heavily depends on the management and the enforcement of park rules.
The available customer reviews for Tierras Altas are overwhelmingly negative and raise serious concerns for potential residents. One reviewer went as far as to call it "the worst manufactured home community you could choose," citing "overpriced lot rent" and "severely idiotic office personnel." This individual expressed sympathy for current residents who feel "stuck living there" and warned others against moving into the community, suggesting that doing so would be akin to "getting shafted." This strongly negative sentiment should be a significant red flag for anyone considering Tierras Altas.
Another, more detailed review provides specific allegations of mismanagement and abuse of power by the current manager, Adriana Valdes. This reviewer recounts multiple negative interactions, including alleged attempts to overcharge for adding a family member to the lease, providing an expired lease document, and questionable charges for property maintenance items. The reviewer also claims that after contesting these charges by referencing the expired lease, they received a 60-day notice to remove their trailer from the property. This sequence of events suggests a retaliatory and potentially unfair management style.
Furthermore, this detailed review describes significant issues with park maintenance, specifically mentioning damage to the reviewer's trailer roof caused by falling tree branches during a storm in 2021. The reviewer alleges that the park owner refused to assist with the repair costs, leaving the residents to bear the financial burden themselves. This lack of support for property damage caused by what could be argued as inadequate maintenance of park-owned trees is a serious concern.
The same reviewer also details instances of what they perceive as unreasonable and financially motivated rules imposed by the current manager. These include alleged fines for not painting trailers or installing blinds, even if residents had curtains. The reviewer also claims that residents are required to inform the office before selling their trailers, suggesting an undue level of control over residents' property rights. The reviewer contrasts the current management with a previous manager, Lucy, who they describe as nice and helpful, implying a significant decline in management quality since the change.
The financial aspects of living at Tierras Altas, as described by this reviewer, also raise concerns. They mention an annual rent increase of $130, bringing their total monthly payment to over $1050, in addition to separate charges for water, trash, and sewer. The reviewer explicitly states that they do "not recommended" Tierras Altas based on their experiences.
Given these highly negative and detailed accounts, potential residents searching for "RV parks near me" who might be considering a longer-term stay in a mobile home community should exercise extreme caution regarding Tierras Altas. The allegations of mismanagement, unfair fees, poor maintenance, and potentially retaliatory actions by the management paint a concerning picture of the living environment.
Due to the severity and consistency of the negative feedback, it is difficult to objectively present any positive aspects of Tierras Altas based on the available internet information. The reviews do not mention any positive features, services, or environmental benefits of the community. Therefore, this introduction must primarily serve as a warning based on the experiences shared by former and current residents.
Local users in McKinney, TX, who are considering Tierras Altas as a potential residential option found through a broader search for "RV parks near me" are strongly advised to:
- Exercise Extreme Caution: The negative reviews highlight potentially serious issues with management practices and the overall living environment.
- Conduct Thorough Personal Investigation: Do not rely solely on the limited and negative online feedback. If you are still considering Tierras Altas, it is crucial to visit the property in person, speak with current residents (if possible), and ask detailed questions of the management regarding fees, rules, maintenance, and tenant rights.
- Seek Legal Advice if Necessary: If you have concerns about the allegations of unfair treatment or potential violations of tenant rights, consider seeking advice from a legal professional specializing in landlord-tenant law.
- Explore Other Options: Given the negative feedback, it would be prudent to thoroughly explore other mobile home communities or RV parks in the McKinney area that have more positive or at least less concerning reviews.
In conclusion, while Tierras Altas is a mobile home community in McKinney, TX, the available online reviews are overwhelmingly negative, citing significant issues with management, fees, maintenance, and community rules. Local users searching for "RV parks near me" who come across Tierras Altas and are considering a long-term stay should proceed with extreme caution and conduct very thorough due diligence before making any decisions. The negative feedback suggests a potentially problematic living environment that may not be suitable for many individuals or families.

Tierras Altas Reviews
The worst manufactured home community you could choose. Overpriced lot rent with severely idiotic office personnel. If getting shafted is what you’re in to then this is the place for you. I feel sorry for the people that are stuck living there.

Nov 09, 2024 · Cindy MillanThis place has gone through so many management changes. They keep increasing rent for the lots. They have rules yet do not enforce them. No concerns for child safety. I have concerns that also need to be addressed in a timely manner. Can someone in corporate contact me back? I sent an email for someone to contact me. Ana (in office) had to nerve to ask me what concern is it to have kids riding bikes up in down here? How about the fact that everyone drives over the speed limit and there’s kids who are unsupervised. Im talking about ages 3-8. I get it that child safety is not YOUR concern but it should be being your property. Do not move here if you care about your property or kids. I had a kid attempt to get on my motorcycle and luckily my camera caught it in time. If he would have fell and damaged my bike or himself what then? Exactly.
Feb 09, 2022 · DefyingGravityNice community. Just needs to fix roads and pothole (several at entrance). Those speed bumps are not designed for low cars. Also, it needs a better and more visible sign up front. I am always missing the entrance when visiting.Update: I have revisited, and after some months, I can see they have made a lot of changes. They have paved all of the streets. New street signs. Torn down the sign up front. Im assuming to make it nicer and more visible. They added a new gate with code entry that is a bit narrow. They also changed all the speed bumps. They still haven't fixed the pothole as you enter the community. Great impoverishments those.
Aug 30, 2023 · Jay HallFirst of all I like Miss Lucy a lot she is the manager at the front I have lived here for 28 years and I cannot afford to live here anymore the rent keeps going up I live on a fixed income but my rent keeps still going up every year for the last 4 years so I have reached my limit I have tried to talk to Miss Lucy's supervisor I believe she is misshill and we did not solve nothing but my lot rent is just absolutely going through the roof so and I get that everybody are everything has gone up but I think that what they're doing to people on a fixed income it's not right so if your middle aged live on a fixed income don't move here the rent goes up every year and I have no way of contacting the owners of this place Larry dolly was the formal owner and I don't know who owns this place now so if anyone knows about the owner please let me know I will not be having a Christmas this year I cannot afford to.
