Timber Creek Mobile Home Park Introduce
For individuals and families seeking "RV parks near me" in the Wichita, Kansas area, Timber Creek Mobile Home Park, situated at 1302 E MacArthur Rd, Wichita, KS 67216, USA, presents itself as a potential residential option. This introduction aims to provide a detailed and objective overview of Timber Creek Mobile Home Park based on the publicly available customer reviews, allowing local users to make informed decisions. It is important to note that the provided information offers contrasting perspectives on the living experience at this park.
One customer review paints a very negative picture of Timber Creek Mobile Home Park, strongly recommending that it deserves "0 stars." This reviewer alleges a significant discrepancy between the advertised condition of a rental unit ("high quality and well maintained") and its actual state, claiming that the health inspector condemned the unit within 45 days of occupancy. Furthermore, serious accusations are made against the landlords and the on-site maintenance man, describing them as "very untrustworthy."
The negative review details alarming incidents, including allegations of the police being called under false pretenses and harassment during the process of moving out. Even more concerning are the claims that access to the unit was denied for a couple of days, during which time the maintenance man allegedly entered the property and caused damage in an attempt to support the landlord's accusations. The reviewer also states that their personal property was deliberately destroyed. Adding to these severe allegations are claims of a significant bug infestation problem and issues with wild animals within the park. The overall sentiment of this review is that Timber Creek Mobile Home Park is a "terrible place to be" that prioritizes financial gain over the health and safety of its residents.
In stark contrast, another reviewer offers a more positive, albeit nuanced, perspective. This individual acknowledges that Timber Creek is an "older Mobile Home Park that is on the decline in population." However, they express satisfaction with having a "very good neighbor" and specifically praises "Murray," the handyman in the park. This suggests that despite potential drawbacks, there are positive interpersonal relationships and helpful individuals within the community. The reviewer also mentions being helped by a couple of other neighbors, indicating a degree of neighborly support and intimacy within the park, which they seem to enjoy.
The contrasting nature of these two reviews highlights the complexity of assessing Timber Creek Mobile Home Park. While one account details severe issues related to property conditions, management trustworthiness, and safety concerns, the other points to positive aspects of the community and the helpfulness of some individuals within it. It is important for prospective residents to consider both of these viewpoints when evaluating this property.
The negative review raises serious concerns that should not be overlooked. Allegations of renting out substandard housing, untrustworthy management and maintenance, harassment, property damage, and health and safety issues are significant and warrant careful consideration. The claims of bug infestations and wild animal problems further contribute to a potentially undesirable living environment.
On the other hand, the positive review, while acknowledging the park's age and declining population, focuses on the positive social interactions and the helpfulness of neighbors and the handyman. This suggests that there may be a sense of community and support among some residents, which can be an important factor for those seeking a long-term living situation.
Given the limited information available and the strongly opposing views expressed in the two reviews, it is crucial for anyone considering Timber Creek Mobile Home Park as one of their "RV parks near me" to conduct thorough due diligence. This should involve a physical visit to the property to assess its current condition, the state of the individual units, and the overall environment of the park. If possible, speaking with current residents directly could provide valuable insights into the day-to-day living experience and the responsiveness of the management to resident concerns.
Prospective residents should specifically inquire about the age and condition of available units, the procedures for maintenance and repairs, pest control measures, and any policies regarding safety and security within the park. Addressing the serious allegations raised in the negative review directly with the management may also be prudent, seeking clarification and understanding of their perspective and any steps taken to address such issues.
The mention of a declining population in the more positive review could have implications for the overall atmosphere and the availability of amenities or community activities, although these are not detailed in the provided information. It is important to ascertain the current occupancy level and whether this has any impact on the services and upkeep of the park.
In conclusion, the available reviews for Timber Creek Mobile Home Park present a mixed picture. While one reviewer highlights positive community aspects and helpful individuals, the other raises significant concerns about property conditions, management practices, and safety. For local users searching for "RV parks near me," Timber Creek Mobile Home Park requires careful consideration and thorough investigation before making a decision. The serious allegations in the negative review should be treated with due caution, and prospective residents are strongly advised to conduct their own independent assessment to determine if this park meets their standards for a safe, comfortable, and well-managed living environment. Without direct contact information for the management provided in the reviews, interested parties will need to visit the listed address to inquire further.

Timber Creek Mobile Home Park Reviews
Place deserves 0 stars. Unit was rented out under the statement that it was "high quality and well maintained." Health inspector condemned the unit in less than 45 days. Landlord's are very untrustworthy and the maintenance man on site is also untrustworthy . They called the police under false pretenses, harassed us while we were moving our items out of the unit and denied us access for a couple of days. In that time frame, the maintenance man went inside and caused damage inside, in an attempt to back up the landlord's accusations (since their attempt to call the police for vandalism didn't play in their favor and neither did the false burglary report.) The maintenance even had the nerve to destroy our property. The park has a bug infestation problem, a wild animal problem and overall is a terrible place to be. The park does not care about the health or safety of it's residents. They only care about money.
