The Towneship at Clifton Manufactured Home Community Introduce
For local users in the Wichita, Kansas area searching for "RV parks near me," it's important to understand that The Towneship at Clifton Manufactured Home Community, located at 3232 S Clifton Ave Unit 117, primarily offers long-term residency for manufactured homes rather than short-term RV sites. While the platform category might include various housing options, this introduction will focus on The Towneship at Clifton as a potential residential community for those interested in manufactured home living in Wichita.
The online reviews for The Towneship at Clifton present a somewhat contrasting view, highlighting both positive aspects of the community and significant issues with the home buying/financing process. One recent resident, who has lived in the community for four months, offers a positive initial impression. They commend the Homeowners Association (HOA) for maintaining the cleanliness and aesthetic appeal of the community, noting that it doesn't feel like a typical "trailer park." This suggests that the HOA plays an active role in upholding community standards and potentially enhancing the overall living environment. The reviewer also found the HOA to be "quite flexible" in their interactions, which can contribute to a positive resident experience.
A significant feature mentioned in this positive review is the availability of "in-house financing" for those looking to buy a home within The Towneship at Clifton. This could be a considerable advantage for potential homeowners who might face challenges securing traditional financing. Having on-site financing options can streamline the purchase process and make homeownership more accessible. Additionally, the reviewer notes that the soil is "lush and good for growing," and residents are allowed to personalize their yard space as long as it is kept clean, suggesting a degree of freedom and encouragement for gardening and outdoor enjoyment.
However, another review presents a very negative experience specifically related to the process of trying to purchase a home within The Towneship at Clifton. This prospective buyer describes their experience as "Disgusting!" They allege being persistently asked for information by the finance company but were never contacted when additional information was needed from them. Despite making "SEVERAL CALLS TO CONFIRM INFORMATION" and waiting for a month, they were informed that they had lost the house due to allegedly not providing information in a timely manner. This was despite an initial timeline that projected a move-in date in February (pushed back from the original December/January timeframe).
The negative reviewer also mentions being pre-approved and paying a $500 down payment to secure the property. They now face a 30-day wait to receive their money back from a "holding company." Adding to their frustration, they were told that the community would start looking for another home for them, but it would be "much smaller" than the one they had initially selected. The reviewer characterizes this as a "bait and switch" tactic and strongly advises potential buyers to "Beware!!" They express relief at not proceeding with the purchase given their negative experience.
Considering the category "RV parks near me," local users might encounter The Towneship at Clifton in their search. However, it is crucial to recognize that this is a manufactured home community focused on long-term residency. The services and features are tailored to this model, including lot rentals for manufactured homes and, as highlighted, in-house financing for purchasing homes within the community. Short-term RV amenities are not likely to be available.
The environment of The Towneship at Clifton, according to one resident, is well-maintained and aesthetically pleasing due to the HOA's efforts. The lush soil and allowance for gardening suggest a potentially green and pleasant setting. However, the negative review does not comment on the physical environment of the community itself, focusing instead on the problematic purchase process.
The features of The Towneship at Clifton appear to include the presence of an active HOA that maintains community standards, in-house financing options for purchasing homes, and the allowance for residents to personalize their yard spaces. The availability of in-house financing is a notable feature that could attract potential homeowners who might not qualify for traditional mortgages.
There is no specific promotional information available online for The Towneship at Clifton beyond the experiences shared in these reviews. The positive review could be seen as a form of promotion, highlighting the community's cleanliness, flexible HOA, and in-house financing. Conversely, the negative review serves as a strong caution against pursuing homeownership within the community due to alleged mishandling of the purchase process.
For local users searching under "RV parks near me," The Towneship at Clifton is not a relevant option. However, for those considering long-term manufactured home living in Wichita, Kansas, the information gleaned from these reviews is crucial. The potential benefits of a well-maintained community with in-house financing are attractive. However, the serious allegations of mishandled transactions, delayed timelines, and bait-and-switch tactics during the home buying process cannot be ignored. Prospective buyers should proceed with extreme caution and conduct thorough due diligence before committing to purchasing a home in this community.
Potential residents interested in renting a lot for their existing manufactured home might have a different experience than those looking to purchase. The positive review from a current resident suggests that the day-to-day living experience within the community can be positive, with an active and flexible HOA. However, even for lot renters, the negative review regarding the finance company and communication issues could be a cause for concern regarding the overall management's efficiency and communication practices.
In conclusion, The Towneship at Clifton Manufactured Home Community in Wichita, Kansas, offers a community with an active HOA that strives to maintain its appearance and provides in-house financing for home purchases. While one resident reports a positive experience with the HOA and the community environment, another prospective buyer details a severely negative experience with the home buying process, alleging poor communication, significant delays, and bait-and-switch tactics. Local users considering this community for long-term manufactured home living should carefully weigh these contrasting experiences and conduct thorough independent investigation into the purchase and leasing processes.

The Towneship at Clifton Manufactured Home Community Reviews
The HOA keeps everything looking clean and less trailer park ish. I thought I would hate them but they have been quite flexible with us. Also they have in house financing if you are buying a home here. The soil is lush and good for growing which they let us do to the dirt what we want as long as it looks clean. I've been here 4 months and so far love it all.
Aug 08, 2023 · Jordan (Jordan Sarvela)Disgusting! We were hounded to get information to the finance company, yet never were called when they needed additional information. Was called today that even though it would be FEBRUARY before we got the title and could move in (originally it was middle of Dec. to 1st of January) they felt we did not provide info in a timely manner, and had lost the house! Even after we had made SEVERAL CALLS TO CONFIRM INFORMATION and a month of waiting and back and forth. We were told we were pre approved and to secure the property with $500 down. Now I have to wait 30 days to get my money back from the "holding company" Yes, they said they would start looking for another home. However, it will be much smaller than the home we selected. No thanks! Bait and switch isn't my jam. Buyer beware!! Guess we should be thankful.
Nov 26, 2024 · AmyStreet light is out management will not try and fix it. They fixed it once before but out of nowhere it stopped working again the pole is slightly slanting. And the roads are horrible because the trash truck and UPS guy keeps running it over and causing holes the management will just stick paper after paper on your dore complaining about things you are doing wrong. I've lived here for 15 years and watched everything go down the drain. Cats are also populating like crazy and can't get a good night sleep without hearing cats fighting or mating under your house or your porch. The office people will "accidentally" run over a water meter and we will be out of water for the whole day without notice which causes pipes to freeze and since we own the home whatever happens on the house is our responsibility to fix it. When they open the pool they start to up everyone's water usage. The office will not answer phone calls to save themselves I've watched them ignore a ringing phone before. The ork is decent it has all 4 swings till the kids come and break them down. Security pulled my dad over. He profiles him and it hurts my dad's feelings because we've stayed here for 15 years going on 16 next month. This place is full of crazy people. I watched the high school kids go wait at the bus stop and a man pooped the curb to drop his kids off and was threatening a young man trying to fight home from what I saw. Younger kids team basketballs bikes basically anything you have out so try to keep everything locked up. The office doesn't like it when you have messy stuff they always write it down on a piece of paper and stick it to your door. And if it is something they have to fix they will charge you 5p dollars for the most ridiculous things. Don't get stuck here like I did for 15 years It is not worth it in the end. The management also spent slow trailers for moving stuff you have to rent a spot in storage and if you are getting rid of old furniture or anything you have to take it up to the very back of the trailer court. Sometime people just leave the furniture outside and maintenance will pick it up in 1 to 3 Business days.
Jan 17, 2024 · Reyna RamirezI have lived here now for two going on three years. It is a really quiet park. I feel safe here. I have read some of the other reviews and I do agree with some. I too have called the office and they didn't answer. I do understand that they get busy because there are only two of them there. I blame the company for that, they want our money but don't want to pay for extra office help or maintenance people. And some of us could help out by picking up our trash and watching our children so they don't break the swings and other things in the park. Part of this is OUR RESPONSIBILITY. We need to teach our children to respect others property. Okay now I will get off my soap box now.
Jun 04, 2023 · Diane TruaxI used to live on the west side of town. It was so noisy and loud. I absolutely love it here. It is so quiet, you wouldn't think it would be with the turnpike and k-15 so close. Our neighbors are great and we love our home. The first manager that was here wasn't so great, but the one that is here now is awesome. And the maintenance guys are great. Shout out to Skylar he is a great maintenance man!!! I give this park a 12 out of 10.
