Mobile Manor Estates Introduce
For local users in the Wichita, Kansas area searching for "RV parks near me," it is important to note that Mobile Manor Estates, located at 2206 W MacArthur Rd 8 Office, is a mobile home park offering long-term residency and does not typically cater to short-term RV stays. While the platform category might include various housing options, this introduction aims to provide an objective overview of Mobile Manor Estates based on the available online reviews for those considering it as a potential long-term living community.
The online reviews for Mobile Manor Estates present a stark contrast in resident experiences, highlighting both positive and significantly negative aspects related to the property management and the overall community environment. One positive review praises the property manager, Bobbi, in glowing terms. The reviewer describes her as the "best property manager I have ever dealt with," emphasizing her willingness to go "above and beyond" for her renters. They recount a personal experience where Bobbi was supportive and understanding during a difficult month, highlighting her empathy and problem-solving skills. This reviewer also notes Bobbi's dedication to maintaining the property's appearance and her efficiency in handling repairs and other issues. Furthermore, they describe the community as "great" and "nice and quiet" with a welcoming atmosphere where residents are "treated very well." Even when the reviewer had to move due to downsizing, they reported that Bobbi was understanding, leaving a lasting positive impression of the management.
However, a subsequent review paints a drastically different and highly critical picture of Mobile Manor Estates. This reviewer strongly advises others to "Avoid This Place," labeling it a "Scam and Unprofessional." They allege that the park engages in deceptive practices related to application fees and utilizes a "shady and unreliable" company for background checks. The reviewer claims that their landlord was never contacted for verification, despite the park's assertion otherwise. This raises serious concerns about the transparency and integrity of the application process.
Beyond the application process, this negative review criticizes the park's pricing, stating that the rates are "outrageous" for what they describe as "outdated trailers." This suggests that the value proposition of living at Mobile Manor Estates might be questionable in the eyes of this reviewer. Furthermore, they describe the management as "beyond unprofessional," though specific examples beyond the application process are not detailed.
Perhaps the most concerning allegations in the negative review pertain to the community environment and the management's practices regarding home purchases. The reviewer claims that the community is "full of people struggling with drug issues and thieves," painting a picture of an unsafe living environment. They also accuse Shelly and the rest of the staff of being primarily motivated by financial gain. The most alarming accusation is that the management allegedly brags about their ability to prolong the home purchase process and arbitrarily decide whether a resident is a "good candidate" for purchasing a home. The reviewer claims that if the management deems someone unsuitable, they purportedly take all the money saved towards the house and evict the resident, leaving them in a worse financial situation. This paints a potentially predatory and exploitative picture of the management's approach to residents seeking to become homeowners within the community.
Considering the category "RV parks near me," local users encountering Mobile Manor Estates should clearly understand that it is a mobile home park with long-term residency as its focus. The services and features are geared towards this model, including lot rentals with utility hookups for mobile homes. Short-term amenities for RVs are unlikely to be available.
The environment of Mobile Manor Estates is portrayed very differently in the two reviews. One describes it as "nice and quiet" with a great community, while the other depicts it as having a significant drug and theft problem. This stark contrast makes it difficult to form a definitive objective assessment of the community's atmosphere without further information or multiple perspectives. The location in Wichita might offer proximity to city amenities, but the internal environment of the park seems to be a point of contention.
The features of Mobile Manor Estates, based on these reviews, are somewhat ambiguous. The positive review highlights a supportive and efficient property manager who ensures the property looks good and handles repairs promptly. This suggests a level of service that prioritizes tenant well-being. However, the negative review implies a lack of professionalism and potentially unethical practices related to applications and home purchases. The outdated trailers mentioned by the negative reviewer could also be considered a feature (or lack thereof) that impacts the living experience.
There is no specific promotional information available online for Mobile Manor Estates. The primary information comes from these contrasting resident reviews. The positive review could be seen as a form of promotion, highlighting the positive aspects of the management and community. Conversely, the strongly negative review serves as a significant deterrent, warning potential residents of alleged scams and unprofessionalism.
For local users searching for "RV parks near me," Mobile Manor Estates is unlikely to be a suitable option. However, for those considering long-term mobile home living in Wichita, Kansas, these reviews offer critical insights. The potential for excellent property management, as described by one reviewer, is appealing. However, the serious allegations of scamming, unprofessionalism, and a problematic community environment raised by the other reviewer cannot be ignored. Prospective residents must weigh these conflicting accounts carefully.
Given the gravity of the accusations in the negative review, local users considering Mobile Manor Estates should exercise extreme caution and conduct thorough due diligence. This should include attempting to speak with multiple current residents to gain a broader understanding of the community and management. Inquiring specifically about the application process, fees, lease agreements, and the process for purchasing homes within the park would be advisable. Verifying the condition and pricing of available mobile homes is also crucial. The significant discrepancies in the provided reviews underscore the importance of independent investigation before making any decisions about residing at Mobile Manor Estates.
In conclusion, Mobile Manor Estates in Wichita, Kansas, presents a complex picture based on the limited online reviews. While one reviewer praises the property manager and the quiet community, another alleges serious issues with scamming, unprofessional management, and a problematic community environment. For local users seeking long-term mobile home living, these contrasting experiences highlight the need for thorough investigation and caution before considering Mobile Manor Estates as their future residence.

Mobile Manor Estates Reviews
The best property manager I have ever dealt with. She ( Bobbi )goes above and beyond for her renters. I went through a hard month once and she was amazing. Did not make me feel bad and work through it with me. Not only is she very good to the renters she makes sure the property looks great and she gets things done when there is a repair or anything else. The community is great I was hoping to stay with them but am having to down size and the manager was great when I had to tell her I was gonna have to move. So if you are looking for a great place that are great to there renters. Hit them up. It’s nice and quiet place where you are treated very well.
Feb 22, 2025 · Cory LeeAvoid This Place – Scam and UnprofessionalThis place is a complete waste of time and money. They scam you for application fees, and the company they use for background checks is shady and unreliable. They claimed to have contacted my current residence for verification, but my landlord never received anything. For a trailer park, their prices are outrageous— especially for the outdated trailers. and the management is beyond unprofessional. The community is full of people struggling with drug issues and thieves, and Shelly and the rest of the staff are only in it for the money. They even bragged about how they have the power to drag out the purchase process for years, deciding at their discretion whether or not you can purchase a home. If they decide you’re not a “good candidate,” they take all the money you’ve saved toward the house and kick you out— leaving you stuck with even more financial burdens.Stay far away from this place unless you want to be scammed and taken advantage of.
Feb 19, 2025 · Emilly RaenaEdit...We have had to try and contact the office for a serious police involved matter with one of my children and a stalker. We have left messages with no return calls. Also, if you have a package arrive to the office. Even if it's very important medice, the rude ladies in the office....just return it to sender. Instead of picking up the phone and saying hey it is here. It takes very little effort to be kind. Instead, Bobbie was supposed to ask things and get back with us. Been month's. For our kids bikes and stuff...we asked if we could get a second shed. We had a very small boat....not allowed, however there has been a canoe in here since we moved here, and is still there. I think its a worker or a friend of theirs. Moved in recently, like November maybe. Has had a trailer in here. Whats good for one isnt for the others. Our lot rent keeps going up. I believe its the highest here $485 starting in June. For how much lot rent is you would think they would have plowed at least the main drive and the mailbox area. We use to like it here....Have loved living here. The minute we bought our home from them, they started leaving notices on our door about our kids bikes....a boat we have had on property for 2 years. Then for the first time in 3 years we are late on rent and we get an eviction notice on our door....and a paper saying the court fees would be added. We are a week and a half late. They have added 4 fees so far....and all that's fine I understand. But an eviction notice a week after being late smdhSeriously.....Bobbi needs a class on how to be professional. Also....if in her industry, do not call and ask someone if they have something running on electric in their home all the time. You should know a fridge does, but should not cause $1,400 electric bills in a little trailer....when we had been complaining about it for years! I have had my grill in the exact spot it is in for 4 almost 5 years now. But today it was a problem, apparently corporate came by and wants it gone. Can not have a life and have children that play outside with bikes because they don't want to see them. Can't have wood piled for fires in our fireplace. Yet there's motorcycles coming and going at all hours of the day. Parking on the basketball court. Tweakers moved in and now our sons bike was stolen. We have till the 6th to pay. But you get an eviction notice on the 3rd. Every month there's an issue and I'm absolutely tired of it. I can not wait till we pay off our home and we will gladly give yall the money to move it some where else at that time. I'm adding photos of our porch and my offending kids bikes.
Apr 05, 2025 · Catrina ScottInitially looked promising however they lie when they tell you utilities are included in the lot rent as they are separate charges that fluctuate considerably. Went from 120 to 330 suddenly and everything was off an unplugged as we were fixing the floor. I also paid them 500 out of the 800 dollar bill I received on the 21st for the next month. I informed them I'd be late on the other 300 and will pay the late fee after paying the 500 ahead of time. They charged me a late fee and started eviction process. They threaten eviction and charges if ANY items are in the front yard or porch. My grill, No kids toys or bikes anywhere, not even 1 soccer ball or u get evicted. Dogs roam wildly and water is shut off daily. So all in all you will pay about 1k a month to live here and be harassed daily.
Feb 17, 2025 · Dillon TrullWe just moved here and it was such an easy process with Tiffany! She is amazing and we absolutely love our new home! Thank you Mobile Manor!!
