El Caudillo Manufactured Home Community Introduce
El Caudillo Manufactured Home Community is located at 4960 S Seneca St, Wichita, KS 67217, USA. For individuals in the Wichita area who may be searching for 'RV parks near me' and considering a transition to a more permanent manufactured home community, El Caudillo presents itself as a residential option. They can be contacted at (316) 522-5045 or +1 316-522-5045 for inquiries. It is important to consider the diverse range of experiences reported by residents to form an objective understanding of this community.
One detailed review raises significant concerns regarding the management's practices related to the sale and rental of mobile homes within the community. The reviewer recounts being assured by someone named Katherine about the flexibility to sell, rent, or relocate a purchased mobile home, with the community expressing initial interest in a buy-back option. However, the experience following the purchase was markedly different. The resident states that they were later informed they could not rent out the home, even to vetted tenants. Furthermore, when attempting to sell independently, they were told the sale had to be managed through the community. The process allegedly took nearly four months for advertising to begin, during which time the resident was expected to continue paying lot rent.
This same review expresses strong dissatisfaction with the management's financial approach, stating, "They seemed determined to take as much money as possible." The situation reportedly escalated to the point where the resident stopped paying lot rent as a means to be evicted. Following this, the review claims the management contacted the mortgage company, alleging abandonment of the home. The reviewer concludes with a strong condemnation, labeling the community's practices as a "scam" and suggesting alternatives such as buying land or renting apartments.
In addition to issues with management policies, the same reviewer also comments on the community environment, noting that "El Caudillo is full of kids." While this might be seen as a positive for families with children, the reviewer also mentions negative impacts, stating that "the kids often wander onto your property." Specific incidents included neighbor children "constantly breaking the fence and playing on the AC units, causing damage." This suggests potential challenges related to noise levels, property boundaries, and the supervision of children within the community.
Conversely, another reviewer offers a starkly different perspective, praising specific individuals within the management team, Katherine Dow and Kayla. This reviewer states, "Katherine Dow and Kayla are an asset to El Caudillo. I’ve read several of the other comments about them with regard to this mobile home park. The negative comments must be from people that don’t pay attention to the rules of the park. I can’t say enough about the great customer service that I personally have experienced. I would recommend dealing with Katherine and Kayla About El Caudillo to any of my friends or family!" This positive feedback highlights the helpfulness and good customer service provided by these two individuals, suggesting that some residents have had positive interactions with the management.
This positive reviewer also makes a pointed comment regarding a "board of shame," implying that negative feedback might stem from residents who have violated community rules. They state, "If you’re embarrassed about your name being on ‘the board of shame’ maybe you’re not a responsible party and should find someplace else to live!" This suggests that the community may have a system for addressing rule violations that is visible to residents.
An update from the initial negative reviewer adds another layer of concern, this time regarding maintenance. They recount an issue with furnace filter sizes, stating, "I’m updating my review to include maintenance people who were too stupid to put the right size filters in my furnace closet. I’ve been fighting to get the door shut just to find out today that the wrong size filters were being used and put in the wrong place." This suggests potential issues with the competence or attention to detail of the maintenance services provided within the community.
Considering these contrasting viewpoints, it is challenging to provide a definitive characterization of the environment, services, and features of El Caudillo Manufactured Home Community. The negative review paints a picture of restrictive and potentially predatory management practices, coupled with issues related to community behavior and maintenance. In contrast, the positive review praises specific members of the management team and implies that negative experiences might be due to residents not adhering to park rules.
For individuals exploring options beyond 'RV parks near me' and considering El Caudillo for longer-term living, it is crucial to weigh these differing perspectives carefully. The potential benefits of a manufactured home community, such as a more stable living situation compared to short-term RV parks, need to be balanced against the potential drawbacks highlighted in the negative reviews, such as perceived restrictions on property rights and alleged mismanagement.
Given the conflicting reports, prospective residents should seek further information and clarification directly from the management of El Caudillo Manufactured Home Community. It would be prudent to inquire specifically about the policies regarding:
- The purchase, sale, and rental of mobile homes within the community.
- The terms and conditions of lot rental agreements, including any potential for increases.
- The community rules and regulations and the enforcement thereof.
- The availability and quality of maintenance services.
- The management's role in facilitating the sale of homes.
- The "board of shame" mentioned in one of the reviews and its implications.
Visiting the community in person could also provide valuable insights into the environment, the upkeep of the grounds, and the general atmosphere. If possible, speaking with current residents (beyond those who have left online reviews) could offer a broader range of perspectives on what it is like to live in El Caudillo Manufactured Home Community.
As there is no explicit promotional information available in the provided reviews, potential residents must rely on direct inquiry and observation to assess the value proposition of this community. The wide divergence in resident experiences suggests that individual circumstances and interactions with management may significantly influence the overall satisfaction of living at El Caudillo.
In conclusion, El Caudillo Manufactured Home Community in Wichita, Kansas, presents a complex picture based on the available online reviews. While some residents have experienced positive interactions with specific members of the management team and suggest that adherence to community rules is key to a positive experience, others report significant issues related to management policies on selling and renting homes, financial practices, and community environment. For those considering a move from an 'RV park near me' to a more permanent setting, or for any local users interested in this community, thorough due diligence and direct communication with the management are strongly recommended to reconcile these differing accounts and make an informed decision.

El Caudillo Manufactured Home Community Reviews
Katherine assured me that purchasing a mobile home would provide us with the flexibility to sell, rent, or relocate the home. She mentioned that they would like the first opportunity to buy it back. I went ahead and bought the home, but after eight months, I realized that a mobile home wasn't suitable for me. When I tried to rent it out, I was told I couldn't, even if the renters went through the community's background checks first. When I attempted to sell the home on my own, I was informed that the sale had to go through them. They promised to handle everything from advertising to closing, but they didn't start advertising the home until nearly four months later. Meanwhile, they expected me to keep paying lot rent until the home was sold. They seemed determined to take as much money as possible. I had to stop paying lot rent to get evicted as a way out. After that, they contacted the mortgage company and claimed I had abandoned the home. These people are a scam. You're better off buying land for your mobile home or sticking to apartments where at least maintenance is taken care of. El Caudillo is full of kids, which might be appealing if you have children, but the kids often wander onto your property. I had neighbor kids constantly breaking the fence and playing on the AC units, causing damage.

Aug 27, 2024 · Karen MikesellMy family and I have lived here for a little over a year. Although, I can sort of understand the comparison of living in a neighborhood with an HOA, but they are very clear and upfront about the rules when you move into the community. I'll tell my husband we are going to get a note on our door if you don't mow, the grass is getting high and the next day a note and I laugh and say I told you. I mean its not anything unexpected. They also are not rude about it and will give several chances and plenty of time to fix anything before they are required to charge a fee. It's not the ladies in the office whom are responsible for this. It's part of the rules of the community for a bayshore home. My husband lived in a bayshore community in Manhattan, Kansas and it was the same. Katherine and Kayla are super sweet and really helpful. They also put in a lot of effort when it comes to community events and they give away some incredible prizes. Yes the lot rent here is higher than some other places, but it is not a trailer park, it is a mobile home COMMUNITY. There aren't community events and contests that are super fun. We recently had a Christmas lights contest and the top three winners received money off of their lot rent. My husband and I won an iced coffee maker in one of the contest they had here. My kids love the BBQ and Easter egg hunt they do every year. It's very quiet and super safe and my neighbors quickly became friends to us. They offer back to school supplies to all kids in the community. We live close to the playground and my kids love going there and playing and as a mom I feel comfortable letting them go in a group to the playground because of how safe it is here (my kids are older, obviously under 5 should always be supervised and my kids go with a group so they aren't alone and they have a phone in them). My family and I have loved living here and the ladies that manage the property are incredible. I know frol experience that as long as you communicate with them, although by bayshore requirements they still have to give notices, they are extremely understanding and always helpful. Thank you Katherine and Kayla for creating a safe and fun place for us to raise our kids!!!
Jan 13, 2024 · A EstReading some of these negative post about Katherine...All I can say is Wow. I've been at El Caudillo for almost a year, and have NEVER had a bad issue with her or any other person that works there!! Always polite and helpful...Oh and I agree with 1 person on here...IF you don't wanna be called out on the message board, follow the rules. (they're pretty basic/human/trailer park/life, rules) Simple!!Love you Katherine!!!!Robin.
Dec 22, 2023 · william groshansThey are NOT trained on how to sell a brokered home. Will lie to you about deposit on home being refundable. Corporate will do nothing to ensure their people are trained. Kayla and her manager seem like nice people but will misinform you and not take accountability for their mistakes. Do NOT buy a home here.
