The Woodlands Manufactured Home Community Introduce
For local users exploring "RV parks near me" with an interest in long-term residential options, this introduction provides an overview of The Woodlands Manufactured Home Community, located at 4480 S Meridian Ave, Wichita, KS 67217, USA. Inquiries can be directed to (316) 522-6454 or their mobile number +1 316-522-6454. Based on the available customer reviews, experiences at The Woodlands appear to be mixed, with some positive aspects regarding staff friendliness but also concerns about communication, strict rules, and property disclosure.
One reviewer initially shared a negative experience regarding a scheduled appointment to view trailers within the park. Despite receiving multiple reminder calls and texts and confirming the appointment for a Saturday at 1 pm, the reviewer arrived at the office to find it closed, despite advertised Saturday hours until 2 pm. The hour-long wait with no staff presence was understandably frustrating and led the reviewer to conclude that this was "not a good way to run a business." This incident raises questions about the reliability of office hours and communication within the community's management.
However, the same reviewer later updated their feedback, noting that the park management did contact them after the missed appointment and rescheduled the tour. This follow-up indicates an effort to rectify the initial issue and suggests a degree of responsiveness, albeit after a service failure. The reviewer also commented that "the staff seems pretty friendly," which is a positive aspect of the community's atmosphere. Additionally, they observed that there are "a lot of rules in the park and they're pretty strict about them." This information is crucial for prospective residents, as it suggests a structured living environment with specific guidelines that residents are expected to adhere to. Understanding these rules would be essential for anyone considering moving into The Woodlands to ensure it aligns with their lifestyle and preferences.
Another reviewer shared a significant concern regarding the disclosure of property conditions when purchasing a home within the community. This individual specifically asked about any pre-existing damage to a home they were considering buying and was told "not to our knowledge" by both the seller and the management. However, after the purchase, the reviewer discovered a water leak that had apparently been "fixed" previously, implying that both the seller and management were aware of the issue but failed to disclose it. This lack of transparency resulted in unexpected repair costs for the new homeowner and raises serious concerns about the honesty and integrity of property transactions facilitated within the park. The reviewer's strong recommendation to "make sure you do an inspection before buying" underscores the potential for undisclosed issues and the importance of thorough due diligence when considering purchasing a home in this community.
Based on these reviews, the environment at The Woodlands Manufactured Home Community presents a mixed picture. On one hand, the staff is described as friendly, which can contribute to a positive community atmosphere. On the other hand, the strict rules might appeal to those who prefer a highly structured living environment but could be restrictive for others. The incident with the missed appointment suggests potential issues with communication and office management. Most concerning is the allegation of non-disclosure regarding a significant property defect, which could impact the trust between residents, sellers, and management.
In terms of services and features, the reviews offer limited direct information. The presence of an on-site office implies that there is likely a management team responsible for the park's operations and resident relations. The mention of lot rent being "a little high" suggests that residents pay a fee for the land their manufactured home occupies, but the specific services covered by this rent (e.g., water, sewer, trash, common area maintenance) are not detailed. The strict rules within the park likely pertain to various aspects of community living, such as landscaping, parking, noise levels, and pet policies, but the specifics of these rules are not provided.
The fact that the first reviewer was looking at "trailers in the park" indicates that there are opportunities to either move an existing manufactured home into the community or purchase one that is already located there. The second reviewer's experience highlights the importance of understanding the process and potential risks associated with purchasing a home within The Woodlands, particularly regarding the disclosure of property conditions.
There is no specific promotional information available in the provided text. Manufactured home communities sometimes offer incentives for new residents, such as discounted lot rent for an introductory period or assistance with the move-in process. Prospective residents would need to contact the management of The Woodlands directly to inquire about any current promotions or special offers.
Considering the platform category "RV parks near me," it is important to clarify that The Woodlands is a manufactured home community, primarily designed for long-term or permanent residency in manufactured homes. While some manufactured home communities may occasionally accommodate recreational vehicles on a temporary basis, their primary focus is on providing land for manufactured homes and the associated infrastructure and services for long-term residents. Therefore, individuals specifically searching for short-term RV parking with typical RV park amenities should likely explore other facilities in the Wichita area that are explicitly advertised as RV parks or campgrounds.
In conclusion, The Woodlands Manufactured Home Community in Wichita, Kansas, presents a living option with both potential benefits and significant considerations for prospective residents. The staff is reported to be friendly, and the community operates under a strict set of rules. However, there are concerns regarding communication and, more seriously, the potential for non-disclosure of property defects during sales within the park. Local users considering The Woodlands for long-term residency should weigh these points carefully. It is strongly recommended that prospective residents contact the management directly to obtain detailed information about lot rent and included services, the specific rules and regulations of the community, and the process for purchasing a home within the park. Additionally, the experience of one reviewer underscores the critical importance of conducting thorough independent inspections of any home being considered for purchase within The Woodlands to ensure full awareness of its condition and avoid potential undisclosed issues.

The Woodlands Manufactured Home Community Reviews
My daughter has lived in this park for a couple years and despite the fact that the lot rent is a little high, I decided to look at some trailers in the park. I had a scheduled appointment for Saturday 1pm and received reminder calls and texts for it and I confirmed my appointment. I get to the office for said appointment and NO ONE is there. The office is supposed to be open on Saturdays until 2pm. Waited an hour for someone to show up and no one did. This is not a good way to run a business.Edited to add..The park got in touch with me afterwards and rescheduled my tour. There seems to be some issues with communication. The staff seems pretty friendly. There are also a lot of rules in the park and they're pretty strict about them.
Apr 28, 2025 · Joann ParentMan please make sure.you do an inspection before buying, I specifically asked if there was any damage to the home and was told, " not to our knowledge." By seller and management.....turns out they knew of a water leak and did not disclose that to me. I'm now in the prices of fixing it, and it was"fixed" before this time.....
Sep 07, 2024 · Jay CruzI do not recommend anybody and I mean anybody to live in this trailer park and there's another trailer park down the street that are sisters with this trailer park. I recommend nobody to live in these Parks. They are too strict. They're bumping up the lot rent way too high making it personally for myself and I'm sure for everyone else not livable. Mine's going up to $520 just for my lot and on top I got to pay for a house utilities, food on the table and I have a new son that I also got to help and provide for and they're doing that every single year and on top of that they're making you rake up leaves when it is blowing wind harder than anything outside. They want you to mow your grass if it's an inch tall and now a new one that I'm getting is some of my blinds and my window are a little snagged and broke but nothing ugly and now they're telling me to remove them in my own damn house and I'm going to say it again. I recommend nobody living in these Parks
Oct 30, 2024 · Cody RussellVery nice and quiet, great place to live. We'll maintained and kept.**UPDATE: Nice place to live, accept that you pay for fees like it's an HOA. The amount you pay should include lawn services, and not them charging if you don't mow on their schedule or when they think you should.
May 07, 2025 · Jennifer DominguezI wouldnt recommend this place to my worst enemy. Can't do anything without asking. The playground they have is not for all ages. Their maintenance crew will blow trash leaves and rocks in your yard to clean a vacant for sale then try to charge you $50 if you don't rake it up. Plus the lot rent is outrageous and you don't get but 3 to 5ft of yard all around that should be mowed and weedeated for the price.
