University Lakes Introduce
For local users searching for "RV parks near me" in the Miami area, University Lakes, located at 12850 SW 14th St, Miami, FL 33184, USA, appears as a potential option. While the name does not explicitly state "RV park," it is important to consider its nature as a mobile home park, as indicated by resident reviews, which may influence its suitability and offerings for short-term RV stays. The recent feedback from residents paints a concerning picture regarding the environment, safety, management, and amenities of University Lakes.
One long-term resident, who has lived at University Lakes since 1998, describes a significant decline in the quality of the community, characterizing it as a "trash everywhere place" that has become "so bad and ghetto." This individual reports widespread litter and the presence of "brujeria with dead animals and all kinds of weird stuff under trees," creating an unsanitary and disturbing environment. They also criticize the maintenance staff, stating that they "are always driving around talking on the phone laughing and they not even pick up the trash and all the brujeria," suggesting a lack of attention to basic upkeep and environmental concerns. The reviewer notes foul odors from the "rotten animals" and claims that the maintenance personnel are visible but unproductive in addressing these issues.
Beyond the conditions within the park, this resident also expresses concerns about the safety and environment of the surrounding area. They mention that the nearby "ghetto Extra Supermarket" and Papa John's are "where all the delinquency hangouts day and night always standing in groups outside all those stores," implying potential safety issues and a negative atmosphere in the immediate vicinity of the park. The reviewer states that no action is being taken to address this external problem either.
Further criticism is directed towards the landlords and management. The resident warns those considering renting to "get ready to deal with the worses bad attitude landlords" who allegedly treat residents "so bad and nasty always acting like they Gods and they can throw you out any second." They also claim that maintenance issues within the trailers, which are described as "very old" and prone to problems like clogged sinks and toilets, are often blamed on the tenants. This suggests a difficult and potentially adversarial relationship between landlords/management and residents.
Adding to the negative portrayal, the reviewer states that the office becomes "very mad" when asked about trailer rentals, claiming the community is only for sales, despite the alleged practice of individuals buying trailers and subdividing them into smaller, overpriced rental units. This suggests a discrepancy between official statements and actual practices, potentially indicating mismanagement or exploitation. The closure of recreational areas, including a park where children could play and a dog park, further diminishes the quality of life within the community, according to this resident.
Another long-term resident, who has lived at University Lakes for over 15 years, echoes the sentiment of decline, stating they have "slowly have seen this place turned into a dump." They corroborate the issue of worsening "delinquency," reporting multiple instances of theft from their backyard and truck, including the theft of their Harley Davidson from their side yard. This resident notes a visible but seemingly ineffective police presence, with undercover vehicles patrolling but failing to prevent nighttime crime, including "individuals" roaming the streets on bikes at 3 am, allegedly "snooping and stealing."
This second reviewer shares a particularly concerning incident involving a friend whose unregistered car was towed from the resident's parking spot at 11 pm, with a $500 fee for its release. This incident raises questions about parking enforcement and guest policies. The reviewer also mentions that the pool has been "always closed for years now," indicating a significant and long-standing lack of a key amenity. Finally, they describe speeding vehicles within the park and "destroyed" streets, further contributing to a negative living environment. This reviewer strongly advises against renting or buying at University Lakes, urging others to "Gtfo this is by far the worst place you can be" and accusing the office staff of being the "first to steal from you," a serious and alarming accusation.
Environment, Services, and Features Based on Reviews:
- Physical Environment: Both long-term residents describe a severely degraded physical environment characterized by widespread trash, the presence of decaying animals and other disturbing items, and poorly maintained grounds. The streets are also described as "destroyed."
- Maintenance: The maintenance staff is portrayed as ineffective and unresponsive to the significant issues of trash and unsanitary conditions within the park. There are also complaints about the handling of maintenance within individual trailers.
- Safety and Security: Residents report a significant increase in delinquency and crime, including theft from private property. While there is a reported police presence, it appears to be ineffective in deterring nighttime criminal activity. The towing of a guest's car from a resident's parking spot also raises security and policy concerns.
- Management and Landlords: The management and landlords are described as having a bad attitude, being unhelpful, and potentially exploitative. There are accusations of blaming tenants for pre-existing issues and inconsistencies regarding rental availability. The closure of recreational areas further indicates a lack of concern for residents' quality of life.
- Amenities: The pool is reported to have been closed for years. A children's play area and a dog park have also allegedly been closed. There is no mention of standard RV park amenities like hookups, restrooms, showers, or laundry facilities, which is consistent with it being primarily a mobile home park.
- Surrounding Area: The immediate neighborhood is described as having issues with loitering and potential delinquency, which may impact the safety and comfort of residents venturing outside the park.
- Community Atmosphere: The reviews suggest a negative and deteriorating community atmosphere characterized by neglect, crime, and adversarial relationships with management.
Considerations for Local Users (Promotional Information and Warnings):
For local users searching for "RV parks near me" in Miami, the information available regarding University Lakes, based on recent resident reviews, is overwhelmingly negative and raises serious concerns. This location appears to be a mobile home park experiencing significant issues with its environment, safety, management, and amenities. There is no indication that University Lakes is well-suited or even intended for short-term RV stays.
The absence of any positive feedback regarding the park's current condition and the detailed accounts of neglect, crime, and poor management should serve as a strong warning to anyone considering this location, whether for short-term RV parking or long-term residency.
Recommendation for Local RVers:
Local users searching for "RV parks near me" in Miami are strongly advised to avoid University Lakes based on the overwhelmingly negative feedback from its residents. The reported issues with trash, safety, unresponsive management, and the closure of amenities make it an unsuitable option for RV travelers seeking a comfortable, safe, and well-maintained place to stay.
Instead, local RVers should focus their search on facilities explicitly advertised as RV parks or resorts in the Miami area. These locations are more likely to offer the necessary amenities, maintain a higher standard of cleanliness and safety, and provide management that is responsive to the needs of RV travelers. It is crucial to read recent reviews from RVers specifically to gauge the suitability of a park for short-term stays.
Given the serious concerns raised by the residents of University Lakes, contacting the management for information about RV accommodations is not recommended, as the reported issues suggest that any assurances may not reflect the reality of the living conditions. Local RVers are best served by directing their time and resources towards finding reputable RV parks or resorts in Miami that have a positive track record and cater specifically to the needs of recreational vehicles and their owners.

Feb 22, 2024 · Darlene & Jesus Of NazarethBeen living here for over 15 years and slowly have seen this place turned into a dump. The delinquency has gotten really bad. Ive had stuff taken from my backyard and truck 5 times in the past year alone. My harley was taken from my side yard. Police are rolling around undercover all the time but the crime happens at night you see all sorts of “individuals” roaming the street in bikes at 3 am just snooping and stealing. But the reason i write this review is i had a friend over the other night and her car was taken by a tow truck at 11 pm because her car isn’t registered it was taken from MY parking not visitor parking. To take out the car is 500$ pool is always closed for years now. The cars that drive around think its a speed way and the streets are destroyed. If you are thinking of renting or buying here do your self a favor. Gtfo this is by far the worst place you can be. And the office in this place are the first to steal from you.
