Urbana Estates MHC Introduce
For those searching for "RV parks near me" in the Urbana, Ohio area who might be considering long-term stays within a mobile home community setting, Urbana Estates MHC, located at 225 Logan St, Urbana, OH 43078, USA, presents a mixed picture based on recent resident feedback. You can contact them at (937) 653-7330 or +1 937-653-7330 for inquiries. While primarily a mobile home park, understanding its environment, rules, and management is crucial for RV owners considering it as a potential longer-term living option.
One reviewer with experience visiting Urbana Estates Mobile Homes over six years expresses a positive impression regarding the upkeep of the majority of the homes and lots, describing them as well-kept. This suggests a community where residents take pride in their properties, potentially contributing to a more aesthetically pleasing and stable environment. The reviewer also mentions a friendly and courteous interaction with the manager while observing the handling of a resident's problem, indicating a potentially positive aspect of the on-site management.
The same reviewer notes that, as with any community, Urbana Estates MHC has rules. They further state that, based on what they have heard, these rules are enforced for the benefit of both the owners and the residents. It is also mentioned that these rules are expected to be followed by anyone on the property, whether they live there or not. For prospective RV residents, understanding the specific rules and regulations of the community would be essential to ensure compliance and a harmonious living experience.
A significant positive aspect highlighted is that Urbana Estates is described as a "quiet community" with friendly residents who are engaged in what happens within the community. The reviewer notes that residents look out for their neighbors and their property, fostering a sense of community and mutual support. Additionally, under special circumstances, the manager has reportedly been known to keep the office line open in case of an emergency, suggesting a degree of care and responsiveness from the management in critical situations.
However, a critical safety concern is raised in the same review. It is noted that the property is privately owned by a corporation in Michigan, and residents have expressed worry about fire safety. The park reportedly lacks fire hydrants or direct water access on the property, and the city fire hydrants are located too far away for easy access in case of a fire emergency. This is a significant safety consideration for any potential resident, including those in RVs, as it could impact the response time and effectiveness in the event of a fire.
In contrast to the generally positive tone of the first review, a more recent review presents a highly negative perspective on the current management. This reviewer describes the management as "a joke," stating that new owners have taken over, and the park management allegedly prevents residents from meeting them. Furthermore, this review claims that residents are being written up for minor infractions, such as stepping out of their yard while drinking alcohol. There is even an accusation of management confiscating alcohol from a resident over the age of 21, followed by the same management allegedly consuming alcohol themselves while driving around in a golf cart within the park. These allegations, if accurate, indicate a significant issue with management conduct and fairness.
The second reviewer also claims that the management is reluctant to approve younger applicants, suggesting a preference for older residents, effectively creating what they perceive as an "elderly park." This alleged discriminatory practice could limit the diversity of the community and might not be suitable for younger individuals or families considering living in their RV at Urbana Estates MHC. Based on this experience, the reviewer strongly advises against anyone living there.
Considering these contrasting reviews, Urbana Estates MHC presents a complex picture for potential RV residents. On one hand, there are indications of a community with well-maintained properties, friendly neighbors, and a quiet atmosphere. The previous manager was perceived as friendly and helpful, and a sense of community watchfulness seems to exist. On the other hand, there are serious concerns about fire safety due to the lack of on-site fire hydrants and the distance to city hydrants. More recently, significant issues with the new management have been alleged, including restrictive and seemingly arbitrary rule enforcement, potential discriminatory practices against younger applicants, and unprofessional conduct.
For individuals searching for "RV parks near me" in Urbana, Ohio, Urbana Estates MHC requires careful consideration. The positive aspects of a quiet, well-kept community with friendly residents might be appealing. However, the serious safety concern regarding fire access and the highly negative recent review concerning the new management's practices cannot be ignored. Prospective RV residents should weigh these factors carefully against their own priorities and needs for long-term living.
To make an informed decision, it is strongly recommended that interested RVers contact Urbana Estates MHC directly at (937) 653-7330 or +1 937-653-7330 to inquire about the current management policies, community rules, and, most importantly, the fire safety measures in place. Visiting the property to assess the overall environment and, if possible, speaking with current residents about their experiences with the new management and the community in general would also be highly beneficial. Understanding the availability and suitability of RV sites, as well as the specific amenities offered for RV living (if any), will also be crucial steps in determining if Urbana Estates MHC is a viable option for a long-term RV stay in the Urbana, Ohio area.
In conclusion, Urbana Estates MHC offers a glimpse of a potentially pleasant and quiet community with friendly residents. However, the significant concerns raised about fire safety and the recent highly negative feedback regarding the new management's practices and rules enforcement are critical factors that must be thoroughly investigated and considered by anyone contemplating residing there in their RV. Proceed with caution and conduct thorough due diligence before making any decisions.

Mar 27, 2019 · M GreeneThe management here is a joke new owners took over and the management for the park it's self won't let anyone meet them they will Wright people up for just stepping out of there yard if they are drinking any alcohol they have even taken alcohol away from a resident that is over the age of 21 but then get on there golf cart and drive around with alcohol in a cup thinking no one knows. They won't approve anyone that fills out an application unless they are way older as if it's an elderly park I would never recommend anyone to live here
Dec 31, 2021 · Marc BlackburnI have only had small interactions with the management here but from the small interactions and the private interactions with some of the trailer owners I have found it to be course and too expensive enjoy yourself
