Sunset Terrace MHP Introduce
For local residents in Urbana, Ohio, and the surrounding areas who are searching for "RV parks near me," Sunset Terrace MHP, located at 4071 US-68, Urbana, OH 43078, USA, presents a mobile home park with significantly contrasting reviews from its past or present residents. These reviews offer a glimpse into the potential environment and management style of the park, which local users considering it for RV accommodation should carefully evaluate. Given the starkly different perspectives, a balanced and objective introduction is crucial to help potential users understand what to expect.
A Former Resident's Perspective on Management and Community:
One reviewer who lived at Sunset Terrace MHP in the recent past offers a nuanced perspective. While acknowledging that it is "not a terrific trailer park," they commend the manager, Maxine. According to this reviewer, Maxine is willing to work with residents who are honest about their circumstances, even allowing rent to slide in situations where the resident was facing additional financial burdens due to necessary repairs or other issues. This suggests a potentially understanding and flexible management approach, which could be beneficial for RVers who might face unforeseen financial challenges during their stay. The reviewer also points out the mixed nature of the community, stating that, much like in any trailer park, there are both "good and bad eggs." However, they also note the presence of some helpful individuals within the community. This suggests that while there might be some negative elements, there is also a potential for positive neighborly interactions. The reviewer concludes by advising others not to judge the place solely based on a drive-through, implying that there might be more to the community than initially meets the eye, especially for those in need of temporary accommodation.
A Negative Impression of the Park's Condition:
In stark contrast, another reviewer who recently drove through Sunset Terrace MHP expressed a highly negative impression. This reviewer stated that they "could not wait to find the quickest way out!" and described the park as having more homes that were "burnt, abandoned, trashed than there were livable." This paints a picture of significant disrepair and neglect within the community. The reviewer further elaborated that very few homes appeared to be kept up to decent standards, which they defined as not having "trash and broken down automobiles and parts laying everywhere." This suggests potential issues with cleanliness and the upkeep of individual lots. The reviewer also noted that if lots had grass, it was often unmowed, and they observed "kids broken down toys piled up to the roof" and a large number of cats. Overall, this reviewer described a "horrible feeling of gloom hanging over the entire place," likening it to a "forgotten" community in need of significant revitalization or even demolition. This perspective highlights potentially serious concerns about the overall environment and living conditions within Sunset Terrace MHP.
Implications for RV Accommodation:
Given these vastly different reviews, local users searching for "RV parks near me" should approach Sunset Terrace MHP with caution and a need for thorough investigation. If the park does accommodate RVs, the potential for understanding management, as highlighted by one reviewer, could be a positive aspect. However, the severe concerns raised by the other reviewer regarding the number of dilapidated homes, trash, lack of maintenance, and a general feeling of neglect are significant red flags. The overall condition of the park could directly impact the experience of RV residents, affecting factors such as aesthetics, cleanliness, safety, and the quality of the community environment.
Potential Services and Amenities for RV Guests (Speculative):
As Sunset Terrace MHP is identified as a mobile home park, information about its services and amenities specifically for RV guests is not provided in the reviews. If the park does accommodate RVs, it might offer basic utility hookups such as electricity, water, and sewer at designated RV spaces. The availability and condition of these hookups would be crucial for RV travelers. Other potential amenities that are sometimes found in mobile home parks that also host RVs could include laundry facilities, communal restrooms and showers, and waste disposal areas. However, given the negative review about the park's general condition, the state of these potential amenities could also be a concern. Local users must contact Sunset Terrace MHP directly to inquire about the specific services and amenities available for RV guests.
Features and Community Aspects: A Mixed Bag:
The reviews offer conflicting views on the community aspect. One reviewer mentions the presence of both "good and bad eggs" but also notes that some people would be willing to help others. This suggests a potentially mixed social environment. The other reviewer's description of abandoned homes and general disrepair paints a less positive picture of the community's overall well-being and upkeep. For RVers seeking a strong sense of community or specific features within the park (such as recreational areas or organized activities), further inquiry would be necessary. It is possible that the experience of living in a temporary RV space might differ from that of a long-term mobile home resident.
Lack of Promotional Information:
The provided information does not include any details about promotional offers or special rates for RV stays at Sunset Terrace MHP. Local users searching for "RV parks near me" should inquire about daily, weekly, or monthly rates for RV spaces and any potential discounts for local residents or extended stays when they contact the park.
The Critical Need for Direct Inquiry and Potential Caution:
Given the strongly contrasting reviews, it is imperative for local users considering Sunset Terrace MHP for RV accommodation to contact the park directly at the provided address (4071 US-68, Urbana, OH 43078, USA) or attempt to reach them by phone if a number is available through other online resources. Key questions should focus on whether they accommodate RVs, the types of hookups and spaces available, the rates, and the current condition of the park and its amenities. It would also be wise to inquire about the management's response to the concerns raised in the negative review. Potential RV residents might also consider visiting the park in person to assess the environment and overall condition for themselves before making a decision. The stark contrast in the reviews suggests that the experience of staying at Sunset Terrace MHP could vary significantly, and caution is advised.
Conclusion: Proceed with Caution and Thorough Investigation:
Sunset Terrace MHP in Urbana, Ohio, presents a complex picture for local residents seeking "RV parks near me." While one review suggests understanding management and a potentially helpful segment of the community, the other paints a concerning picture of widespread disrepair and neglect. The lack of specific information about RV accommodations further necessitates thorough investigation. Local users should directly contact the park to ascertain if RVs are even permitted, what services and amenities are available, and to get a clear understanding of the current environment and management practices. Given the serious concerns raised about the park's condition, potential RV residents should exercise caution and consider visiting the site to make an informed decision about whether Sunset Terrace MHP meets their needs and expectations for a safe and comfortable RV living experience in the Urbana area.

Sunset Terrace MHP Reviews
I lived there within the past few months...I will say this for the place no it's not a terrific trailer park but with reality I will tell you that Maxine will do everything in her power to give back what you put into it...there was several times she let rent slide as I had a floor to fix or a few things extra on my plate as long as I was honest with her...I will also say that there are much like in any trailer park good and bad eggs unfortunately there are a bunch of people that outweigh towards bad eggs but there are some people who would be there to help the next person...I will say I was thankful for the run down trailer until we could get something better...My best advice don't judge this place just because you drove through
Mar 01, 2024 · Homestead SingleI don't want to sound like Karen but omg! I drove through the place last week and could not wait to find the quickest way out! There were more homes that had been burnt, abandoned, trashed than there were livable. There were very few kept up to decent standards. What I mean by decent is not having trash and broken down automobiles and parts laying everywhere. If the lots had grass most were not mowed. Kids broken down toys piled up to the roof, cats everywhere, and just a horrible feeling of gloom hanging over the entire place. Like it was forgotten. So depressing. This community needs a caring owner/ property manager to come in and give the whole place a facelift or just tear it down.
May 17, 2022 · Tracey RodgersThis place is good for people who are absolutely broke and have no where to live other than the street. This landlord helps people with questionable backgrounds. This is the one landlord that gives anyone a chance even if they do not deserve it. It is true that much of the place needs serious clean up and renovation.
May 09, 2021 · katherine crossinI’m not sure how to get ahold of the owner bc there’s no number on here but are there any empty livable trailers here? I’m very interested
