Vance Manufactured Home Community Introduce
Vance Manufactured Home Community, located at 1639 Marion-Waldo Rd, Marion, OH 43302, presents itself as a 55+ mobile home park in the Marion, Ohio area. For local users searching for 'RV parks near me' that cater to long-term residents, particularly those in the senior age group, Vance offers a community setting with the potential for affordable living. You can reach them at (740) 389-2619 or +1 740-389-2619 for inquiries.
Based on the limited customer reviews available online, perspectives on Vance Manufactured Home Community appear to be mixed. One reviewer expresses significant dissatisfaction, citing issues with park management, specifically alleging harassment and threats of eviction for unsubstantiated reasons. This reviewer also mentions a lack of essential maintenance services, such as shoveling or salting walkways and plowing streets, further contributing to a negative living experience. The same review describes the rent as "insane" and advises potential residents to avoid the community, predicting regret for those who choose to live there.
In contrast, another reviewer who toured the community noted that the residents they encountered seemed nice. This positive initial impression of the community atmosphere suggests a potentially friendly social environment among the residents themselves. However, this reviewer also raised concerns regarding the proximity of the homes to each other, which they found close. While acknowledging that the 55+ nature of the community might mitigate some potential issues arising from close living, it is still a factor to consider for those who value more personal space.
Parking was another significant concern for the touring reviewer. The parking situation is described as on-street and front-to-back, meaning vehicles parked behind one another could potentially block each other. This arrangement increases the risk of vehicles being parked too closely, making it difficult to maneuver and potentially leading to vehicle damage. This is a practical consideration for residents and their visitors who own vehicles.
The reviewer who toured the park also observed that the majority of the homes within Vance Manufactured Home Community appeared to be older, with only a few newer homes present. This might indicate the age and overall condition of the infrastructure and the aesthetic of the community. While older homes can be well-maintained, potential residents might want to inquire about the age of the park and any ongoing or planned upgrades.
On a more positive note, the touring reviewer mentioned that the rent at the time of their visit was more affordable compared to other parks in the vicinity. This could be a significant factor for individuals on a fixed income or those seeking budget-friendly housing options within a 55+ community setting in Marion, Ohio. However, it is crucial to weigh this potential affordability against the concerns raised about management and maintenance.
Considering the available information, Vance Manufactured Home Community presents a complex picture. While the potential for more affordable rent and a seemingly friendly resident community are positive aspects, the serious allegations regarding management practices and the concerns about maintenance and parking are significant drawbacks that prospective residents should carefully consider. The close proximity of homes and the prevalence of older properties are also factors that might influence a potential resident's decision.
For individuals actively searching for 'RV parks near me' that offer long-term residency within a 55+ community, Vance Manufactured Home Community warrants cautious consideration. It is strongly recommended that interested parties conduct thorough due diligence. This should include visiting the community, if possible, to assess the conditions firsthand. It would also be prudent to speak with current residents (beyond a brief tour) to gain a broader understanding of their experiences living in the park. Asking specific questions about management responsiveness, maintenance procedures, parking regulations, and any community rules would be essential.
Given the conflicting feedback, relying solely on the limited online reviews is insufficient. Direct communication with the management at (740) 389-2619 or +1 740-389-2619 is crucial to address the concerns raised in the negative review and to verify the current rental rates and any services included. Potential residents should also inquire about the specific terms of their lease agreement and understand the community's rules and regulations.
In conclusion, Vance Manufactured Home Community in Marion, Ohio, offers a 55+ living environment with potentially affordable rent. However, prospective residents must be aware of the serious concerns raised by at least one reviewer regarding management and maintenance, as well as the noted issues with parking and the close proximity of homes. Thorough investigation and direct communication with the park management and current residents are strongly advised before making a decision about residing in this community.

Vance Manufactured Home Community Reviews
The manager of the park will harass you and threaten eviction for reasons that don’t even apply to you or anyone don’t shovel or salt walk ways or plow street no maintenance at park horrible don’t bother rent is insane u will regret living here
Mar 18, 2025 · Daniel “Dozer” LitkeI did a tour of the mobile home park and people seemed nice. What I did not like is how close everyone was, but it is 55+ so shouldn’t be too bad. The parking I did not like… On the street, and all front to back parking so if 2 people park too close, you can’t get out. this makes for more opportunity for damage to your vehicle. There were only a couple of newer homes in the park. The rent at the time I went was more affordable than other parks in the area.

May 02, 2025 · Mynt RuksujjarIt`s a big warning sign when you see people keep asking lot rent pricing and what it covers and no one answers the question. It is also obvious it is too high for the constant complaints on the roads, access abilities and over all up keep of the park. I have noticed many of these parks that are corporation or LLC based are really just looking for a monthly income that can be forced on tenants for their own profits. Be vary wary if a company does not post its rent brackets or people refuse to answer the basic question of price. It usually means its very high and they know they are over pricing. It also means they are not holding up their side of the contract by using that money to tend to the parks needs.
Feb 11, 2023 · jade zebraLove the community/people that live here. Potholes throughout tho make it tough on vehicles & riding bikes. Pool hasn't been in use for over 7 years (maybe longer) for "repair" needs. Otherwise, wonderful to be here.
