Village Trails Manufactured Home Community Introduce
If you are searching for "RV parks near me" or considering a manufactured home community in the Howard City, Michigan area, Village Trails Manufactured Home Community, located at 518 Hickory Ln, Howard City, MI 49329, USA, presents a mixed picture based on available reviews. It's essential to consider both the positive aspects and the concerns raised by residents to make an informed decision about whether this community aligns with your needs and expectations.
One positive aspect frequently mentioned about Village Trails is its cleanliness and overall upkeep. A reviewer describes it as a "very clean and upkept mobile home village," suggesting that the community takes pride in maintaining an aesthetically pleasing environment. This can be a significant factor for those seeking a well-maintained and tidy residential setting. A clean environment contributes to a more pleasant living experience and reflects a degree of care in the community's management.
Another unique and highly praised feature of Village Trails is its commitment to preserving the natural environment. Unlike some manufactured home communities where extensive tree removal occurs during development, Village Trails reportedly "cut down minimal trees" when it was built. This has resulted in a community with "very nice and large trees" on the lots, creating a more established and home-like feel. The presence of mature trees can provide shade, enhance the visual appeal of the community, and foster a greater connection with nature, setting it apart from other similar developments in the area. This preservation of the natural landscape is a significant draw for those who appreciate a more verdant and less barren living environment.
However, it is crucial to consider the significant concerns raised by at least one resident regarding the affordability and management of Village Trails. This reviewer strongly advises against buying in the community, citing a substantial increase in lot rent, escalating from $450 to nearly $600 within a 1.5-year period. The reviewer expresses frustration that the lot rent has become considerably higher than their house payment, questioning the financial viability of living in the community under such circumstances. This significant and rapid increase in lot rent is a serious concern for potential residents, as it can impact the overall cost of living and financial stability.
Furthermore, the same reviewer reports issues with the accessibility of the park manager, stating that the manager is "never there even when you call and arrange to meet with her." Difficulties in contacting or meeting with the management can be a source of significant frustration for residents needing to address concerns, report issues, or seek clarification on community policies. Responsive and accessible management is a key component of a positive living experience in any residential community.
The negative review goes as far as to suggest that Village Trails has "ruined some people's chances at becoming homeowners," labeling it as a "scam" and urging others to "run" and consider buying a traditional home or renting instead. This strong condemnation highlights the severity of the financial burden and management issues experienced by at least one resident. While this is just one perspective, it is a critical piece of information that potential residents should take into account during their decision-making process.
Considering the information available, Village Trails Manufactured Home Community presents a dichotomy. On one hand, it is described as a clean and well-kept community with the notable advantage of mature trees, creating a more natural and appealing environment. This could be particularly attractive to those who value aesthetics and a connection to nature in their residential surroundings.
On the other hand, the significant and rapid increase in lot rent, coupled with concerns about the accessibility of the park manager, raises serious questions about the long-term affordability and management responsiveness of the community. These are critical factors that can significantly impact the financial well-being and overall satisfaction of residents.
For local users in the Howard City area searching for "RV parks near me" or considering a manufactured home in Village Trails, it is strongly recommended to conduct thorough due diligence. This should include contacting the management directly at (231) 937-9797 or +1 231-937-9797 to inquire about current lot rents, the history of rent increases, management availability, community rules and regulations, and any other fees or policies that may apply. It would also be beneficial to speak with current residents, if possible, to gain a broader understanding of their experiences living in the community.
While the visual appeal of a clean, tree-filled community is undeniable, the financial and managerial aspects are equally, if not more, important for long-term residents. The significant lot rent increase reported by one reviewer should be carefully considered, as it can have a substantial impact on housing affordability. Similarly, the accessibility and responsiveness of the management are crucial for addressing resident concerns and ensuring the smooth operation of the community.
In conclusion, Village Trails Manufactured Home Community offers the appealing features of a clean and naturally beautiful environment with mature trees. However, potential residents must be aware of the serious concerns raised regarding significant lot rent increases and management accessibility. Thorough investigation and direct communication with the management and current residents are essential steps before making a decision about residing in this community. Weighing the aesthetic benefits against the potential financial and managerial drawbacks will be crucial in determining if Village Trails is the right choice for your housing needs in the Howard City area.

Village Trails Manufactured Home Community Reviews
Do not buy here. Lot rent went from 450 to almost 600 in 1.5 years. Absolutely ridiculous to pay a 430.00 house payment and the lot rent be way over the house payment. Park manager is never there even when you call and arrange to meet with her. Way better off avoiding this place and buying a home or renting. This place has ruined some people's chances at becoming home owners....its a scam....run.
May 16, 2024 · Nikki B.Very clean and upkept mobile home village. The homes are newer in there, but the unique thing about this place that sets it off as better than most is the fact that when they built this community, they cut down minimal trees. So there is very nice and large trees in these lots and it makes you feel more at-home, as opposed to any other one i personally visited in quite a long time. Highly recommended to live here if you can!
Mar 17, 2018 · ThePowerOf GoogleThe back looks terrible The kids that live towards the back are super mean. And they only make the people that live towards the front do alot of stuff to make there house look good so you would think its a good place when you first enter. But if you seen the back of the place... Just horrible. Honestly I wouldn't recommend...
Apr 09, 2019 · chance rollinsGreat place! Do not hesitate to purchase here. Pretty quiet and well kept. Management does a good job keeping tabs on the place.
Sep 04, 2018 · Resident 1They will rip you off big time. Lot rent is way too high. If you buy a trailer they lie with in a year your be paying 500.00 a month lot rent.
