Apple Grove Estates Introduce
If you are searching for "RV parks near me" in the Kent City, Michigan area, or considering a longer-term residence in a mobile home park, Apple Grove Estates, located at 1724 Lavender Ln, Kent City, MI 49330, is one option to explore. You can reach them at (616) 675-0430 or +1 616-675-0430 for inquiries. It is owned by Park Bridge Homes.
While the platform category is "RV parks near me," it's important to note that Apple Grove Estates appears to operate primarily as a mobile home park with longer-term residents rather than a facility catering primarily to short-term RV stays. Therefore, individuals specifically seeking overnight or short-term RV parking may need to look at other options in the Kent City vicinity. However, for those considering residing in a mobile home community, understanding the experiences of current residents is crucial.
Recent online reviews for Apple Grove Estates paint a concerning picture regarding several aspects of the living environment and management practices. One long-term resident of eight years expressed significant dissatisfaction, noting that their "only complaint until a couple weeks ago" was the persistent issue of trash accumulation within the park. This suggests a potential problem with waste management that has been ongoing.
More alarmingly, the same resident detailed a severe water quality issue, stating that undrinkable and unusable water was coming from all faucets in their home. They mentioned having their home repiped just two years prior, indicating that the problem likely originates from the park's water system rather than their individual plumbing. The resident explicitly stated, "you can’t drink the water here or bathe in it," expressing disgust and highlighting the significant impact this issue has on daily living. The review also mentions a past difficulty in contacting the park's head for complaints, alleging that he avoided calls and eventually changed his number due to being annoyed by resident communications. The resident further claims that this water issue has not been resolved and shows no signs of imminent repair.
Adding to the list of concerns, the same reviewer described a problem with a large population of stray cats in the area, one of which gave birth under their home. The resident incurred a $100 fee for bringing eight kittens to a shelter. They reported difficulty in getting reimbursed by the leasing agent and had to contact the park owner. While the owner initially agreed to a $100 rent reduction in two installments ($50 immediately and $50 after siding repair), a dispute arose regarding the final $50. The resident claims this was withheld despite the siding being repaired after they removed the kittens, citing a small remaining hole that management deemed needed fixing first, even though it was reportedly too small for cats to enter. The resident, a long-term "quiet good resident," expressed frustration with the difficulties encountered in resolving these issues.
Another review raises serious allegations against the new manager, Deb Babcock. The reviewer claims that Deb Babcock acted unethically to obtain her position and has since engaged in discriminatory practices. These allegations include showing favoritism in enforcing park rules (allowing her son, who reportedly has felony and CSC charges, to live in the park despite rules against it), discriminating against potential Hispanic residents and a couple where the man had a speech disability, and selectively distributing notices to residents. The reviewer also alleges that the manager refuses to provide rent receipts and that the park has received fines from the health department concerning the unsafe water, which residents are forced to purchase themselves. Furthermore, the reviewer claims that the park manager is not fulfilling her supposed daily duty of checking the water quality and that resident concerns are being ignored by both the manager and the owner.
Based on these reviews, the environment and potential issues at Apple Grove Estates include:
- Trash accumulation: A recurring problem with waste management in the park.
- Severe water quality issues: Reports of undrinkable and unusable water from the park's system, potentially posing a health risk to residents.
- Difficult communication with management: Allegations of unresponsiveness and avoidance of resident concerns by both the park head and the leasing agent.
- Stray animal problems: A significant population of stray cats, leading to potential issues for residents.
- Controversial management practices: Allegations of unethical behavior, discrimination, and inconsistent rule enforcement by the new manager.
- Lack of rent receipts: A reported failure to provide residents with proof of payment.
- Health department fines related to water: Indicating official recognition of water quality problems.
Services and features typically found in mobile home parks might include on-site management, maintenance services, and potentially community amenities. However, the reviews provided raise serious questions about the effectiveness and ethical conduct of the current management at Apple Grove Estates. The lack of responsiveness to critical issues like water quality and the allegations of discriminatory practices are significant concerns.
Promotional information is absent from the provided reviews. Instead, the feedback focuses heavily on negative experiences related to environmental conditions (trash, water), animal issues, and management practices. These accounts do not present any positive aspects that could be considered promotional. In fact, the strong negative sentiment expressed in the reviews serves as a cautionary message for potential residents.
For individuals searching for "RV parks near me," Apple Grove Estates, based on the available information, does not appear to be a suitable option, primarily due to its nature as a long-term mobile home park and the serious concerns raised by residents. The issues with water quality and management practices would likely deter anyone seeking a temporary or permanent residence.
In conclusion, the online reviews for Apple Grove Estates in Kent City, MI, paint a concerning picture. Residents report significant problems with trash, unusable and potentially unsafe water, a large stray cat population, and deeply troubling allegations regarding management practices, including unethical behavior and discrimination. These issues raise serious red flags for anyone considering moving into this community. Prospective residents are strongly advised to conduct thorough due diligence, seek independent information, and carefully consider these serious allegations before making any decisions regarding Apple Grove Estates.

Apple Grove Estates Reviews
The park always has trash, and that’s been my only complaint until a couple weeks ago. This water is coming out of all my faucets in my house. I just had the home repiped 2 years ago for this issue, so I know it’s not my pipes. you can’t drink the water here or bathe in it. I’m disgusted. You don’t have the head of the parks number to call him about complaints and when I did have it years ago, he didn’t answer anyones calls, and he got annoyed with calls so he changed his number. This hasn’t been fixed nor does it look like it’s going to be fixed. If I had the choice to move in here again, I wouldn’t touch this place with a 10 foot pole.Added on: on top of all the other issues, one of the thousands of stray cats around here gave birth under my house. So I brought 8 kittens to the shelter and had to pay $100 to drop them off. The leasing agent wouldn’t respond to me so I had to reach out to the owner of the park to get reimbursed. After back and forth, he agreed to give me $50 off my rent now and $50 after my siding was fixed. My siding was fixed after I removed the kittens over a month ago. The leasing agent, Deb went over to my house to make sure it was fixed and found a hole that was about big enough to fit 3 fingers in. No cats can get in. They are now refusing to give me the other $50 (even though they say they were actively trying to get the cats out anyways, and I was just helping them) until that is fixed. Pics are attached so you can be as amazed as I am.Owners are park bridge homes.I’ve been here 8 years and have been a quiet good resident and I have no idea why they make everything so difficult.
Oct 31, 2023 · Amanda ChurchDeb Babcock New Manager had helped My Dad who was the park manager in his office. She ended up going behind his back and contacting the owner his ex boss! Talked a lot of BS! Which is how she ended up sneakily stoll The Job!!! She ended up doing it to while My Dad was in the hospital behind his back! Since then she has discriminated against us and a nieghbor!!! She will pass out notices and never will give us one! She also has discriminated against Hispanics that where wanting to move in the park along with a couple who the man had a legit speech disability! She picks and chooses who SHE likes/accepts/wants in the park. It is in the park rules that anyone who has a felony or csc charge is not to be living in the park. But her son who has those charges is allowed to live in here!? And there are a decent amount of childre who lives in this park! She wants everyone to follow the rules. Yet She and Her son don't! Like using the park garage for personal use and her son parking in his yard!? Also while paying rent She refuses to give recieptes to residents! Another thing is we have found out they have gotten fines from the health department concerning the water. We found this out because the Health Department came to our Home "Old Office"!!!! That being said The water is not safe to drink. Residents have to buy water! The Park Manager is suppose to check the water everyday and she is not doing so! There are concerns addressed to her and she or the owner does nothing about these concerns!
Jul 03, 2019 · Tammie LancasterThis is a nice, small quiet and clean Park. The Manager is very sweet and down to earth.
May 06, 2024 · Courtney CahillThis is one park you do not want to live in. The new manager, Deb, is rude, inconsiderate, and disrespectful to residents. She is a liar and very untrustworthy. She wants tenants to follow the rules but she doesn't follow them herself. The park was run very proper while Vince Barone ran it. Deb pretended to be Vince's friend and offered to help him when he was manager then told lies about to the owner to take over his job. ALSO JUST BEWARE: IF YOU HAVE CHILDREN, HER SON HAS BEEN CONVICTED OF CHILD ABUSE AND DOMESTIC VIOLENCE AND HE LIVES IN THE PARK-- MOWS THE GRASS, etc. If you have thoughts about moving in this park, you have been warned-- DON'T DO IT!
Apr 18, 2019 · William CoonrodI lived there payed 15,000 dollars on a trailer over the course of 4 years. I ended up having an accident at work falling off a roof. I got behind on my bills due to being injured and Deb kicked me out. We went to court and the judge said if I want to stay illI have to catch up and that was it. However upon bringing a money order to pay some of the debt she refused the money and says that she can't take any of my money unless it was the full amount of my debt a maybe a week after that I was out.. Be careful living there bc that's the 3 or 4 time that they've sold that trailer not to mention her wanted my place so that's why she was so adamant on getting me out.Sincerely,JOSEPH STURDAVANT
