Northern Estates Introduce
Northern Estates is a mobile home park located at 1569 Beaver Creek Dr NE in Belmont, Michigan. For individuals and families in the Belmont area searching for 'RV parks near me' with an interest in long-term residential options, mobile home communities like Northern Estates can offer a pathway to homeownership and community living. The available reviews provide contrasting perspectives on the park, highlighting both positive aspects from a former long-term resident and concerns raised by a current resident regarding management practices and affordability.
One review comes from an individual who grew up in Northern Estates, having lived there from age 2 until 13. This long-term positive experience highlights several appealing features of the community. The reviewer fondly recalls a "5ft deep pool that opens every summer on Memorial day," suggesting a significant recreational amenity for residents during the warmer months. The mention of "fairly cheap, great homes" indicates a potential for affordable and quality housing options within the park. This former resident expresses a desire to return to live in Northern Estates as an adult, stating, "Honestly, I want to get a place and move back someday on my own," which speaks volumes about their positive memories and perception of the neighborhood.
Furthermore, this reviewer notes the presence of a "small but nice playground," which would be a valuable amenity for families with young children. The convenience of nearby local businesses is also highlighted, with a gas station, Dollar General, and a few other establishments within a short walking distance. The presence of two churches in the vicinity, one small and one larger, adds to the sense of community and local convenience. Accessibility to educational facilities is also mentioned, with a charter school described as being a "5ish minute drive," along with another gas station near the school. Overall, this review paints a picture of a nice area with family-friendly amenities and convenient access to local services.
In contrast to this positive recollection, a more recent review expresses significant dissatisfaction with the park's management practices. A current resident recounts being "11 days late on lot rent" due to a job change and already receiving "court paperwork (DEMAND FOR POSSESSION)." This suggests a strict and potentially unforgiving approach to late payments by the management. The reviewer labels the management as "greedy" and points out a substantial increase in lot rent, from $435 to $520 within a two-year period. This represents a significant rise in housing costs for residents and raises concerns about the affordability and stability of living in Northern Estates.
The stark contrast between these two reviews underscores the importance of considering multiple perspectives and the potential for changes within a community over time. While Northern Estates may have been a "wonderful neighborhood" with affordable housing and family-friendly amenities in the past, as described by the former resident, current residents may be facing challenges related to increasing costs and stringent management practices.
For individuals searching for 'RV parks near me' with the intention of finding a long-term living situation, Northern Estates presents a community with established amenities like a pool and playground, as well as convenient access to local businesses and schools. However, the recent concerns raised about significant lot rent increases and aggressive action regarding late payments are crucial factors to consider regarding affordability and the stability of residency.
The environment of Northern Estates, based on the positive review, seems to be family-oriented and conveniently located near essential services. The presence of a pool and playground suggests a community that caters to families and offers recreational opportunities. However, the negative review does not provide insights into the current upkeep or overall atmosphere of the park, focusing instead on management-related issues.
Details about other services and features of Northern Estates are limited in the provided reviews. There is no mention of specific amenities like laundry facilities, community centers, pet policies, or maintenance services. Information about the types of homes available or the overall layout and landscaping of the park is also absent.
Given the contrasting feedback, prospective residents should conduct thorough due diligence before considering Northern Estates. This should include:
- Contacting the management at (616) 784-1636 or +1 616-784-1636 to inquire about the current lot rent, the history of rent increases, and the policies regarding late payments and potential eviction.
- Asking about the terms of the lease agreement, including the duration and any clauses regarding rent increases or other fees.
- Visiting the community in person at 1569 Beaver Creek Dr NE, Belmont, MI 49306 to assess the current condition of the park, including the pool, playground, and overall upkeep.
- Attempting to speak with current residents (if possible) to get a broader range of perspectives on the management, affordability, and community environment.
- Inquiring about the availability of other amenities and services within the park.
- Clarifying the rules and regulations of the community.
The positive memories of a former long-term resident suggest that Northern Estates may still hold appeal for some. However, the recent concerns about management practices and affordability should be carefully considered by anyone looking for a stable and positive long-term living situation. Understanding the current financial aspects and management policies is crucial before making a decision about moving to Northern Estates.
In conclusion, Northern Estates in Belmont, MI, offers amenities like a pool and playground and a convenient location near local services, which may be attractive to families. However, recent concerns regarding significant lot rent increases and strict management practices regarding late payments raise questions about affordability and resident relations. Prospective residents should carefully weigh the positive recollections of a former resident against the current concerns and conduct thorough due diligence to determine if Northern Estates aligns with their needs and expectations for long-term living in a mobile home community.

Northern Estates Reviews
Find a different park to stay at. 11 days late on lot rent because I switched jobs and already getting court paperwork (DEMAND FOR POSSESSION). SMH, greedy management too. Lot rent has went up from $435 to $520 all in a matter of two years.
Feb 12, 2024 · Joe WierckzI grew up in this wonderful neighborhood. They have a 5ft deep pool that opens every summer on Memorial day (I forget when they close it). Fairly cheap, great homes. I lived here from age 2 til 13. Honestly, I want to get a place and move back someday on my own. They also have a small but nice playground as well. The gas station, dollar general and a few other businesses are only a short walking distance. There are 2 churches I know of, one being fairly small and the other being pretty big. The Charter school is only a 5ish minute drive, as well is there is another gas station right next to that. Nice area.
Jul 03, 2021 · Beth ShiraEasy access in finding where you need to go. I don't have to drive far to use the pools. Pools are clean and well maintained.
Oct 09, 2020 · Theresa HolcomVisited a friend who lives there. Looks like a really clean, well cared for place. Very quiet when I was there.
Aug 16, 2022 · KellyI used to hate this place when they evicted me with no reason and left me and my family homeless for a year But now I'm grateful to not be there and realize I can be better than trailer park trash
