Spring Valley Mobile Home Park Introduce
Located at 6460 Northland Dr NE, Rockford, MI 49341, USA, Spring Valley Mobile Home Park can be reached at (616) 951-1366 or +1 616-951-1366. For individuals in the Rockford, Michigan area searching for "RV parks near me" or considering mobile home living, Spring Valley Mobile Home Park presents a potential option. However, publicly available online reviews contain significant concerns that prospective residents should carefully evaluate.
Environment and Potential Environmental Concerns:
One of the most serious concerns raised in the reviews pertains to a potential environmental issue. A reviewer mentions that the park is a "Pfas site with creek on it testing at over 30 ppt." PFAS (per- and polyfluoroalkyl substances) are a group of man-made chemicals that can have adverse health effects. The presence of PFAS contamination in a creek running through or near the mobile home park, with a reported testing level, is a significant environmental factor that potential residents must consider. This could have implications for water quality, recreational use of the creek, and potentially the overall health and safety of the residents. It is crucial for prospective residents to seek official information and testing reports regarding the PFAS contamination to fully understand the risks involved.
Another environmental aspect mentioned is the condition of the park's infrastructure, specifically "dead trees." The reviewer notes that if these trees fall on a resident's home, the park management reportedly does not take responsibility. This raises concerns about the maintenance of the grounds and the potential liability for residents due to neglected landscaping.
New Move-In Rules and Resident Demographics:
Recent changes to the move-in rules are also highlighted as potentially challenging for prospective residents. These new rules reportedly include "regular background checks" along with stringent financial requirements such as a "high credit score required" and a minimum income of "3x lot/trailer income." These criteria could significantly limit the pool of eligible applicants and might not align with the financial situations of many individuals seeking affordable housing or long-term RV options in the "RV parks near me" category.
Interestingly, the same reviewer notes that "most existing too old to move out" and that many residents "do not have good credit," seemingly contradicting the newly implemented high credit score requirement for new move-ins. This discrepancy could create a divided community with different standards for residency and potentially impact the overall social environment of the park.
Infrastructure and Maintenance Responsibilities:
Concerns are also raised regarding the financial responsibilities for infrastructure updates within the park. The review states that new buyers who intend to improve their properties often find themselves responsible for updating essential utilities such as "gas meter, electrical pole, etc" at their own cost, as these may not meet current codes. This financial burden, imposed on new residents to upgrade potentially outdated infrastructure, is a significant drawback and could deter individuals looking to invest in their living spaces within the park.
The experience of a new owner who attempted to remodel is particularly telling. According to the review, when the remodel reached a stage where code compliance issues arose with existing infrastructure, the owner ultimately "tore down completely and sought court help to be able to exit lease." This extreme situation underscores the potential financial risks and complications associated with purchasing and improving a mobile home within Spring Valley Mobile Home Park.
Long-Term Resident Perspective:
A long-term resident of 23 years provides a critical perspective on the park's social environment and infrastructure. This reviewer describes the community as "nosey and complain about everything." While subjective, this paints a picture of a potentially negative social dynamic within the park. The long-term resident also corroborates the poor condition of the infrastructure, mentioning that "the roads suck" and reiterating the issue with "dead trees" and the park's alleged lack of action when they cause damage.
Furthermore, this long-term resident explicitly states, "I don't recommend this park it is not kid friendly." This is a significant consideration for families with children who might be searching for "RV parks near me" for a family-friendly environment or considering long-term mobile home living.
Services and Amenities:
The provided reviews do not offer specific details about the services and amenities available at Spring Valley Mobile Home Park. Typically, mobile home and RV parks offer essential services such as:
- Lot Rentals: Spaces for mobile homes and potentially RVs, with varying utility hookups.
- Basic Utilities: Water, electricity, and sewage disposal.
- Waste Management: Trash and recycling collection.
- Park Maintenance: Upkeep of common areas and roadways (though the quality of road maintenance is questioned in a review).
- Management: On-site or accessible management for resident concerns.
However, based on the negative feedback, the quality and responsiveness of the management and maintenance services may be questionable. Potential residents should directly inquire about the specific services and amenities offered and seek assurances regarding the resolution of maintenance issues and adherence to safety standards.
Features and Potential Drawbacks:
Based on the overwhelmingly negative feedback in the provided reviews, it is difficult to identify clear features or benefits of Spring Valley Mobile Home Park. The potential for more affordable lot rent compared to other housing options in the Rockford area might be a consideration for some, but this is heavily outweighed by the significant concerns raised.
The potential drawbacks highlighted in the reviews include:
- PFAS Contamination: A serious environmental concern with potential health implications.
- Stringent New Move-In Rules: High credit score and income requirements that may exclude many potential residents.
- Poor Infrastructure: Deteriorating roads and dead trees with potential safety and liability issues.
- Financial Burden for Infrastructure Updates: Requiring new residents to pay for upgrades to essential utilities.
- Negative Social Environment: Reports of a "nosey" and complaining community.
- Lack of Kid-Friendliness: Explicitly stated by a long-term resident.
- Potential Management Issues: Based on the handling of infrastructure problems and new resident experiences.
Promotional Information and Strong Reasons for Caution Regarding Spring Valley Mobile Home Park:
There is no promotional information available for Spring Valley Mobile Home Park in the provided data. Instead, the consistent negative feedback serves as a strong warning for individuals searching for "RV parks near me" or considering mobile home living in this community.
Prospective residents are strongly advised to exercise extreme caution and conduct thorough independent research before considering Spring Valley Mobile Home Park. This research should include:
- Investigating the PFAS contamination: Seeking official reports and understanding the potential risks associated with living on or near the site. Contacting local environmental agencies for information may be advisable.
- Clarifying move-in requirements: Understanding the specific credit score and income criteria and whether there are any exceptions or alternative pathways to residency.
- Assessing the park's infrastructure: If possible, visiting the park to observe the condition of the roads, landscaping, and utility infrastructure firsthand.
- Speaking with current residents (if possible): Gathering firsthand accounts of the living environment, management responsiveness, and overall satisfaction.
- Comparing with other "RV parks near me" and mobile home parks in the Rockford area: Exploring alternative options to ensure a safe, healthy, and positive living experience.
Given the serious environmental concerns, restrictive new move-in rules, reports of poor infrastructure maintenance, and negative feedback regarding the community and management, potential residents should carefully weigh these factors and proceed with significant caution before considering Spring Valley Mobile Home Park as their next home or long-term RV destination.

Spring Valley Mobile Home Park Reviews
Pfas site with creek on it testing at over 30 ppt. New move in rules many find hard to meet - regular background check but high credit score required, 3x lot/trailer income minimum. Most existing to old to move out - many that buy to improve find on them to update gas meter, electrical pole, etc as won't pass code...and at their cost. When new owner down a remodel hit this stage- tore down completely and sought court help to be able to exit lease.
Mar 30, 2025 · hfiserbeen here 23 years and the people are nosey and complain about everything the roads suck and the trees are dead and if they fall on your house then they don't do anything about it i don't recommend this park it is not kid friendly like I said 23 years here take my advice
Feb 28, 2025 · Michigan MechanicIf for some reason the lady that runs it doesn't like you she'll still take your money for your application fees and tell you that she ran your credit and doesn't I know this because when somebody checks your credit it puts a mark on it and you can look at that. I was going to buy a trailer in there from a private seller they wanted that trailer as in the trailer park The lady's nephew that lives there his best friend is the maintenance man in the maintenance man also wanted that trailer so they still took our money Said my credit wasn't good enough but yet I still got a $20,000 car on credit I can get personal loans from the bank on credit but didn't have enough credit to live in a trailer park like that. Huh weird
Feb 12, 2024 · Bob PlanckThis park has never been taken care. The roads are bad, the dead trees are dangerous. The drug traffic is obvious. The owners need to change the culture and mind set in this mobile home park. Take pride in your money maker and you will attract a better customer base.
