When considering "RV parks near me," it's essential to gather information about the community's history, current management, and living conditions. Hilltop Mobile Home Community offers insights into these aspects through the available customer reviews, which provide perspectives from long-term residents and those with more recent experiences.
One long-term resident, having lived in Hilltop Mobile Home Community for 30 years, notes frequent changes in ownership over the years without significant improvements. They mention a recent new owner and observe "slow changes being made." However, this reviewer raises serious concerns regarding the park's maintenance and safety. Specifically, they cite poor snow removal during the past winter, which allegedly impeded emergency services during a mobile home fire. According to this review, only one lane was plowed, hindering the fire department's access and costing valuable time to deploy fire hoses. This incident was reportedly covered in the news and press, with the fire chief expressing significant concern about the road conditions within the park. The reviewer also mentions a lack of upkeep on yards and infrequent lot inspections.
Furthermore, this long-term resident points out recent policy changes that may impact residents, including the implementation of metered billing for water and sewage, a practice not in place in previous years. They also express significant dissatisfaction with the unavailability of the tornado shelter for residents during tornado weather, stating that they are now required to find shelter elsewhere, which they find unacceptable due to a lack of alternative options. Finally, this reviewer notes the continued presence of empty lots within the park alongside annual increases in lot rent, despite many residents being on low income.
Another, more recent, reviewer expresses extreme dissatisfaction with the management change. They state that the park "was a nice place to live till the new office manager took over." This individual claims to have consistently paid their rent on time for the four years they resided there but received a bill indicating non-payment of the previous month's rent. They report being unable to contact anyone in the office for two weeks to resolve the issue, leading to significant frustration and anger.
Based on these reviews, the environment and management of Hilltop Mobile Home Community appear to be areas of concern for some residents. The serious allegations regarding inadequate snow removal and its impact on emergency services raise significant safety considerations for anyone considering living in the park, whether in a mobile home or an RV. The reported lack of lot inspections and disarray of yards suggest potential issues with community standards and overall aesthetics. The changes in billing for water and sewage and the unavailability of the tornado shelter are also important factors for prospective residents to consider.
Information regarding specific services and features that might be relevant to RV stays is not detailed in the provided reviews. Typically, mobile home parks may offer basic utility hookups. However, given the concerns raised about maintenance and management, the reliability and quality of these potential services for RVs would need to be carefully investigated. Amenities commonly found in RV parks, such as dedicated RV sites, dump stations, or recreational facilities, are not mentioned in the context of Hilltop Mobile Home Community.

Therefore, it is not possible to comment on any incentives or special offers that Hilltop Mobile Home Community might be providing to attract new residents, whether for mobile homes or RVs. In conclusion, for local users searching for "RV parks near me," Hilltop Mobile Home Community in Grand Rapids, MI, presents a mobile home park with significant concerns raised in the available customer reviews. These concerns include potential safety issues related to maintenance, changes in policies regarding utilities and emergency shelter, and issues with management responsiveness. While the park may offer long-term RV stays, it is strongly recommended that prospective residents conduct a thorough investigation. This should include a visit to the property to assess the current conditions firsthand, a detailed discussion with the management regarding their policies on RVs, the availability and reliability of services, the community rules, and an attempt to speak with current residents to gain a comprehensive understanding of the living environment. Given the serious nature of the issues raised in the reviews, a careful and informed decision-making process is crucial for anyone considering Hilltop Mobile Home Community as a potential place to live.

Hilltop Mobile Home Community Reviews
I have lived here for 30 years now. The ownership has changed hands many times over the years and I have not seen much change. We currently have a new owner and see slow changes being made.Snow removal was poor this past winter. This past winter there was a mobile home fire. Fire department and other first responders were unable to get in because there was only one lane plowed. This fire was on the news and in the press. The fire chief was very upset about the roads in the park as it cost valuable time for them to get in with fire hoses. This again is the Parks fault.Yards have been kept in disarray and the park hasn't kept up with lot inspections. We are now being billed for water/sewage by meter. Something not done in years past. The tornado shelter is now unavailable to residence during tornado weather and we have to find shelter elsewhere. I find this unacceptable as there is nowhere else to go.The lots in the park remain empty and lot rent goes up every year. Many in the park are low income.
Sep 12, 2024 · Kimberly HeibelWas a nice place to live till the new office manager took over, we have never been late on rent before and have always paid in the 4 yrs we have been here, we got the bill this month and it says we didnt pay last months rent of $608 we cant get ahold of anyone in the office we have been trying for 2 weeks and still nothing. I am fed up with this place, this makes me extreamly angry!!
Aug 07, 2024 · Shawn BrownI love it here it's a nice little community , lots of nice people here ,I've made some awesome friends that show how much they care, and the Park manager Bobbie Jo is the best, she's sweet and kind and she does a great job, all while having health issues, and she don't take any BS from people. The maintenance guy is also doing a great job and here, can fix just about anything and the remodeling he does is excellent. Plus it's right next to Meijer, and many other businesses. I honestly don't know why people complain so much, they should be thankful for the low rent and everything here, but ya can't please everyone.
Sep 12, 2019 · mary barrorLived at hilltop for over 10 years. Good community & great school district. Lot rents are becoming a little high for the type of mobile home park it is. Would feel a little better about the rent increases if they did community improvements IE laundry rooms
Oct 19, 2022 · Mathew AustinWe have lived here for over seven years. It was once a reputable park, with excellent management. The current owners do not care about their tenants. They are quick to process paperwork to get you removed. No contact information with corporate offices are available. No names, email addresses or telephone numbers are listed anywhere. Their website is a joke, and I'm not even sure that it's being maintained anymore. You can register to pay online, but the website is deemed insecure with zero encryption. I would not feel comfortable submitting any sensitive financial information. When we moved in, there were not many open slots for homes. Now there are at least six on my street ALONE. They move in dilapidated homes that stand empty and they do nothing with them. When calling, the number is listed as RESTRICTED, PRIVATE or UNKNOWN. No reputable company would hide under the cloak of anonymity. There are children constantly playing in the roadways and this park is anything but kid friendly. No amenities for kids. And we have this huge grassy area that could be converted to a play area, but the owners leave it empty. I would not recommend this park to anyone.
