Wayside Gardens Mobile Home Park Introduce
For individuals and families searching for 'RV parks near me' or mobile home parks in the Santa Rosa, California area, it is essential to gather comprehensive information before making a decision. Wayside Gardens Mobile Home Park, located at 2389 Santa Rosa Ave, Santa Rosa, CA 95407, USA, has received mixed feedback from residents, with recent experiences under new management raising significant concerns for potential residents.
One long-time resident initially described Wayside Gardens as a "nice, respectable and friendly MHP" under previous family ownership. They highlighted a sense of community and a more personal management style. However, this positive sentiment was contrasted by a significant issue: "very little guest parking," which could lead to unpleasant encounters with tow trucks. This lack of guest parking remains a consistent factor to consider for anyone anticipating visitors.
The park underwent a significant change when it was sold and is now owned and managed by Thompsen Properties. According to a detailed review from a resident who experienced this transition, the change in ownership has been overwhelmingly negative. The reviewer characterized their experience with the new management as "hellacious." A primary concern is the alleged lack of direct communication, with residents reportedly not having met the new managers personally. Instead, residents have purportedly received "extremely demeaning and very threatening letters regarding our residency."
A core issue appears to be a misunderstanding regarding property ownership, with the new management seemingly unaware that residents own their homes but lease the land. This has allegedly led to a perceived misuse of power and a breakdown of what should be a cooperative relationship between the park owners and the residents. The reviewer also claims that the new management seems uninformed about current laws, specifically regarding short-term parking accommodations for vehicles displaying handicap placards.
This particular point is illustrated by a concerning incident where the reviewer, who has a child with significant special needs preventing her from walking, was photographed while briefly parking in front of their house (with a handicap placard displayed) to unload her. This incident reportedly led to a threatening letter regarding a potential legal notice to end their residency. The photography was allegedly done by a security service hired by Thompsen Properties, a measure that residents were reportedly not informed about until almost a week later.
Communication with the new management appears to be a significant challenge. The review notes that it took almost three weeks for residents to receive an emergency contact number, which was accompanied by a list of what the management deemed to be and not to be an emergency. Alarmingly, the reviewer recounts an instance where their water was turned off overnight for over 18 hours without any prior notice, which was allegedly not considered an emergency by the management.
The sense of community that reportedly existed under the previous ownership also seems to have deteriorated. Residents are no longer encouraged to resolve issues amongst themselves; instead, the new directive is to immediately call the police if any neighbor is deemed concerning. This shift suggests a more adversarial environment within the park.
The reviewing resident acknowledges that the new management likely inherited pre-existing issues and is attempting to implement stricter policies in a park accustomed to fewer rules. However, they strongly criticize the alleged retaliatory and demeaning approach taken by Thompsen Properties, suggesting a lack of respect for the residents.
Based on this detailed account, the reviewer strongly advises others to "avoid moving or living here at all costs," at least until a more respectful and mutually agreeable relationship can be established with the new management.
Considering this significant and concerning feedback, potential residents searching for 'RV parks near me' in Santa Rosa should be extremely cautious about Wayside Gardens Mobile Home Park. The allegations of demeaning and threatening communication, misunderstandings regarding property rights, issues with handicap parking accommodations, poor communication regarding essential services, and a breakdown of community spirit paint a concerning picture for prospective residents.
While the initial description of the park under previous ownership was positive, the experiences under the new management appear to have drastically changed the living environment. The lack of communication, the alleged disrespect towards residents, and the potential for legal threats create an unstable and unwelcome atmosphere.
For anyone seeking a long-term or even short-term stay in an 'RV park near me' in Santa Rosa, it would be prudent to thoroughly investigate these issues and consider alternative options that offer more stable and respectful living conditions. Contacting current residents (if possible) and directly addressing these concerns with the management of Thompsen Properties would be essential steps before making any commitment to reside at Wayside Gardens Mobile Home Park.
In conclusion, the recent feedback regarding Wayside Gardens Mobile Home Park under new management raises significant red flags for potential residents. The allegations of demeaning and threatening behavior, poor communication, and a disregard for resident rights suggest a potentially negative living experience. Therefore, prospective residents should proceed with extreme caution and conduct thorough due diligence before considering this park.

Wayside Gardens Mobile Home Park Reviews
It is a nice, respectable and friendly MHP. There is very little guest parking however so you have to watch out for the tow trucks, that is not Pleasant..
May 08, 2020 · Christine HollidayWhen we first moved here, it was a great park. It was family owned, very friendly and it was managed 'like the good old days' when someone's word was the same as a contract and neighbors were expected to talk to each other before talking to management. Unfortunately, a few new tenants took advantage of that and the neighborhood started to become more overrun with shady characters as well as a refusal to comply with park policy. It became really overwhelming for the owners and they were forced to sell. It's now owned and managed by Thompsen Properties, which so far, has been a hellacious experience. Although none of the residents here have actually met with the new managers, we have begun receiving extremely demeaning and very threatening letters regarding our residency. They seem to be unaware of the fact, that they only own the land below our homes and not the houses as well. What should be viewed as a symbiotic relationship between them and the residents, has somehow turned into a gross misuse of power. Additionally, they do not seem to updated on current laws regarding exceptions for vehicles to park short term in front of our houses, when a handicap placard is displayed. My almost two year old daughter has significant special needs that prevent her from walking and the only way to bring her in from the car is to momentarily park in front of our house and carry her up the stairs inside. I have a handicap packard in plain view, however last week while I was unloading her along with her twin sister and 3 year old brother, a man I'd never seen before walked up and started taking pictures of my car. He never identified himself and just walked away after he had taken several pictures. It turns out that Thopmsen Properties had hired a security service for the night times (which we were not made aware of until almost a week later) and I received a letter threatening a legal notice that would end my residency. It has been almost 3 weeks since tgey became owners and we just yesterday, were given a contact number for emergencies. It was accompanied by several examples of what we are and are not allowed to consider an emergency. Apparently, when our water was turned off overnight totally over 18 hours WITHOUT NOTICE, it was not their concern. No longer are we encouraged to work things out between our neighbors, instead we are to immediately call the police if we notice someone of concern.I UNDERSTAND that they inherited a lot of issues not caused by them and are likely hearing from many of the residents here about various areas of concern. I realize that it is a very hard to take on and implement very strict policies into a park that is accustomed to having little to no rules to abide by. That said , retaliating by way of threats and acting as though all of the residents here have less than a 1st grade education, it's inaccurate and unnecessarily demeaning. As sad as it is to say this, I would avoid moving or living here at all costs. At least until a mutual agreement of common respect from the new management can be reached.
