Westwood Estates Introduce
For local residents in Rhode Island exploring "RV parks near me" that might also encompass mobile home living, Westwood Estates, located at 1A Liena Rose Way, Coventry, RI 02816, presents a residential community setting. While primarily a mobile home park, such communities can sometimes accommodate RVs for longer-term stays. Understanding the environment, services, features, and costs associated with Westwood Estates is crucial for potential residents. The available customer reviews offer a mixed perspective, highlighting both positive and negative aspects of living in this community, which should be carefully considered by local users seeking housing options.
The environment of Westwood Estates, based on the provided reviews, is described by one resident as "quiet," which can be a significant advantage for those seeking a peaceful living environment. The mention of "everything we need" by the same reviewer suggests that the location might offer convenient access to essential services, although these are not specified. However, another aspect of the environment that emerges from the reviews is the potential lack of certain expected services. The complaint about snow removal ("The roads in the park here were never plowed") indicates a potential issue with the upkeep of common areas during winter months, which could impact accessibility and safety within the community. Furthermore, the lack of trash pickup ("You have to drop it off yourself") suggests that residents are responsible for their own waste disposal, which might be less convenient than a curbside collection service. The location of mailboxes next to the trash/recycling drop-off is also noted, which some residents might find less than ideal. The absence of streetlights ("No street lights. Roads are very dark at night") raises concerns about safety and visibility within the park after dark. These environmental and service-related aspects should be carefully considered by prospective residents.
The services at Westwood Estates, as perceived by the residents, appear to be somewhat limited, especially considering the Home Owners Association (HOA) fees. The positive review mentions the presence of "very good and large arts and crafts" activities, as well as a "yard sale," suggesting some level of community engagement and organized events. However, the more detailed review expresses significant concerns about the value derived from the "REDICULOUS!!" HOA fees of $460 per month. This resident points out the absence of several amenities that might typically be expected with such fees, including snow removal on park roads, trash pickup from individual homes, streetlights, a gym, walking trails, or a dog park. The fact that "there really are no other amenities here" beyond the occasional arts and crafts and yard sales suggests that a significant portion of the HOA fees might not be directly translating into tangible services or facilities for the residents. The recent sale of the neighborhood to Home Town America raises hope for potential improvements in management and services, particularly regarding snow removal, which was a significant issue for at least one resident.
The features of Westwood Estates, based on the reviews, are somewhat contrasting. The quiet atmosphere is presented as a positive feature by one resident, suggesting a peaceful living environment. The affordability is also implicitly mentioned in the context of seeking "other options locally," implying that while the HOA fees are considered high, the base cost of living might have been attractive initially. The community events like arts and crafts and yard sales can be seen as features that foster social interaction and a sense of community among residents. However, the lack of expected amenities for the substantial HOA fees is a significant concern. The absence of a gym, walking trails, and a dog park, especially in a community where "we all have dogs here," is noted as a deficiency. The poorly maintained roads in winter and the inconvenience of self-managed trash disposal and dark streets are also negative features highlighted by a resident who is actively seeking alternative living arrangements. The recent change in ownership to Home Town America could potentially lead to new features or improvements in existing services, but this remains to be seen.
Promotional information for Westwood Estates is not explicitly provided in the reviews. The positive comments about a quiet environment and past community events could be seen as indirect promotion. However, the strong criticism regarding the high HOA fees relative to the limited services and amenities serves as a significant counterpoint. Local users considering Westwood Estates as one of their "RV parks near me" for long-term residency would need to weigh the potential benefits of a quiet location and some community activities against the reported high costs and lack of expected services. The change in management to Home Town America might be a point of interest for prospective residents, who may want to inquire about any planned improvements or changes in fees and services under the new ownership. Contacting the provided phone numbers, (401) 822-7718 or +1 401-822-7718, would be a crucial step for local users to gather current information on availability, lot fees, HOA fees, services, and any promotional offers that might exist under the new management.
For local users specifically interested in "RV parks near me," it is important to ascertain whether Westwood Estates accommodates RVs for long-term living and what the specific terms and amenities are for RV residents. Mobile home parks sometimes have sections or policies for RVs, but the infrastructure and regulations might differ from those in parks exclusively designed for recreational vehicles. Inquiring about the size of available lots, hookups for water, electricity, and sewer, as well as any restrictions or amenities specific to RVs, would be essential for those considering bringing an RV to this community.
In conclusion, Westwood Estates in Coventry, RI, offers a mobile home living environment that has been described as quiet with some community activities. However, a significant concern has been raised by a resident regarding the high HOA fees relative to the limited services and amenities provided, including issues with snow removal, trash disposal, and the absence of features like streetlights, a gym, walking trails, or a dog park. The recent sale to Home Town America introduces the possibility of future improvements. Local users searching for "RV parks near me" who might consider a mobile home community for long-term stays should carefully weigh these perspectives and directly contact the management to obtain current and detailed information about fees, services, amenities, and the community's policies on RVs before making a decision.

They had Avery good ang large arts and crafts, plus yard sale
May 03, 2025 · David McLaughlinWe love it here. It's quiet and everything we need. The problem is the HOA fees are REDICULOUS!! $460 per month. Recently the neighborhood was sold to Home Town America. Hopefully they manage the site a little better. Especially snow removal. The roads in the park here were never plowed. There's no trash pick up. You have to drop it off yourself. Mail boxes are next to the trash/recycling drop off. No street lights. Roads are very dark at night. There really are no other amenities here. No gym or walking trails, or how about a dog park!? We all have dogs here!! Sure would be a better facility if they actually had some amenities for all that money. We're looking for other options locally
Feb 10, 2019 · Jeffrey BeatriceIt's like a prison in here. Paying over 5 grand a year for lot rent and then they threaten litigation because of some leaves. I don't pay money to get threats. Not only is it a prison, they steal your money too, and it's getting worse every day. And it's still getting worse everyday
Mar 25, 2025 · Rachel AllisonI lived in Westwood for 7 years and I enjoyed living in the park; however over the past couple of years, from the time that Hometown America purchased the park, it really went down hill fast. I enjoyed my home, location and neighbors but that is about it. Let me first start off to say that I am never one to usually write reviews or complain but I want to let other new potential home buyers aware of my experience with Westwood Estates. The park manager from day one, over seven years ago, was always unpleasant. I always dreaded having to reach out to her with a question when I needed things done, I would always have to copy her boss to get a response. Her attitude and customer service towards residents in the park are terrible. It would always be days sometimes weeks that would go by before I would get a response from her. Over the years I caught her in so many lies. I understand that she is "managing the park with over 500 homes" which is the line that I heard from her over and over again. I get that but I was more than patient with her and she pushed my limit many times!! I never knew the best time to reach her because many of times the office would be closed early or she would be out on her 5th smoke break of the morning/ afternoon. I swear she made her own hours. I wonder if she would be doing the same if her boss was in this state? When I was getting my home ready to sell she made the entire experience very unpleasant and difficult and WAS NOT at all easy to work with. I could go on and on but I would this review would be pages long which is very sad for the amount of money that residents pay to live in the community. The park manager, lot rent increases and fees were a couple of the reasons that I decided to move and sell. The many issues that continue to arise within the community are the following: the mail room is always dirty and needs to be deep cleaned and repaired, the trash/ recycling room is always full and overflowing with garbage, and many of the roads are in need of repair. Hometown America really needs to investigate and look into park management and listen to residents valid concerns on many safety repairs etc.Thank You
Oct 17, 2023 · Kyle ColvinApplication process is awful. I was in the process of buying the home, and got stuck. They kept demanding documents, then change the rules. HOA fee is $576/mo.The last requirement was that I had $152,000 readily available! I got put through hell only to have the requirements changed at every step.Amazingly, this chaos was orchestrated by an "office assistant "!One of the parts of the process required that I waive a one-year lease. So much for a peaceful, secure retirement. Also looks like a trap. I haven't been able to get my $10,000 deposit returned, yet!
