American Way Mobile Home Estates Introduce
For those searching for "RV parks near me" in the Largo, Florida area, American Way Mobile Home Estates, located at 730 14th St NW, Largo, FL 33770, USA, presents itself as a residential community that may accommodate RVs for long-term stays. While primarily a mobile home park, such communities often provide spaces for RVs seeking a more permanent or extended living arrangement within a specific locale. American Way Mobile Home Estates offers a location within Largo, providing access to the city's amenities and the surrounding Pinellas County.
American Way Mobile Home Estates benefits from its location in Largo, a city known for its parks, cultural center, and proximity to the Gulf Coast beaches. One resident highlights a significant advantage, stating that it is "the closest Mobile Home Park to the beach two and a half miles also on the trail Pinellas great place to live 40K." This proximity to the beach offers residents easy access to recreational activities, stunning sunsets, and the coastal lifestyle. The Pinellas Trail, a multi-use paved trail stretching across the county, provides opportunities for walking, biking, and enjoying the outdoors, further enhancing the location's appeal for active individuals.
A separate review provides a starkly different perspective on the environment, detailing the significant impact of a recent hurricane. The resident describes substantial damage to their property, including peeled mobile home walls, collapsed ceilings, a destroyed shed, a detached carport roof, a fallen tree, and debris from a neighbor's fence. They also note that a neighbor's home was deemed "uninhabitable" and that the power outage following the storm was particularly challenging. While acknowledging that their own damage was less severe compared to others, this account underscores the vulnerability of the community to severe weather events common in Florida and the potential disruption to residents' lives and property.
Despite the hurricane damage, another resident describes the community as "quiet, clean and really good neighbors," suggesting that under normal circumstances, American Way Mobile Home Estates offers a peaceful and well-maintained living environment with a friendly social atmosphere. This contrast highlights the need to consider both the typical positive aspects of the community and its resilience and recovery following natural disasters.
As a mobile home park that may also accommodate RVs for long-term stays, American Way Mobile Home Estates likely provides essential services for its residents. These generally include:
- Utility Hookups: For long-term RV residents, access to essential utilities such as water, sewer, and electricity (potentially with varying amperage) is crucial. It is important to confirm the availability and specifics of these hookups for RV sites.
- Waste Management: Regular trash and waste disposal services are a standard necessity in any residential community. The review mentioning debris around the dumpster suggests that waste disposal services are in place.
- Road Maintenance: Upkeep of the park's roads and pathways ensures accessibility for residents. The review detailing hurricane damage does not comment on the overall state of the roads under normal conditions.
- Potential Communal Facilities: Depending on the park's size and focus, there might be communal facilities such as laundry rooms, recreational areas, or a community center. Information on these amenities is not provided in the available reviews.
To obtain a comprehensive list of the services available to residents, especially those in RVs, direct contact with American Way Mobile Home Estates is recommended. The absence of a phone number in the provided information makes this more challenging, and potential residents would need to seek contact details through other means.
Living in American Way Mobile Home Estates could offer certain features, but the impact of the recent hurricane is a significant consideration:
- Proximity to the Beach and Pinellas Trail: This is a major lifestyle advantage, offering recreational opportunities and enhancing the overall quality of life for residents who enjoy the outdoors and the coast.
- Quiet and Clean Environment: Under normal conditions, the community is described as quiet and clean, which can be appealing to those seeking a peaceful living space.
- Friendly Neighbors: The positive mention of "really good neighbors" suggests a welcoming and supportive social environment within the park.
- Potential Affordability: The "$40K" mentioned in one review is unclear in its context (it might refer to the price of a mobile home for sale), but it could suggest a degree of affordability in the community, though this needs further clarification.
However, the experience of the hurricane highlights several important considerations:
- Vulnerability to Severe Weather: Living in Florida means being susceptible to hurricanes and their potentially devastating effects. The review underscores the importance of understanding the community's preparedness for such events and the support available to residents afterward.
- Potential for Property Damage: Mobile homes can be particularly vulnerable to high winds and flooding. Potential residents should assess the construction and safety features of any unit they consider and understand insurance requirements.
- Infrastructure Resilience: The mention of a prolonged power outage suggests potential weaknesses in the community's infrastructure following a major storm. Inquiring about backup systems or emergency preparedness plans would be prudent.
No specific promotional information or special offers for American Way Mobile Home Estates are available in the provided data. To inquire about current lot availability for mobile homes or potential long-term RV sites, pricing (including lot rent and any associated fees), and any potential promotions, it is essential to contact the park directly. As the phone number is not provided, local directories or online search engines may be necessary to obtain contact information.
When you are able to contact the park, be sure to ask about:
- Current availability of lots suitable for your needs (whether for a mobile home or a long-term RV stay).
- The current lot rent and any associated fees.
- The rules and regulations of the park, particularly regarding RVs if they are permitted.
- The community's policies and procedures regarding hurricane preparedness and recovery.
- The typical demographics and community activities.
- The amenities available to residents.
- The process for becoming a resident.
Given the impact of the recent hurricane, it would also be wise to inquire about the current state of repairs and recovery within the community and any assistance or resources available to residents who experienced damage.
American Way Mobile Home Estates in Largo, FL, offers a desirable location near the beach and the Pinellas Trail, with residents describing it as typically quiet and clean with a friendly atmosphere. However, the community has recently experienced significant impact from a hurricane, resulting in property damage and power outages for residents. While the long-term environment is reportedly pleasant, potential residents should be aware of the area's vulnerability to severe weather and inquire about the community's preparedness and recovery efforts. Further investigation into the park's services, amenities, and the specific conditions for long-term RV stays (if permitted) is recommended by contacting the management directly. The positive aspects of location and community feel should be balanced against the potential risks associated with living in a hurricane-prone area.

American Way Mobile Home Estates Reviews
The hurricane peeled mobile home walls, caused ceilings to collapse, destroyed a shed, detached my carport roof, pushed a tree over, brought branches down, and, part of a white fence-around our dumpster. A neighbor's place is 'uninhabitle': compared, to other places: we got off easy. The power outage, was the worst.
Oct 20, 2024 · Joey SedanoQuiet, clean and really good neighbors. Also the closest Mobile Home Park to the beach two and a half miles also on the trail Pinellas great place to live 40K
Nov 20, 2023 · Donald ReichartI love this park an the people here are really nice! The park is is kinda hidden in real nice community, with the Pinellas trail in our back yard! The park is kept real nice. Mobile homes here are fixer uppers but are cheap enough to invest a little to make a nice home an the park rent is one of the lowest rents here in Florida. It doesn't have a pool which is why the rent is cheaper but the privacy we have and the neighborhood makes up for it!Diane an Mike current residents. Update, We have been here over 3yrs now an still very happy here!We own Electric bikes an ride to Indian Rocks Beach only 3 miles away thru beautiful neighborhoods. Very close to many stores. Publix, Aldi's, Ace hardware.
Dec 03, 2021 · DianeThe park is clean and well kept there is a maintenance It is located close to shopping gas stations and the beaches. This space is limited as they only have Room for 42 residence . It's a small community where everyone watches out for everyone else but they also mind their own business. I am actually going to go ahead and purchase a small 1 or 2 bedroom in there the lot. Rent is reasonable st 464.
Sep 06, 2019 · dawn vargusMy wife and I are/were fortunate enough to call this place home for the past 8 years. Many of us were displaced when a developer bought Briarwood Mobile Home Park. American Way's owner and management came to our rescue. For health reasons, we're moving out of state to be with family. For us, this is bitter-sweet. Because we have to say goodbye to the family we leave behind.Mobile home parks are becoming a dying breed due to developers. But for many on fixed incomes who want to own the roof over their heads, this is what we can afford.American Way is a little gem off the Pinellas Trail that's here to stay. If you stay here, (sure it's a metal box) it won't just be a house but a home. With friends, family and people that care.Thank you AmWay for all you've done for me.
