Gulf Breeze Mobile Home Park Introduce
Are you searching for "RV parks near me" in the Clearwater, Florida area, and considering the possibility of long-term mobile home living, particularly with convenient access to the beach? Gulf Breeze Mobile Home Park, located at 512 Braginton St, presents a location that is appealing due to its proximity to Indian Rocks Beach. However, the limited customer reviews available online offer starkly contrasting experiences, highlighting both positive aspects of the community and serious concerns regarding management and property conditions. This introduction aims to provide local users with an objective overview based on these reviews, emphasizing the need for thorough investigation before considering residency.
One positive aspect of Gulf Breeze Mobile Home Park, as noted by a former resident who rented a small home there for about a year, is the friendly nature of the neighbors and the generally quiet atmosphere of the park. This suggests that there is a potential for a pleasant community environment among the residents. Furthermore, the park's location is highlighted as being conveniently "minutes away from Indian Rocks beach (10 min by car 20 minutes by e-bike)." This proximity to a popular Gulf Coast beach is a significant advantage, offering residents easy access to sun, sand, and recreational activities.
However, a second, significantly more detailed and negative review paints a very different picture of Gulf Breeze Mobile Home Park. This former tenant describes the experience as a "complete rip off" and details numerous serious issues encountered during their tenancy in a one-bedroom unit. One of the most alarming claims is a severe German roach infestation, which allegedly required the tenant to spend two weeks scrubbing walls and cabinets. This suggests a potential lack of adequate pest control measures within the park or individual units.
The negative review also makes serious allegations against the owner, identified as Andrew “Andy” Schiller, claiming that he does the "absolute bare minimum" for his properties. The management is further criticized, with a named individual, "Jody," described as an "alcoholic predator" who allegedly spends time "bragging about his private relationships with the female tenants." These are extremely concerning accusations that, if accurate, would indicate a severely unprofessional and potentially unsafe living environment, particularly for female residents and children.
Further detailing the poor living conditions, the former tenant states that they had to remove their appliances due to roach infestation and were never provided with promised replacements, resulting in a period without a fridge and stove. The review also mentions the presence of termites in addition to the roach infestation, indicating significant structural and pest issues within the rental units.
Adding to the tenant's negative experience were alleged issues with rent payments, with "multiple accounts of them missing my rent payment when it was always paid on time." This suggests potential mismanagement of financial transactions, causing unnecessary stress and problems for residents. Finally, the reviewer claims that their security deposit was unjustly withheld at the end of their tenancy, despite the tenant having spent "hundreds on pest control" and leaving the place in better condition than when they moved in. This accusation of unfairly keeping the deposit further contributes to the negative portrayal of the management's practices.
The former tenant concludes with a strong warning against renting at Gulf Breeze Mobile Home Park, particularly for women and families with children, describing the management as "disgusting," "dirty," "narcissistic," and predatory. These are severe accusations that should be taken very seriously by anyone considering this park as a potential residence.
Given these starkly contrasting reviews, it is impossible to provide a balanced view of the environment, services, and features without significant caveats. The proximity to Indian Rocks Beach and the reported friendly neighbors and quiet atmosphere are potential positives. However, these are overshadowed by the serious allegations of severe pest infestations, inadequate maintenance, unprofessional and potentially predatory management behavior, financial mismanagement regarding rent payments, and unfair security deposit practices.
There is no information available in the provided reviews regarding typical mobile home park amenities such as laundry facilities, recreational areas (pool, clubhouse, etc.), pet policies, or the nature of the mobile home lots themselves. Therefore, local users seeking information about these aspects would need to inquire directly with the park management, keeping in mind the serious concerns raised in one of the reviews.
Similarly, there is no promotional information available. The proximity to the beach could be considered a locational advantage, but this is heavily countered by the negative experiences detailed by a former tenant.
For local users searching for "mobile home parks near me" in Clearwater, Gulf Breeze Mobile Home Park at 512 Braginton St presents a situation requiring extreme caution. While the location near Indian Rocks Beach and the potential for friendly neighbors are appealing, the serious allegations of severe pest problems, inadequate maintenance, and unprofessional, potentially predatory management practices cannot be ignored. The stark contrast between the two reviews underscores the importance of thorough and critical investigation.
Prospective residents are strongly advised to contact Gulf Breeze Mobile Home Park directly using the provided phone numbers, (727) 755-3759 or +1 727-755-3759, to inquire about the current conditions, pest control measures, management practices, and any other concerns arising from the negative review. It would be highly advisable to visit the park in person, inspect any potential rental units thoroughly for signs of pest infestation and disrepair, and if possible, speak with current residents to get a broader range of perspectives on the living conditions and management. Given the severity of the allegations in one of the reviews, proceeding with extreme caution and seeking independent verification of the park's current state is absolutely essential.
In conclusion, Gulf Breeze Mobile Home Park in Clearwater, Florida, offers a potentially attractive location near Indian Rocks Beach and some residents may experience a friendly and quiet community. However, serious allegations of severe pest infestations, inadequate maintenance, and unprofessional, potentially predatory management practices have been reported by a former tenant. Local users considering this park as an alternative to "RV parks near me" for long-term living must exercise extreme caution, conduct thorough personal investigation, and seek current and comprehensive information from multiple sources before making any decisions.

Gulf Breeze Mobile Home Park Reviews
We rented a small home here for about a year my neighbors were amazing and the park is pretty quiet. We enjoyed being minutes away from Indian Rocks beach (10 min by car 20 minutes by e-bike).
Jul 26, 2024 · Brian BluntGulf Breeze is a complete rip off. I rented a 1 bedroom unit and had to spend 2 weeks scrubbing walls & cabinets so that I could treat the German roach infestation. The owner Andrew “Andy” Schiller is a Jewish man that does that absolute bare minimum for his properties. In fact Andy lets “Jody” a middle aged retired veteran alcoholic predator manage the property & Jody spends more time bragging about his private relationships with the female tenants. I had to remove my appliances from the unit for being roach infested & was never given a replacement as I was promised. No fridge , no stove , termites & German roaches. Multiple accounts of them missing my rent payment when it was always paid on time. Then at the end they kept my deposit trying to tell me I trashed the place even though I spent hundreds on pest control & only made it better. This place preys on poor people in hard times & they are disgusting. Dirty , narcissistic, predator guys that think they’re men when they’re worthless. Do not rent here if you’re a woman & definitely do not let your children here.
Mar 17, 2024 · Jordan YepesI hope someone doesn't call code enforcement on you people. Your grass is very high and the place isn't even weeded in many areas . Also, your place is rented to people who mainly have pit bulls. If you want to rent to people,,,, don't make it look like a dump!!!!
Jul 31, 2024 · Tina MarieAfter receiving the message from the owner of Gulf Breeze MHP I viewed the web site and realized I had in deed made a big mistake as to which park I saw and reviewed. When I took a second look, this time during the day, I was surprised to see what a lovely, vintage park it is. My deepest and sincerest apologies to Gulf Breeze MHP and I hope I didn't cause any problems. I most certainly would love to live there myself. Every word from residents living in the park was positive and they all said the staff is great. Again, my apologies to Gulf Breeze MHP, I regret my mistaking them for the other park.
Feb 04, 2024 · Carol M. MaierNot a bad place to be. They don’t do a credit check. The handyman and the staff do a great job. I lived here for three years. I didn’t have any real big issues if I asked for something to be done, it was taking care of.
