Cottage Cove 55+ Manufactured Home Community Introduce
If you are a local user in the Clearwater, Florida area searching for "rv parks near me" as a potential starting point for exploring housing options for those aged 55 and over, consider the Cottage Cove 55+ Manufactured Home Community, located at 1280 Lakeview Rd, Clearwater, FL 33756, USA. While the platform category focuses on RV parks, manufactured home communities designed for active adults often provide a different model of long-term living with a focus on community amenities and a quieter lifestyle. You can contact Cottage Cove at (727) 354-4085 or their mobile number +1 727-354-4085 for inquiries about residency and available homes.
Based on recent customer reviews, Cottage Cove 55+ Manufactured Home Community presents a generally positive picture, particularly regarding its cleanliness, amenities, and the helpfulness of the park manager. However, there is also a concern raised about the increasing lot rent, which potential residents should take into account.
One recent buyer describes the park as "very clean" and highlights the availability of several amenities, specifically mentioning a "very nice" pool table and "very nice recreation/large room(s)" suitable for gatherings and parties that residents can reserve. While the park does not have a swimming pool, the presence of these other social and recreational facilities suggests opportunities for engagement and community interaction. The current lot rent is noted as being "a lil under $900," which the reviewer considers "not TOO bad." This provides a specific data point for potential residents to consider in their budget.
A significant advantage highlighted by this new resident is the availability of multiple homes for sale within the park at any given time, often at "very fair or inexpensive prices" with negotiable values. They offer a valuable tip for prospective buyers in Pinellas County, suggesting that offering a much lower price on any mobile home can lead to surprisingly affordable purchases. Sharing their own experience, they purchased a home listed for $25,000 for only $14,000 cash, emphasizing the potential for securing a good deal within Cottage Cove.
The positive experience of this new resident extends to the park manager, Ted, who is described as "VERY, VERY helpful" and a "really nice guy." Ted reportedly facilitated their approval to buy within just a few days, indicating an efficient and supportive management process for new homeowners. This positive interaction with the management can contribute significantly to a smooth transition into the community.
In contrast, another review from a longer-term resident expresses a decline in their satisfaction with living in Cottage Cove. Their primary concern is the increasing lot rent, which they feel is "too high for over 55 park." This resident laments that what was supposed to be a place for relaxation and retirement has become a source of financial worry due to the escalating costs. They express sadness for current residents and those who have left, suggesting that the affordability aspect of the community may be changing.
Considering these reviews, the environment of Cottage Cove 55+ Manufactured Home Community appears to be clean, quiet, and well-maintained, with a focus on providing recreational and social amenities for its residents. The presence of numerous homes for sale at potentially negotiable prices could be attractive to budget-conscious retirees. The park manager is described as helpful and efficient, which can ease the process of moving in. However, the increasing lot rent is a significant concern that potential long-term residents should carefully evaluate in relation to their financial situation.
Regarding services and features, Cottage Cove 55+ Manufactured Home Community offers:
- Clean and Quiet Park Environment: A well-maintained and peaceful living space.
- Recreation Room(s): Large spaces available for gatherings and parties, which residents can reserve.
- Pool Table(s): A recreational amenity for residents to enjoy.
- On-Site Management: A helpful and efficient park manager (Ted).
- Homes for Sale: Frequent availability of homes at potentially affordable and negotiable prices.
- 55+ Community: Designed for active adults seeking a retirement-oriented environment.
Potential residents should inquire about the specifics of the lot rent, including any history of increases and potential future changes. It would also be beneficial to ask about any additional community fees or assessments. While a swimming pool is not mentioned as an amenity, the available recreation room and pool table offer alternatives for leisure and social interaction.
The positive review from the new buyer indirectly offers a promotional tip: be prepared to negotiate the price of homes for sale within the park, as significant savings may be possible. This suggests that while the lot rent is a consideration, the initial investment in a home might be more affordable than in other 55+ communities in the area.
In conclusion, Cottage Cove 55+ Manufactured Home Community in Clearwater, FL, offers a clean and quiet living environment with recreational amenities and a helpful park manager. The potential for purchasing a home at a relatively low price is an attractive feature. However, the increasing lot rent is a significant factor that prospective residents, particularly those on a fixed income, should carefully consider. It is recommended to contact the park directly to obtain the most up-to-date information on lot rent, fees, available homes, and community rules to make an informed decision.

Cottage Cove 55+ Manufactured Home Community Reviews
This park (55+) is very clean, and has many amenities (no swimming pool though, but they have at least 1 very nice pool table, and very nice recreation/large room(s) for larger gatherings/parties that you can reserve.. The current lot rent is a lil under $900, not TOO bad.. We just bought a place here a week ago outright, so that's all we pay (plus electric & WiFi/ cable only). The park is very clean & quiet & there seems to always be 10+ homes for sale there at any time, at very fair or inexpensive prices with negotiable prices- ***TIP- always offer a much lower price on any mobile home & you'll be surprised at how inexpensively you can buy one here- or anywhere in Pinellas County- we've looked all over***... We looked at mobiles/parks for several months before the one we bought just popped up . We actually had a deal on one, but the lady selling it was a liar & worse (that has nothing to do with the park, she was an outside agent) & we ended up buying the place right next door- lol, so we got a steal of a deal.. So far, we're very happy, but only time itself will tell.. So far, so good. Oh & the park manager (Ted) was VERY, VERY helpful & is just a really nice guy, who got us approved to buy there within just a few days. The place we bought was listed for $25k & we ended up buying it for only $14k cash.. Great place so far & we're thrilled to be moving there!!!
