We have only been in the park for a couple weeks but our experience so far has been exceptional. It took a little over a month to get our space. Aspen Grove was one of the few we could find with something close to available. The park appears very clean and very quiet, which is wonderful. The residents we've met are very nice.Mari has been great to us during our move-in process and has answered any questions we may have. She made everything so much easier! Once the space was available, she let us know that it would be cleaned and ready for move in quickly. She answers me by phone or text when something comes up. I haven't met Christine but she was available to me at any time when I had those 'silly' questions.I like the park. I haven't experienced some of the things I've read in the reviews. Yes, the area around it seems a little seedy so the park with its gate seems like an island in chaos. I've lived in this area on and off for the last 20 years and never realized the park was even here. It's close to anything you may need as well as the freeway. I relax when I come home from work and that's all I ask for.

I did receive gravel, and the park over all look is betterAs a seasoned RV traveler (6 trips across the USA in our class A), and having lived in our RV in the Sacramento area for work since 2020, I hope to offer some insight on my current location, Aspen Grove Mobile Home and RV park.It's been difficult to get services, such as gravel, or site prep, or straight answers, and most inquiries have resulted in paperwork changes or notices effectively silencing requests for fear of reprisal.The rates for space in the park were comparable to surrounding parks when I moved in a year ago, but have gone up exponentially to new renters. The amenity to living here was access to wifi, (not a big issue to me as I have my own wireless and spend much of my time at work or out, but certainly important to many of my senior, low income, disabled, and retired neighbors) and that was recently, abruptly, and without notice, discontinued.There is no dog walk area, no pool, no community areas except a laundry room.The outdated electrical system goes out regularly and requires an update that doesn't happen.The park lacks fiber optic cable, or any wired cable service hookup availability.This is the only park where I have felt threatened and intimidated by the frequency of "paperwork updates", "site checks", and "notices" when one asks for services or improvements.A less critical issue, some of the RV sites were not updated when the light rail blocked the drive through design for the spaces (sewage, water, and electricity is on the wrong side ) so sewage from on site is going to another site, and the light rail takes some getting used to, and would not work well for light sleepers or individuals with sensory input overload.The saving grace to this park is the proximity to my job, and the residents, many of them long term, and most of them so kind and caring and generous to one another it's a privilege to know them. The neighbors are the best part of this park and are a big reason I stay. She was pleasant, and I haven't had negative repercussions so that's a plus. The free wifi access was restored to the residents, which is another positive. The new manager Mari has been very pleasant with me, she has had flowers planted around the office and curbs have been painted, and several bushes trimmed, and security cameras were installed. My electric pedestal was "fixed" with a metal support for my plug, so still plugs upward but better than before.Cons: The electricity went out again for several hours during one of the over 100 days. The electrician was called and the power returned, I was at work and grateful my dogs are out of state with my husband, neighbors had to get hotel rooms with their pets or bring them to their job. Still no gravel. Gardeners are no longer allowed to leaf blow our areas, and the side of the park that I am on does not have access to cable, we can order personal cellular wifi only which continues to make working from home and tv picture quality unreliable. The cable only extends as far as the office, which does have wired cable service for the Internet.Update 7/17/2024Want to give kudos - received gravel and tree was cut back off my RV.
Oct 27, 2024 · Vickilynn KimbroI do not like this new manager she does some sketchy things and seems to like harassing the people that live here, like about cars and trying to force them to park outside the gate and then have the cars tagged to tow away. And she’s doing these things to people that are mainly seniors and/or disabled and on fixed income. Instead of harassing people she should be helping, like maybe try to figure out why the power goes out so often and fixing that or getting someone to come spray bug killers around the park.I wish Bill was made manager again because he actually cared about the people and the park. He’s always incredibly nice and always willing to help and listen, he never harassed anyone he was the best manager since I’ve lived here. I’m giving two stars because this place used to be better and I know it can again and most people that live here will agree Bill was a better manager and should be manager again. He was a five star manager that didn’t try to scam, harass or intimidate like this new one.
Jun 13, 2024 · C JLast power outage was 11 June 24. Nice Gaslighting.Cons:Aspen Grove Mobile Home Park in Rancho Cordova, CA, is a place I would not recommend to anyone. Here are the key issues:Chaotic Move-In Experience: The move-in process at Aspen Grove could not have been more chaotic. We had to delay our arrival by an entire day and incurred additional costs due to staying at a KOA in Reno. This was because the park had failed to move out an existing 5th wheel trailer. We were told we could head over the next day and the trailer would be out and the spot cleaned for move-in. Little did we know, we would spend the next 8 hours in the intermittent rain waiting for a crackhead with a boat trailer and a van to try and remove the 5th wheel. Many hours later, someone with the appropriate vehicle showed up. After I pulled the trailer back with my own truck, the other person was able to slide between the RV and the hedges to get hooked up. This was after the crackhead threatened people before he performed burnouts in the parking lot and left. After the trailer was moved, we had to spend an immense amount of time cleaning up and leveling the site. After driving from the East Coast, this entire process was absolutely frustrating.It does not appear that management had the trailer removed in accordance with HCD guidelines. There were no notices of abandonment, no notices of seizure, or appropriate paperwork listed in public spaces.Seedy Neighborhood: The area surrounding Aspen Grove feels unsafe and rundown. It's not the kind of place where you feel comfortable walking around, especially at night.Constant Power Outages: During the hot summer days, power outages are a regular occurrence. This is extremely frustrating and inconvenient, making living here unbearable during peak heat. There are claims by management that the panel has been fixed. This is not true according to their electrician.Double Dumpster Fiasco: The park's waste management is a complete disaster. Residents were given almost no notice about a dumpster arriving for a spring clean. The dumpster was removed early with hardly any debris in it. The following week, another dumpster arrived, but even less trash was placed in it. To make matters worse, non-residents were seen at 9:30 PM pulling grills from the trash and loading them into their vehicle, adding to the chaos and mess.Hookup Issues: The power and sewer hookups are located on the wrong side of the lot, which is a major inconvenience. This poor planning adds unnecessary hassle to the already problematic living conditions.Management Issues: Many residents are scared to leave honest reviews about their living conditions because this is the only affordable option they have. Existing residents are being bullied by management with false HCD claims of violations, despite no actual violations being on record with HCD. Management has even expressed interest in having older disabled residents paint their RVs at their own cost to enhance the park's appeal, despite there being nothing wrong with these older RVs. Additionally, the new park manager treats the residents' dumpster like her own, filling it with yard trimmings and blocking the residents' ability to dispose of their garbage.Lack of Pet-Friendly Amenities: Although the park advertises itself as pet-friendly, there are no pet-friendly amenities. There is no place to walk your dog and no dog run. The neighborhood outside the park is all pavement and extremely seedy. While management focuses on "park updates" like installing cameras and painting curbs green, none of these improvements address the quality of life for residents or their pets.Unqualified Handymen: The park employs sketchy handymen for various tasks, from stump removal to pavement/asphalt work and general upkeep. These handymen create safety hazards for the elderly and disabled residents.Overall, Aspen Grove Mobile Home Park fails to provide a safe, comfortable, and well-maintained living environment. I strongly advise looking elsewhere for a place to live.
Jul 19, 2024 · Isaac ArnoldI lived here for a year, but only because the manager Bill was so amazing! He really cares about everyone living there and goes above and beyond to help people! Bill really goes out of his way to make this park a safe and a nice place to live! He works 24hrs/ 7 days a week for the people that live there. And he made me feel safe and welcome! Without Bill I wouldn't live there! The surrounding area is really sketchy and a lot of gun shots can be heard! But Bill is really great at keeping the park safe and the riff raff out! I would be scared if it weren't for him being there! The owners need to give him a raise for all the time and energy he puts into making this a nice place!
