Augusta Woods is one the better managed communities, not only is the community beautiful and kept well. I was purchasing a brand new absolutely gorgeous home, and one of my family members became life- threatening ill during the home buying process. The Augusta Woods management, Janet , was so supportive! They reimbursed my down payment and made this whole ordeal easier for myself and my family. Putting people first. Top notch management and sales , very personable and professional cannot say enough about how helpful they were.I will be buying home there after my loved one is better!To the owner and sales manager for caring and your professionalism through the whole process.Well run community and gorgeous homes .Woods, ponds, quiet and great management team!

Janet on the sales team was very friendly (still is) and Diane and Beth in the office are very helpful and friendly as well.I am loving my experience so far and I love the fact that this community is very different form others around our area. The neighbors seem to be nice, they wave as I drive and I am looking forward to getting to know them.You will love it here.

I had a whole year left on my 5 year lease only to be forced to sign a 1 year lease making my rent automatically go up $15, $25, then $35 a month after 1 year. They will raise your rent at will and discriminate against disabilities when they feel you don't deserve respect. Rules are only to be held by certain people. This park plays too many games and should be bankrupt by the way they treat people. This whole business is sketchy. DO NOT MOVE HERE. This will be ghetto very soon with these business practices.

Dec 27, 2024 · Karen DI strongly regret moving to Augusta Woods in Willis, MI, and I feel compelled to warn others about this community. The train situation is unbearable. Trains pass at all hours of the night, blasting their horns, shaking the entire home, and waking us up. This constant vibration has caused cracks in the walls of my supposedly "new" $160k home. The foundation issues are unacceptable, and I suspect they are directly tied to the relentless shaking from the trains. The trains literally shakes the whole property which thats very bad. I'm literally scared to put pictures on the wallsDeceptive practices at the Sales Office. They never disclosed the train noise or the potential structural problems during the purchase process. On top of that, they don’t even let you get the home appraised, claiming 21st Mortgage already handles it. However, no accurate appraisal was provided, leaving me feeling misled and cheated.We’re being charged $50/month for lawn and maintenance services that are subpar at best. In winter, the streets are poorly cleared unless there’s heavy snow, yet we’re still expected to pay this fee—even when they barely come out. Worse, when they do mow, they damage the sides of the homes.This lack of transparency is extremely frustrating and unprofessional.Quality issues with the home. The materials and craftsmanship are shockingly poor for a new $160k home. The countertops are cheap, the paint scratches easily, and the fire detectors go off simply from using the oven. The hot water system is another problem. Champion has an anti-scalding feature installed as a precaution, but it leaves the water lukewarm rather than hot. Community staff should have new residents sign an acknowledgment allowing maintenance to remove this feature or provide clear instructions for residents to do so. Not having truly hot water is unacceptable.Price gouging at its worst. I waited to write this review to observe everything before providing honest feedback, and my conclusion is clear: this place is a disaster. I urge future residents to get a professional inspection and an independent appraisal before committing to anything here.Buyers beware! I’m left with severe buyer's remorse and haven't even finished unpacking because I already want to move. I was hoping to save money by living here, but between the lot rent, hidden fees, and poor quality, I feel like I’m paying just as much as I did at the Redwood Condos—where the living conditions were vastly superior.Community staff may be friendly, but that does not make up for the numerous issues. This place feels like a lawsuit waiting to happen. I will not be staying in this home for long, and I would not recommend Augusta Woods to anyone. You might have residents here from 10 yrs ago but things change. I’m giving an honest feedback of my experience of this place. The hot water issue as a woman I did myself with having to do alit of research on cause why putting 10k down on a newer home I shouldn’t have to do anything but move in and not have all these issues. When I buy I newer home I expect certain things. I will update with my structural pics of cracks in the foundation to show I’m not making things up. These homes are cheaply made and overpriced.. I found bathroom shower glass doors not put on right. The kitchen tiles have spaces in between the and grout is coming out of them. My whole thing about the train it wasn’t disclosed to me that’s the deception I’m talking about when the whole home is shaking. Yes it’s on one side but I would’ve respected the heads up.
