Maple Leaf North Introduce
For local users in the Canton, Michigan area who are searching for "RV parks near me" or considering options within the category of "mobile home parks near me," it is essential to conduct thorough research to ensure a comfortable and secure living or lodging experience. This overview focuses on Maple Leaf North, located at 51000 Mott Rd, Canton, MI 48188, USA. The provided contact numbers for Maple Leaf North are (734) 249-8533 and +1 734-249-8533. However, before making any decisions, it is crucial to consider the information available from customer reviews, which raise significant concerns about the park's management practices, service provisions, property conditions, and safety.
The available information regarding Maple Leaf North consists of two customer reviews, both of which express strong dissatisfaction with the park. These reviews highlight potential issues related to security deposits, reduction or elimination of services, the imposition of new fees, concerns about the overall condition of the park, and alleged safety problems.
One reviewer alleges that Maple Leaf North engages in the practice of "scamming" residents out of their security deposits, even when no damage has occurred. This is a serious accusation that suggests a potential lack of transparency and fairness in the handling of move-out procedures and financial responsibilities. Furthermore, this reviewer points out a reduction in services, specifically the elimination of trash service, which now requires residents to pay separately. The reviewer also claims that the management has introduced "side hustle" to extract additional fees from residents. A significant grievance mentioned is the removal of lawn service, which was reportedly a "main perk" of moving to Maple Leaf North. Following this removal, the reviewer alleges that management now enforces strict and potentially unreasonable lawn maintenance standards, with daily inspections and a "Force Mow" service that incurs an extra $40 charge for even a single blade of grass exceeding three inches. This paints a picture of diminishing services coupled with increasing and potentially punitive fees.
The second review corroborates a negative perception of Maple Leaf North, labeling it a "lying park" and advising potential residents not to be misled by potentially deceptive pictures, particularly of a "fancy sign." This reviewer claims that while initial impressions might be positive, a broader view of the park reveals a "ghetto period" environment. Specific concerns raised include an ant infestation ("ants carrying ants up in these thongs") and issues with property crime ("people breaking into cars"). Despite these significant problems, the reviewer alleges that the park management continues to raise the rent, suggesting a disconnect between the cost of living and the quality of the environment and services provided. The reviewer sarcastically suggests that the rent should be "at least 500" (presumably lower than the current rate) given the conditions, and mentions that a neighboring park is "literally broken," implying a potentially widespread issue with property maintenance or community standards in the vicinity.
Considering the perspective of those searching for "RV parks near me," the overwhelmingly negative feedback regarding Maple Leaf North should serve as a significant warning. The alleged practices of unfairly withholding security deposits, reducing essential services, imposing unexpected fees, and neglecting the overall condition and safety of the park would likely create a highly undesirable environment for RV travelers seeking a comfortable and secure stay. RV parks typically offer certain amenities and services as part of their rates, and the reported reduction and additional charging for services at Maple Leaf North could make it a less attractive and potentially more expensive option compared to other "RV parks near me." The safety concerns, such as alleged car break-ins, are also critical considerations for travelers with valuable possessions in their RVs.
For individuals specifically interested in "mobile home parks near me," the reviews present a deeply concerning picture of Maple Leaf North. The alleged unfair practices related to security deposits and the imposition of new and potentially unreasonable fees significantly impact the affordability and financial security of residents. The reduction or elimination of services like trash and lawn care, coupled with the strict and costly enforcement of lawn maintenance, diminishes the value proposition of living in the park. The description of the park as "ghetto period" and the reported issues with ant infestations and car break-ins raise serious questions about the overall living conditions, safety, and management's commitment to maintaining a habitable and secure environment for its residents. The continued rent increases despite these problems further exacerbate the negative perception of the park's value.
Based on the provided customer reviews, there is no positive information available regarding the environment, services, or features of Maple Leaf North. The feedback focuses almost entirely on negative aspects related to management practices, service reductions, unexpected fees, property conditions, and safety concerns. The absence of any positive comments or descriptions of amenities suggests that the residents who provided these reviews have had overwhelmingly negative experiences.
Similarly, there is no promotional information available for Maple Leaf North in the provided data. The focus of the existing feedback is solely on the grievances and negative experiences of past or current residents.
In conclusion, the limited customer reviews for Maple Leaf North in Canton, MI, paint a highly unfavorable picture of the mobile home park. The serious allegations regarding security deposit scams, service reductions, hidden fees, poor property conditions, and safety concerns should be a major deterrent for anyone considering residing there, whether in a mobile home or as an RV traveler. For local users searching for "RV parks near me" or "mobile home parks near me," it is strongly recommended to exercise extreme caution and thoroughly investigate these concerns before considering Maple Leaf North. Seeking alternative options in the Canton area with more positive and reliable feedback regarding management, services, safety, and overall living conditions would be a prudent approach. The significant negative issues raised in the existing reviews suggest that Maple Leaf North may not provide a satisfactory or secure living or lodging experience.
Prospective residents or RV travelers may want to contact Maple Leaf North directly to seek clarification on the issues raised in the reviews. However, the overwhelmingly negative sentiment expressed by these reviewers suggests that alternative communities in the area would likely be more suitable choices.

Maple Leaf North Reviews
They will scam you out of your security deposit even when you did no damage. They got rid of the trash service, now you have to pay for it. Plus they came up with side hustle to squeeze another nickel out of you. They took away the lawn service which was one of the main perks of moving there. Now they will come by every day and try to find 1 blade of grass over 3 inches and they will “Force Mow” your lawn so they can charge you an extra $40.
Nov 08, 2024 · BillThis lying park…. Don’t let the pictures fool you. You may be like, oh that’s so cute looking look at the fancy sign. Then you will see a photo with a whole view of the park, but the reason they didn’t do a closeup is because it’s ghetto period. We got ants carrying ants up in these thongs and people breaking into cars girl bye and then they be raising the rent for this. This should be at least 500. The park on the other side is literally broken😭
Feb 19, 2024 · Sunny BurnThey broke lease agreement and were in the process of evicting me for no reason. They played up the end of my lease like they were going to renew me, they inspected my home while I was still living in it (they claim they walk the occupied units of all tenants when they renew their lease) and I jumped through their hoops just to find out I’m not being renewed in the form of a court order. In the agreement the lease states they must notify me of their decision to not allow me to renew lease - I instead found out a day before they decided they wanted me out. Never a single missed payment, no late payments, no issue - they provided me a landlord reference form they filled out in which the whole paper hi-lights my on time payment history and zero problems. I would strongly advise you not to do business with these people. I have copies of all of my paperwork, they’re just lucky I can’t afford an attorney to sue them.
Nov 17, 2022 · Charles MinzeyUnless you have absolutely no other option where to live then still keep looking. They could care less about you at all, they just want your money. Regional manager is no help as well. Was told the place would be cleaned after signing was absolutely disgusting and critters run through the vents. Avoid this place and company like the plagueUpdate- this is all during my first month here but not only I was their a critter running through my vents but DTE found multiple gas leaks throughout the place and a damaged meter. Again. DO NOT COME HERE
Sep 26, 2021 · Jordan Duneghy24 hour maintenance is a bold faced lie. A fuse blew so our stove will not turn back on and oven hood won’t even work called the “Emergency maintenance” and was told that they wouldn’t let him come out today but he could come out Monday well we have jobs like the majority of people so that won’t work for us. Stay away from this park they fired the only person that had cared about the maintenance here and the women in the office are never there nor are they open during hours of operation.
