Academy / West Point Introduce
For local users in the Canton, Michigan area exploring options within the "RV parks near me" category, Academy / West Point, located at 41021 Old Michigan Ave, Canton, MI 48188, USA, with contact numbers (734) 397-0400 and +1 734-397-0400, is primarily a mobile home park. While its main focus is on manufactured housing, it is possible that Academy / West Point may offer long-term RV parking arrangements or temporary stays. However, a review of the available customer feedback reveals significant concerns alongside a noted positive feature, requiring careful consideration for potential RV residents.
One detailed review from a resident of just over a year expresses considerable dissatisfaction with the living conditions and management. A primary issue highlighted is persistent drainage problems accompanied by an unpleasant odor emanating from the drains. The management reportedly attributes this to a nearby "garbage hill," a claim disputed by the reviewer who knows others living near the same area who do not experience the smell. This suggests a potential unwillingness or failure to address the root cause of the problem effectively. The reviewer also alleges that maintenance is slow, with repairs taking an extended period. Furthermore, they mention instances of prolonged water outages, which can be a significant inconvenience for any resident, including those in RVs.
The same review also raises concerns about guest policies, stating that daytime children's parties might be problematic due to parking restrictions near the office until after closing hours. Additionally, the reviewer recounts instances of being treated disrespectfully by staff, citing an example of being cautioned against using the office driveway due to a perceived oil leak, despite having friends with high-value vehicles residing in the park. This suggests a potentially unwelcoming or classist attitude from some staff members, which could negatively impact the overall living experience for RV residents and their visitors.
Despite these significant negative experiences, the reviewer does mention one positive aspect: "I like the separated cul de sac style in our park." This layout might offer a degree of privacy and a less congested feel compared to some more traditional mobile home or RV park designs, which could be a potential benefit for RV owners seeking a sense of space and separation.
Adding to the negative feedback, another reviewer strongly advises against purchasing from Academy / West Point and recommends renting only as a "last option." This individual reports problems with a brand new trailer since moving in, alleging that management engages in "gaslighting" to normalize these issues. They claim that the trailers are poorly constructed and prone to falling apart within a year. The reviewer emphatically urges others to "run far away" unless it is their absolute last resort and strongly advises against signing any contract to own, predicting regret. While this review focuses on purchasing trailers, the underlying concerns about construction quality and management integrity could also be relevant for those considering renting an RV space long-term.
Considering the "RV parks near me" platform category, the overwhelmingly negative experiences reported by residents of Academy / West Point raise serious concerns for potential RV residents. The issues with drainage, odors, slow maintenance, water outages, restrictive guest policies, and alleged disrespectful treatment by staff paint a picture of a potentially unpleasant and poorly managed living environment. The strong warnings against purchasing and the recommendation to rent only as a last resort further underscore the potential downsides of residing in this community.
In terms of the environment, while the cul-de-sac layout is noted as a positive feature by one reviewer, the persistent drainage issues and associated odors described by another are significant drawbacks. The alleged lack of proper maintenance and the overall negative tone of the reviews suggest that the general upkeep and aesthetic appeal of the community might be lacking. For RV travelers seeking a clean, well-maintained, and pleasant environment, the reported conditions at Academy / West Point could be a major deterrent.
Regarding services relevant to the "RV parks near me" category, the provided reviews offer very little direct information. There is no mention of typical RV park amenities such as dedicated hookups for water, electricity (including amperage), and sewer; waste disposal facilities; restroom and shower buildings; laundry services; or recreational areas. Given the strong negative feedback regarding basic maintenance and management responsiveness, the quality and reliability of any RV-specific services offered by Academy / West Point are highly questionable. Potential RV residents would need to make very specific inquiries about these essential amenities.
The primary feature of Academy / West Point noted in the reviews is the "separated cul de sac style" layout, which might offer some appeal in terms of privacy and space. However, this single positive aspect is overshadowed by the numerous and serious concerns raised about maintenance, management, and overall living conditions. Features typically sought by RVers, such as Wi-Fi access, pet policies, community activities, or specific RV facilities, are not mentioned in the available feedback.
Promotional information is entirely absent from the provided text. The customer reviews, with their overwhelmingly negative sentiment, serve as a strong deterrent rather than a promotion. To attract the "RV parks near me" audience, Academy / West Point would need to address the serious concerns raised by its residents, demonstrate a commitment to improved maintenance and management practices, and clearly communicate any specific services and amenities offered to RV residents. Given the current feedback, any potential promotional efforts would likely need to focus on significant improvements and a demonstrable change in the living experience.
For local users searching for "RV parks near me" in Canton, Michigan, the available information strongly suggests that Academy / West Point should be approached with extreme caution. The numerous negative reviews, detailing issues with maintenance, management, and overall living conditions, significantly outweigh the single positive comment about the park's layout. Potential RV residents should carefully consider these serious concerns and thoroughly investigate alternative options before considering Academy / West Point.
Anyone considering Academy / West Point for RV living should contact the management directly with very specific and detailed questions about RV site availability, hookups, amenities, maintenance procedures, guest policies, and how the issues raised in the negative reviews are being addressed. It would also be highly advisable to seek more recent testimonials or, if possible, to visit the property in person to assess the current conditions and speak with current residents to gain a broader perspective beyond the provided reviews.
In conclusion, based on the available customer feedback, Academy / West Point in Canton, Michigan, does not currently present itself as a highly recommended option for those seeking "RV parks near me." The serious and numerous concerns raised about maintenance, management, and overall living conditions should be carefully considered. While the cul-de-sac layout is a noted positive, it is insufficient to outweigh the significant negative experiences reported by residents. Potential RV residents are strongly advised to exercise extreme caution and conduct thorough due diligence before considering this community for their RV living needs.

Academy / West Point Reviews
We've lived here for a little over a year, there's always been drainage issues and a stink that in the drains which they blame on the garbage hill near us. I know other people that live near it and don't smell so that's a lie. Just to cheap to fix it properly. They take a very long time to fix things here which is not good and thinks it's ok to go without water for to long at a time as well and don't have extra guests because they tell you at the office that don't park near the office until after office closes,so don't have a kids party during the day or your screwed and they talk to you like your trash saying if you have an oil leak don't use the office driveway,I have friends with cars worth more than a home in this place but apparently they think we're trash here and they're better even though some of the staff live here too. I like the separated cul de sac style in our park but dealing with bad workers sucks
Jan 10, 2025 · teala booneDO NOT BUY FROM HEREI would not recommend you rent unless it’s your last option.Brand new trailer has had problems since moving in. They then gaslight you to try and make it sound like it’s normal. These are thrown together and fall apart within 1 year.Run far away, unless it’s the only option you have.Whatever you do, do not sign a contract to own. You will regret it.
Jan 24, 2025 · LynnI lived there until my lease was up, my roommate moved out and signed the necessary paperwork. I continued to live there. When I moved out, I gave a forwarding address for my security deposit check to be sent to. They contacted my old roommate and gave him my security deposit. Not even sure what prompted them to do it.
Mar 28, 2025 · Lady GraceSigned my lease 3/28/24. Actually moved in 4/13/24. Today is 6/25/24. When I signed my lease there were questions with the carpet being cleaned/repaired (it wasn't, I have pictures). Less than a month after I moved in the hot water heater went out and it took close to two weeks (maybe three) to get replaced. At that same time I had issues with my fridge, and washer. Those have been resolved. June 14th my central air quit (6/16 started the week long 105 heat index) it still isn’t replaced, BUT apparently it is on the books for July 8th, so almost a month with no central air. “My” lot is in a swampy area so when it rains my yard and sidewalk flood to the point that you can’t enter or exit without stepping in a puddle to your ankle to go up the stairs to enter. I believe the flooding is also the cause of my shed floor and door to have the wood pretty much eroded away. Several of my windows don’t open because “the springs are too tight and you just need to open them more” except not even Hercules can open these windows let alone my weenie self. The windows that do open are growing moss in them. Saturday my shower started leaking. Actually it started prior to Saturday, but Saturday it was so bad that water was literally pouring out of the wall (access point). Today someone came and fixed the shower but left up all the soaking wet, moldy drywall. I’ve tried being kind, I’ve tried asking things to be fixed nicely, but this place was a dump and should NEVER had been rented in the condition it’s in. Especially not to a family with someone on oxygen. Here’s the saddest part. I moved here because I had family rent a beautiful home here not 10 spaces from where I am, just 2 years ago and their house was amazing. Beautiful, well maintained, well worth the $1200 I’m paying. But what I got in my opinion should have been condemned. I’m beyond disappointed that I moved my family here, thinking I was “upgrading” our situation. What a joke that was.
Jun 26, 2024 · Sammy SueI'm a little confused as I've applied for a home and went thru all the steps.. been approved all I had to do was fill out the change of address but before I can do that or get my deposit that the off lady told me I had today to call her and let her know if I want the home.. and that I can come tomorrow to put the money down .. they didn't tell me what day I have until to pay the money .. they just showed me a home today .. I went to go back to see if I can show my kids the same home that was available.. I get told they just sold the home out under me again .. I see why people are homeless cause no one give them a shot at all.. whag happen to working with people and giving them until tomorrow or the next day with the money.. I know my trailer park I'm in dose help and works with u . I don't see why the sister dont..plus the office people there are so damn rude..I see why people have second thought about moving in there .. plus they never call u on the process at all .. I had to call them all the time or go up there after they said they will call or email me never happend . Like I think they all need to be retrian on stuff and how to be nice too ..
