Old Orchard Mobile Home Park Introduce
For local individuals and families in Westland, Michigan, who are exploring "RV parks near me" as a potential long-term housing solution, it is crucial to carefully consider all available information before making a decision. Old Orchard Mobile Home Park, located at 35270 Glenwood Rd, Westland, MI 48186, presents a mobile home park option. However, the available reviews from former and current residents paint a concerning picture of the living conditions, management, and overall environment of this community.
One former resident, who lived in Old Orchard for approximately seven years, notes that the park has come under new ownership since their departure. Contrary to the expectation that conditions might have improved, this reviewer states that "that's not the case." A particularly alarming claim is that while residents are told they can buy their trailers, there are reportedly "NO TITLES or DEEDS" available. This raises significant legal and financial concerns regarding homeownership within the park, as the lack of proper documentation could create considerable instability and risk for residents who invest in their homes.
The management, specifically the Park Manager identified as William (Bill) Neville, is heavily criticized in this review. He is described as "a very rude, disrespectful, arrogant, hateful little man" with "absolutely No respect for Women." Such a negative portrayal of the management's interpersonal skills and potential biases could create a hostile and uncomfortable living environment for residents.
The physical condition of the trailers within Old Orchard is also a major concern, according to this former resident. They state that "The trailers are ALL in terrible condition," with issues such as "Roofs leak" and "floors are falling in." Adding to this, the review indicates that any and all repairs needed are the sole responsibility of the tenant, suggesting a lack of investment in maintaining the structural integrity of the homes by the park owners.
Infrastructure problems extend beyond the individual trailers. The sewer system in the park is described as problematic, with frequent instances of toilet backups and drainage issues. Such recurring sewage problems can create unsanitary and unpleasant living conditions, posing potential health risks to residents.
Even basic conveniences like visitor parking appear to be severely limited. The review states that visitors "have to park on the street or in the church parking lot," indicating a lack of adequate parking facilities within the mobile home park itself. This can be highly inconvenient for residents and their guests.
While the former resident notes that "For the most part the tenants are friendly and most are 50 + yrs old," the overwhelming issues seem to stem from the park's condition and management. The reviewer emphasizes that "The biggest issue here is the condition of the park and trailers" and claims that "There is no maintenance ever done" and that "there's not a trailer in the place that's up to code." These are serious allegations that suggest a potentially unsafe and poorly maintained living environment that does not meet basic housing standards.
The concluding advice from this former resident is stark and unequivocal: "If you are considering this DON'T .. it's not worth the stress and or torment you'd be subjecting yourself too . Don't just walk away RUN, RUN AS FAST AS YOU CAN ." This strong warning underscores the severity of the negative experiences reported.
In contrast, another, somewhat cryptic review offers a more positive, though less detailed, perspective. This reviewer states, "My home is fine. I owe my own most people do. We cut the long. We clear sweet dreamsuicide trains. Most problems occurred within the 24 hour. People have the opportunity to buy their own home and sell it on home in the park transfer to lease. Which is a verbal lease for 30 days after 4 months of banging the park rules and paying rent on time. The home is awarded to you for nothing. Make more room for the family with our best selling grandy section on."
This second review is somewhat ambiguous and contains unusual phrasing. However, it does suggest that some residents own their homes ("I owe my own most people do") and that there is a process for buying and selling homes within the park, involving a transfer of lease. The mention of a "verbal lease for 30 days after 4 months of banging the park rules and paying rent on time" and the home being "awarded to you for nothing" is unclear and potentially refers to a specific, perhaps unconventional, arrangement within the park. Despite the somewhat positive tone regarding homeownership opportunities, the lack of clarity and the unusual language make it difficult to fully interpret this review.
The significant disparity between the two reviews highlights the potential for vastly different experiences within Old Orchard Mobile Home Park. However, the detailed and strongly negative account from a long-term former resident raises serious concerns that cannot be easily dismissed. The allegations of rude and disrespectful management, severely dilapidated housing conditions, persistent sewage problems, inadequate parking, and questionable homeownership practices paint a concerning picture of the community.
For local users considering "RV parks near me" for long-term living, the information available for Old Orchard Mobile Home Park suggests a potentially problematic environment. The strong warnings from a former resident should be carefully considered. While the second review hints at some potential benefits related to homeownership, the lack of clarity and the serious issues raised in the first review warrant extreme caution.
There is no information provided regarding any services or amenities offered within Old Orchard Mobile Home Park, nor is there any promotional information available. The focus of the reviews is primarily on the negative aspects of the management and the living conditions.
Given the serious allegations of disrepair, management issues, and questionable ownership practices, local users in Westland, Michigan, seeking a stable and comfortable long-term living situation within the "RV parks near me" category are strongly advised to exercise extreme caution when considering Old Orchard Mobile Home Park. The detailed negative review suggests that this community may not provide a safe, healthy, or respectful living environment. Thoroughly investigating alternative options in the area would be a prudent course of action.

Jan 01, 2025 · William NevilleBill changed this park around I'm so grateful to have him here he really cleaned this park up
Jan 11, 2025 · Tabitha AlghithiCalled because they had an ad on Craigslist. The manager was so rude and disrespectful. Not sure if that person is the owner, if so shame on them that is not how you handle customers on a phone. If he is just a manager the owner needs to find new management if they want to fill occupancies. The rude arrogance simply because I got off work at 4:30pm and Bill is too lazy to do a ten minute walk through. Thanks for showing me my money belongs somewhere else and not in a terrible rat hole ran by rude people with no business sense.
Jul 25, 2024 · Cyber PunkI've just been recently widowed. Saw a For Rent sign and phone number in front of office. Called number and inquired about trailer for rent. I'm then told that nothing is available at this time, but applications are being accepted. I stated if that's the case, a For Rent sign shouldnt be there. I was then thanked for telling the person I spoke to how to do his job. If this is how they treat people, they can keep their trailers...oh, then I saw a police vehicle leave the premises....no thank you, I deserve better than this. I pity the people who have to live here.
