Sherwood Village Manufactured Home Community is located at 41275 Old Michigan Ave, Canton, MI 48188, USA. For inquiries, they can be reached at (734) 397-0303 or +1 734-397-0303. This introduction aims to provide local users with an objective overview of Sherwood Village based on the available customer reviews, particularly in the context of those who might be searching for "RV parks near me" as a broader category of residential or temporary living options.
It is crucial to understand that Sherwood Village is a mobile home park designed for long-term residency in manufactured homes, not a recreational vehicle park for short-term stays. While those searching for "RV parks near me" might be interested in various forms of community living, the services and environment of a mobile home park cater to a more permanent lifestyle. However, aspects like management, maintenance, and the condition of properties are relevant considerations for anyone seeking a place to live, whether temporarily or permanently.
Sherwood Village is situated in Canton, a large township in Wayne County, Michigan, located west of Detroit. Canton offers a suburban environment with a mix of residential, commercial, and recreational areas. The location on Old Michigan Avenue suggests potential access to local amenities and transportation routes within Canton. The specific environment within Sherwood Village, such as landscaping, lot sizes, and the overall aesthetic of the community, is not detailed in the provided information, but the customer reviews provide some insights into the condition of the properties.
Canton provides various parks, shopping centers, and community services. Residents of Sherwood Village would likely have access to these local amenities. However, the internal environment and the quality of the living units within the mobile home park are key aspects for potential residents to consider, based on the provided feedback.
While specific services and features of Sherwood Village are not fully outlined, mobile home parks generally provide the necessary infrastructure for long-term living. These typically include:
- Individual lots leased to homeowners or renters for the placement of their manufactured homes. One review suggests that residents might be charged both lot rent and trailer rent.
- Utility connections at each lot, such as water, sewer, and electricity. The management and billing of these utilities are not detailed.
- Roads within the park to provide access to the individual homes. The condition and maintenance of these roads are not discussed in the provided reviews.
- Management services responsible for the overall operation of the park, enforcing community rules, and addressing resident concerns. The customer reviews provide significant negative feedback regarding the management.
- Waste management services, including trash and recycling collection.
Additional amenities can differ significantly among mobile home parks and might include features like laundry facilities, community centers, playgrounds, or recreational areas. The presence of such amenities at Sherwood Village is not confirmed in the provided information.
Both available customer reviews express highly negative experiences with the management and the condition of the properties at Sherwood Village. One reviewer advises others to "Save yourself and do rent here," indicating a strong dissatisfaction with their living situation. They allege "shitty work" done to trailers that "fall apart easily," for which residents are then blamed. This suggests significant issues with the quality of repairs or the initial condition of rental units.
The same reviewer claims overcharging for rent, stating that residents might be charged both lot rent and trailer rent. They also describe unprofessional behavior from the office staff, alleging that "office lady's will talk over you" and that attempts to have a conversation are difficult. The reviewer recounts an instance where a staff member hung up on them for pointing out rude behavior, highlighting severe issues with customer service and communication.
Another reviewer, who had lived at Sherwood Village for less than a year, details numerous significant maintenance problems upon moving in. These include a broken furnace, a "ghetto rigged" and leaking shower pipe (suggesting pre-existing knowledge of the issue by management), a leak in a window, and black mold in three different locations. These issues point to potentially substandard living conditions and a lack of thorough preparation of units for new residents.
The same reviewer also criticizes the poor construction quality of the trailer, mentioning improperly installed carpet, windows, cabinets, and shower heads. These structural and installation problems suggest a general lack of quality in the properties within the community.
Adding to the negative experiences, the second reviewer expresses concern about the "insane" number of stray cats in the park, alleging that management does nothing about them. This is presented as a potential conflict with the reviewer's dog and raises broader questions about animal management within the community.
The reviewer also mentions finding fleas on their dog shortly after moving in, although it's not directly attributed to the park's conditions.
The available customer feedback for Sherwood Village Manufactured Home Community is overwhelmingly negative and raises serious concerns across multiple areas. Both reviewers describe significant issues with the condition and maintenance of the trailers, alleging poor workmanship and unresolved problems. There are also strong criticisms of the management, citing unprofessional behavior, poor communication, and potential overcharging for rent.
The presence of black mold reported by one reviewer is a particularly serious health concern that should be addressed promptly and effectively. The numerous structural and installation issues described suggest a systemic problem with the quality of the housing provided.
The concerns about a large stray cat population and potential flea infestations further detract from the living environment. These issues, combined with the negative experiences with management, paint a concerning picture of the community.
For individuals searching for "RV parks near me," the overwhelmingly negative feedback regarding Sherwood Village is a significant red flag. While the search category might encompass various forms of community living, the issues described at Sherwood Village – poor management, substandard housing conditions, unresolved maintenance problems, and potential safety/health concerns like mold – are critical deterrents for anyone seeking a place to live, whether for a short or long term. The unprofessional behavior of the office staff, as alleged, would also be a major concern for anyone needing to interact with the management.
The provided information does not include any positive promotional details, such as community amenities, recent improvements, or special offers for new residents. The absence of such information, coupled with the strongly negative reviews, does not present a favorable image of Sherwood Village.
Based on the extremely negative customer reviews, Sherwood Village Manufactured Home Community in Canton, Michigan, appears to be a community with significant problems related to management, maintenance, and the condition of its properties. Residents report issues ranging from poorly repaired trailers and black mold to unprofessional management and concerns about stray animals. The allegations of overcharging for rent and the lack of responsiveness to maintenance requests are also serious concerns.
Local users considering Sherwood Village as a potential long-term living option, or those who might have included it in a broader search for "RV parks near me," are strongly advised to exercise extreme caution. The available feedback suggests a potentially negative living experience. Thorough due diligence would be essential, including attempting to contact current residents independently to gain a more balanced perspective, and a careful inspection of any potential living unit. The serious allegations made in the reviews warrant significant scrutiny before considering this community as a place to live.

Sherwood Village Manufactured Home Community Reviews
Save yourself and do rent here. They do shitty work to trailers that fall apart easily then blame you for it. They over charge you for rent/trailer rent and if you do your charged lot rent and rent for the trailer. The office lady's will talk over you can't have a conversation with them. The lady just hung up instead of answering my questions because I told her she was being rude talking over me while I was speaking. Just down right horrible management there still.
May 08, 2025 · Alexis Stingi’ve lived here not even a year, my furnace was broken when i moved in, my shower pipe was ghetto rigged so they definitely knew it was broken bc it was leaking under my trailer, since then i’ve found a leak in my window and black mold in three different spots not to mention the entire thing is poorly built the carpet is not installed to its best ability niether are the windows or cabinets or shower heads it’s ABSOLUTELY ridiculous and i’m an animal lover but the amount of stray cats that they do nothing about is insane and it will not be my fault if one comes in my yard when my dog is outside he doesn’t get along with them NOT TO MENTION a well after we moved in i found fleas on him.
May 01, 2025 · nevaeh whorrallThank you so much to Ebnoy Darby and Matt they have made my experience wonderful very helpful with looking at trailers and applications process
Apr 22, 2025 · Barb LynnThe place is poorly maintained and they charge so much for little in return. They have no problem rushing to attempt to evict if you are even slightly late on rent. Talking to them is a waste of time because they will lie through their teeth about working with you when you have financial hardship. They will charge you for any legal issues that they've created through their rush to evict. They like to play games with notices too and wait until the last minute on anything important. Rent constantly goes up with nothing to show for it, none of it goes toward this trailer park at all.The "club house" they have is the front office and they make it clear you should not be there. If there is any issues they refuse to help and beware if you buy a trailer from them because they become even less helpful. Do not rent from them, save your money and go somewhere else. If you can't then at least make it a rental because they will go full HOA on you and take great strides to evict for the smallest of things.tl;dr: Run away, stay far away. This place is a company owned slumlord type place. Three landfills are near this place, that should be a tell of how bad this place is.
Dec 14, 2024 · Light WulfThe potholes are terrible and they never try to fix them. They try everything if they don’t want you there to kick you out, like your porch, your yard, dog poop, dogs in general. They’re trying to make us get rid of our dogs or kick us out. They’ve been trying to kick us out for the past 2 years.
